How to Search Walton County Property by Owner, Address or Parcel
The fastest search method depends on what you already know. A parcel number is normally the most precise identifier, while address search works well for most residential properties.
Open the official county-linked property search
Start with the real-property database linked from Walton County Property Appraiser rather than a third-party property profile.
Use the strongest identifier available
If you have a parcel number from a tax bill, deed, TRIM notice or closing document, use it. Otherwise start with address or owner name.
Verify more than the owner name
Match the property address, parcel number, legal description, owner, land information and parcel location before relying on the result.
Review the full appraisal record
Check market value, assessed value, taxable value, exemptions, land, improvements and available sale information.
Keep the parcel number
Use the same parcel identifier for GIS, tax-bill lookup, TRIM research, Clerk records and VAB questions.
| You Know | Best Search Method | Useful Check |
|---|---|---|
| Property address | Address search | Use street number and street name first if the full address fails. |
| Owner name | Owner search | Verify the property address before using the assessment. |
| Parcel number | Parcel search | Usually the cleanest property match. |
| Approximate land location | GIS map | Especially useful for vacant, rural and waterfront land. |
Market Value, Assessed Value and Taxable Value Answer Different Questions

The Property Appraiser’s estimate of property value before applicable assessment limitations and exemptions are applied.

Before Buying Walton County Property: Coastal, Condo, Vacant-Land & Rural Checks

Walton County 2026 VAB Deadline, Filing Fee & Evidence Timeline
The Clerk lists July 31, 2026 as the last day to file certain exemption or classification denial petitions. The deadline depends on the type of appeal, so always use the date applicable to your notice.
How to prepare for a VAB petition
Read your TRIM or denial notice
Identify whether the problem involves value, exemption, classification, portability, ownership or another assessment issue.
Contact the Property Appraiser when useful
An informal review may resolve a factual problem, but contacting the office does not extend the VAB petition deadline.
Prepare relevant evidence
Useful material can include comparable sales, property photographs, incorrect building data, appraisals, repair information or exemption documents.
File the correct petition and fee
The Clerk lists a $50 filing fee per parcel for a standard single petition. Certain exemption or classification appeals are fee-exempt under the applicable rules.

The current VAB schedule sets evidence deadlines 15 days before the applicable hearing date.

Walton County Property Research Is Different on the Coast, in Freeport and in North Walton
30A & Santa Rosa Beach
Combine parcel search with flood, wetland, future land-use and recorded-document research. A listing description is not enough for land-use or development questions.
Miramar Beach
Condo and resort-area parcels can require careful unit, parcel and ownership verification before reviewing appraisal values or tax history.
Freeport
Rapidly developing residential areas can contain parcels with different exemption histories and tax districts, even when the homes appear similar.
DeFuniak Springs
Use the main Property Appraiser office for parcel, assessment, exemption and TRIM questions in north Walton County.
Rural Acreage
Check acreage, property classification, agricultural use, access and GIS context before comparing rural parcels to ordinary residential lots.
Vacant Coastal Land
Flood, wetland, land-use and planning layers can materially affect due diligence. Public GIS is a starting point, not final development approval.
