Palm Beach County Property Appraiser Search: Free Owner, Address & PCN Lookup
The official Palm Beach County Property Appraiser search, commonly called PAPA, provides free public access to owner information, property addresses, 17-digit Property Control Numbers, market values, assessed values, taxable values, exemptions, sale history and appraisal-related parcel data.
If you are researching a home in West Palm Beach, Boca Raton, Delray Beach, Palm Beach Gardens, Wellington, Royal Palm Beach, Jupiter, Lake Worth Beach, Boynton Beach, Belle Glade or elsewhere in Palm Beach County, start by identifying the correct parcel before moving to tax, deed or appeal records.
The Property Appraiser does not collect the final property-tax bill. Palm Beach County’s Constitutional Tax Collector handles payments, while the Clerk of the Circuit Court & Comptroller maintains deeds, mortgages, liens, plats and Value Adjustment Board filings.
Property Appraiser, Tax Collector or Clerk — Which Palm Beach County Office Do You Need?

The PCN is useful when moving from PAPA to the map, Tax Collector, Clerk records, TRIM information or a VAB petition.

Florida’s Save Our Homes limitation generally restricts annual increases in qualifying homestead assessed value to the lower of 3% or the applicable CPI adjustment. The 2026 limitation is 2.7%.
The cap applies to qualifying assessed-value growth. It does not mean the property’s market value, tax rate, non-ad valorem assessments or final tax bill can increase by only 2.7%.
2026 Senior, Disability, Veteran & Other Palm Beach County Exemptions
Many additional exemptions require the property to already qualify for homestead. The Property Appraiser lists separate requirements for seniors, veterans, people with qualifying disabilities, surviving spouses and certain family living arrangements.
Additional Exemption Categories

- Disability exemptions
- Veteran and active-duty military exemptions
- Widow, widower and surviving-spouse exemptions

The Palm Beach County Property Appraiser announced that 2026 Notices of Proposed Property Taxes and Non-Ad Valorem Assessments were scheduled to be mailed on August 20, 2026.
The TRIM notice is not the final November tax bill. It shows assessed and taxable values, exemptions, proposed tax rates and information about the taxing authorities serving the parcel.
Before you file a petition
Check the property record for errors
Review the land, building, sale, ownership and exemption information before assuming the dispute is only about market value.
Request an informal discussion
The Clerk’s VAB guidance confirms that owners may request an informal conference with the Property Appraiser.
Do not let the informal review make you miss the deadline
The Clerk specifically warns that discussion with the Property Appraiser does not toll or extend the VAB petition deadline.
Prepare relevant evidence
Evidence can include comparable sales, photographs, appraisal material, repair documentation, property-characteristic corrections or exemption documents depending on the issue.
Submit evidence on time
The Clerk instructs petitioners to provide their evidence to the Property Appraiser at least 15 days before the scheduled hearing.
