Just Market Value, Assessed Value and Taxable Value Are Different

Just Market Value

The Property Appraiser’s value before applicable assessment limitations and exemptions are deducted.

Assessed Value

The value after an applicable homestead or non-homestead assessment limitation or agricultural classification is considered.

Taxable Value

The assessed value after exemptions applicable to a taxing authority are deducted.

Buyer caution: do not assume the seller’s assessed value, exemption amount or property-tax bill will continue after a purchase. A change of ownership can affect exemptions and assessment caps.

Polk parcel pages can also show separate taxable values and taxes by taxing district. That matters because not every exemption applies to every levy.

2026 Polk County Homestead Exemption, Save Our Homes & Senior Income Limit

Homestead and other exemptions are administered by the Polk County Property Appraiser. Florida’s regular filing deadline for a new homestead exemption is March 1 of the tax year, subject to statutory late-filing provisions.

2026 example: a qualifying homestead parcel can show a first $25,000 exemption plus the inflation-adjusted additional $26,411 amount for applicable non-school levies. The exact taxable value still depends on the parcel, assessment limitation and taxing authority.

The Property Appraiser determines assessed and taxable value. The Polk County Tax Collector is the office that provides the actual tax bill, payment status and receipt.
