Official Glades County & Florida Sources Checked

The Glades County Property Appraiser provides the county’s official appraisal records for real estate, ownership, parcel identification, assessed values, exemptions, agricultural classification and tangible personal property.

Glades County uses the Beacon/qPublic system for online property search and map-based parcel research. Unlike many simple county searches, the Glades system can search not only by owner, address and parcel number, but also by legal information, section/township/range and book/page.

That makes the database particularly useful for rural acreage, agricultural land and older property descriptions around Moore Haven, Buckhead Ridge and other parts of Glades County.

Independent publication: Property-Appraisers.org is not the Glades County Property Appraiser, Glades County Tax Collector, Clerk of Court or Value Adjustment Board. Official county offices control assessment records, exemptions, tax payments, deeds and appeals.

04 · Parcel Map & GIS

Using the Glades County qPublic Map for Parcel Research

Beacon/qPublic combines appraisal data with web-based mapping. Once you identify the correct parcel, use the map to understand the property’s location and relationship to neighboring parcels.

Useful Map Tasks

  • Confirm general parcel location
  • Review parcel shape
  • Compare neighboring property
  • Research rural acreage
  • Connect legal descriptions with mapped land
  • Review available parcel and appraisal data

Do Not Use qPublic as Final Proof Of

  • Exact surveyed boundaries
  • Legal easement rights
  • Buildable area
  • Permit approval
  • Clear title
  • Final zoning or flood determinations
Why map context matters in Glades County: the county contains substantial agricultural and undeveloped land. A parcel record may identify acreage and classification, but the map helps you understand where that parcel actually sits before moving to zoning, survey, environmental or title research.

05 · Read the Property Record

Just Value, Assessed Value & Taxable Value Are Different

Just / Market Value

The Property Appraiser’s value for property-tax assessment purposes before applicable assessment limitations and exemptions.

Assessed Value

The value after applicable assessment limitations or classifications are considered.

Taxable Value

The assessed value remaining after exemptions applicable to a particular taxing authority are deducted.

What to review on a Glades County parcel

  • Owner shown on the tax roll
  • Mailing and physical address
  • Parcel number
  • Legal description
  • Land acreage
  • Property classification
  • Just or market value
  • Assessed value
  • Exempt value
  • Taxable value
  • Sale information
  • Save Our Homes portability field when applicable
Buyer warning: a seller’s assessed or taxable value may include homestead, Save Our Homes protection or another classification that will not automatically continue after a change of ownership.
Property Appraiser data is not a title search. If ownership history, liens, mortgages, easements or recorded restrictions matter, continue to the Glades County Clerk’s Official Records system.

06 · Homestead & 2026 Rules

Glades County Homestead Exemption & 2026 Save Our Homes Information

This limit applies to assessed value under the Save Our Homes rules. It is not a universal cap on market value, millage rates or the final tax bill.

07 · Senior & Other Exemptions

2026 Senior Income Limit & Additional Property Tax Benefits

Florida allows counties and municipalities to adopt additional homestead benefits for qualifying homeowners age 65 and older.

The Glades qPublic forms also provide information for additional exemption categories, including veterans and qualifying disabled property owners.

  • Age 65 and older benefits when locally adopted and eligibility is met

  1. Confirm that your business owns reportable tangible property.
  2. List assets and their original installed cost and acquisition date.

Extension detail: the DR-405 instructions state that a property appraiser will grant a 30-day filing extension when properly requested and may grant an additional 15 days. The request must be made early enough for the office to act before April 1.

11 · TRIM & VAB Appeals

How to Appeal a Glades County Property Assessment or Exemption Decision

The Glades County Clerk serves as Clerk to the Value Adjustment Board. Formal petitions can involve property value, exemption denials, classifications and other property-tax determinations covered by Florida law.

General Filing Fee $50
Joint Petition +$5 per additional parcel
VAB Phone 863-946-6010
2026 Organization Aug. 20, 2026
Do not guess the appeal deadline. The Glades County Clerk states that petitions must be received by the end of the business day on the deadline shown on the TRIM notice. A postmark on the deadline is not enough if the Clerk receives the petition late.
1

Review the parcel record

Confirm land data, improvements, property classification, exemptions, ownership and the value you are disputing.

2

Read the TRIM notice

Locate the assessment information and the petition deadline printed on the notice.

3

Contact the Property Appraiser when appropriate

An informal discussion can clarify a value or record problem, but do not allow the formal petition deadline to expire.

4

Prepare evidence related to the dispute

Use comparable sales, property-data corrections, photographs, appraisal material, agricultural evidence or exemption documents as appropriate.

5

File so the Clerk receives the petition on time

The Clerk accepts Glades County VAB petitions in person or by mail. Verify the current requirements before sending the petition.

Homestead fee exception: the Clerk states that a petition challenging denial of a timely filed homestead exemption or timely homestead tax deferral is not subject to the normal filing fee. Different rules can apply to late-filed applications.

  1. Review the filing-fee rules.

12 · Local Research Context

Glades County Property Research Is Often Rural, Agricultural or Water-Oriented

Moore Haven

Properties in and around the county seat can involve city taxing authority in addition to county, school and special-district levies. Check the parcel’s tax district before comparing tax bills.

Buckhead Ridge

Lake Okeechobee-area property can require extra attention to parcel maps, canals, access, flood information and special-district assessments beyond the appraisal value alone.

Agricultural Acreage

For grazing, cropland, timber, aquaculture or other agricultural use, compare the parcel’s just value with any agricultural assessed value and verify classification status.

Vacant Rural Land

A street address may not be enough. Parcel number, legal description or section/township/range can be more reliable identifiers.

Older Property Records

If an appraisal record references an older deed or book/page, use the Clerk’s pre-1988 Official Records search when necessary.

Lake & Canal Property

Appraisal GIS should not be used as proof of legal access, canal rights, surveyed boundaries or flood compliance. Verify those issues through the appropriate official or professional source.
