03 · Mapping & Parcel Context

Jackson County Property Map & Parcel Research

The Property Appraiser is responsible for maintaining mapping information that supports the appraisal process. Mapping is especially useful for rural acreage, farmland, subdivision lots, vacant parcels and property around Compass Lake Hills.

Good Uses for the Parcel Map

  • Confirm the general property location
  • Review surrounding parcels
  • Check approximate parcel shape
  • Research rural acreage
  • Compare nearby parcel patterns
  • Connect the assessment record to its geographic context

Do Not Use Appraisal Mapping As

  • A certified boundary survey
  • A title opinion
  • Legal proof of an easement
  • A final development approval
  • Construction staking
  • A substitute for recorded plats or deeds
Local research point: Jackson County includes incorporated communities, rural farms, timber acreage, mobile homes and subdivision property. A parcel in Marianna may require a different follow-up than acreage near Graceville, Malone, Greenwood, Sneads or Grand Ridge.

04 · Understand the Assessment

Just Value, Assessed Value and Taxable Value Are Different

Just / Market Value

The Property Appraiser’s estimate of market value for property-tax purposes before applicable assessment limitations and exemptions.

Assessed Value

The value after an applicable assessment limitation or classification has been considered.

Taxable Value

The assessed value remaining after exemptions applicable to a particular taxing authority have been deducted.

The Jackson County Property Appraiser does not set millage rates or collect the resulting tax. The office values property and administers exemptions; taxing authorities adopt rates; the Tax Collector bills and collects the final amount.

Buyer warning: the seller’s current taxable value may include homestead exemption and accumulated Save Our Homes protection. Those benefits do not automatically continue unchanged after a sale.

2026 Save Our Homes cap

Florida’s 2026 Save Our Homes assessment limitation is 2.7%. For qualifying homestead property, the annual assessed-value increase is generally limited to the lower of 3% or the applicable CPI change, subject to statutory exceptions.

Review Florida Save Our Homes Guidance
After opening this link
  1. Find the 2026 row in the Save Our Homes table.
  2. Review how the annual assessment limitation is calculated.
  3. Remember that the cap applies to qualifying assessed value, not directly to the tax bill.
  4. Contact the Jackson County Property Appraiser for parcel-specific application of the rule.

05 · Homestead & Exemptions

Jackson County Homestead Exemption, Filing Dates & 2026 Amounts

Jackson County’s official website stated that the deadline to file for the 2026 homestead exemption was March 2, 2026. The standard appraisal calendar uses March 1 as the annual deadline, with the date adjusted when necessary by the calendar.

2026 Filing Closed March 2
Normal Annual Deadline March 1
2026 SOH Cap 2.7%
Application Cost No Charge

Basic Jackson County homestead requirements

  • You must have legal or equitable title to the real property.
  • The property must be your permanent legal residence as of January 1 of the filing year.
  • Social Security numbers are required for owners as part of the application process.
  • Florida residency information can include driver’s license, vehicle registration and voter-registration details.
  • Additional documents may be required for trusts, disability, veteran or other exemption situations.

2026 inflation-adjusted homestead amount

Florida’s 2026 tax-roll guidance lists the first homestead exemption at $25,000 and the inflation-adjusted additional exemption at $26,411. The additional portion does not apply to school-district taxes, so the taxable-value reduction can differ by taxing authority.

Check Florida 2026 Exemption Amounts
After opening this link
  1. Find the homestead exemption entries near the beginning of the document.
  2. Compare which taxes each exemption applies to.
  3. Do not subtract the combined amount from every taxing authority automatically.
  4. Verify your parcel’s actual exemptions in the Jackson County property record.

2026 low-income senior threshold

Florida Department of Revenue lists the 2026 adjusted household-income limitation at $38,686 for the income-based senior homestead benefit. Local adoption and other eligibility requirements still matter.

06 · Rural Land, Agriculture & Mobile Homes

Jackson County Agricultural Classification and Mobile Home Rules

Rural property is an important part of Jackson County, and the appraisal process distinguishes between bona fide agricultural use, a residential homesite and mobile-home classifications.

Agricultural Classification

Jackson County reviews agricultural use case by case. The land must be used for a bona fide agricultural purpose; acreage or rural zoning alone does not guarantee classification.

Review Agricultural Guidelines
After opening this link
  1. Review the standards for your agricultural use.
  2. Prepare leases, licenses, production records or other evidence where applicable.
  3. Download DR-482 from the forms page.
  4. File by the annual March 1 deadline.

Homesite on Agricultural Land

The residence and its curtilage are not classified as agricultural land. A qualifying primary residence can instead receive homestead exemption.

Tangible Personal Property

Commercial furniture, fixtures, machinery, equipment and qualifying farm or ranch assets can fall under tangible personal property rules. The normal DR-405 filing deadline is April 1.

Open Jackson County Forms
After opening this link
  1. Find the Tangible Personal Property section.
  2. Open the current DR-405 return.
  3. Prepare asset descriptions, original cost and acquisition-year information.
  4. Contact the Property Appraiser if you are unsure whether a return is required.

Jackson County mobile homes: RP vs. MH decals

A mobile home permanently affixed to land owned by the mobile-home owner is generally treated as real property and requires a one-time RP series decal. Jackson County instructs owners to take the deed to the land and title to the mobile home to the Property Appraiser so staff can prepare Form DR-402.

If the mobile home is located on rented or leased land, an annual MH series decal is generally required through the Tax Collector.

Homestead on a manufactured home: Jackson County states that an owner who owns both the mobile home and the land, has the required real-property treatment and uses it as a primary residence may apply for homestead exemption.
Review Mobile Home Guidance
After opening this link
  1. Determine whether you own both the mobile home and the land.
  2. Review the RP and MH decal distinction.
  3. Bring the deed and mobile-home title if converting to real property.
  4. Ask the Property Appraiser whether homestead eligibility applies to your situation.

07 · Tax Bills & Payments

Jackson County Property Tax Search, Discounts & Delinquent Taxes

The Property Appraiser values property. The Jackson County Tax Collector handles the actual property-tax bill, payment status, receipts, installment payments and delinquent collection.

Payment Period Regular Treatment
November 4% discount when paid by November 30
December 3% discount
January 2% discount
February 1% discount
March Gross amount due by March 31
April 1 Unpaid real-property taxes become delinquent; the Tax Collector lists a 3% penalty
Search Jackson County Tax Bills
After opening this link
  1. Accept the Tax Collector’s search disclaimer.
  2. Choose one search method: owner, location, property number or tax bill number.
  3. Select the tax year when required.
  4. Open the correct property number to view the bill or payment history.
Tax certificate warning: delinquent real-property taxes can lead to a tax certificate. A tax certificate is a lien created by payment of delinquent taxes; it is not an immediate purchase of the property.

08 · Deeds & Official Records

Where to Search Jackson County Deeds, Mortgages, Liens & Plats

The Property Appraiser’s ownership field is useful for tax-roll research, but legal-document research belongs with the Jackson County Clerk of Circuit Court & Comptroller.

  • Tax-roll owner

  • Exemptions
  • Land and building information

Clerk Official Records

After opening this link
  1. Choose Official Records rather than Court Records.
  2. Search the relevant party or recording information.
  3. Confirm the document type and recording details.
  4. Use the Clerk’s certified-record services when an official certified copy is required.
Certified records: the Jackson County Clerk offers electronic certified Official Records as well as certified court records. Certification is different from simply printing an online image.

09 · TRIM & Appeals

Jackson County Value Adjustment Board: How a Property Appeal Works

If you disagree with an assessment, denied exemption, classification, portability decision or another appealable property-tax determination, first identify exactly what is wrong. The Jackson County Clerk serves as Clerk to the Value Adjustment Board.

Review the parcel first

Check acreage, building information, property use, exemption status and other factual fields before assuming the problem is the market value.

2

Talk with the Property Appraiser

The office can explain the appraisal information and may correct factual errors. Do not assume an informal discussion extends the formal VAB deadline.

3

Prepare relevant evidence

Useful material can include comparable sales, photographs, measurement corrections, appraisal evidence, exemption records or agricultural-use documentation.

4

File with the VAB Clerk on time

Jackson County states that petitions must be received within 25 days of TRIM mailing. A petition merely postmarked by the deadline can still be considered late if it arrives afterward.

Review Jackson County VAB Instructions
After opening this link
  1. Read which disputes the VAB can consider.
  2. Open Form DR-486.
  3. Confirm the deadline using your current TRIM notice.
  4. Review the current filing fee and delivery instructions.
  5. Keep proof that the petition was received.

10 · Mailing Address Changes

How to Change a Jackson County Property Mailing Address

The Property Appraiser publishes a dedicated change-of-address form. It asks for the parcel number, owner name, old mailing address, new mailing address and information about why the address is changing.

Open Jackson County Address Change Form
After opening this link
  1. Enter the parcel number and owner’s name.
  2. Provide the old and new mailing addresses.
  3. Answer the residence and homestead questions.
  4. Select the reason for the change.
  5. Sign the form before mailing it to the Property Appraiser.
Mailing address is not ownership: changing where tax notices are mailed does not transfer title. Ownership changes generally require an appropriate recorded instrument through the Clerk.

11 · Jackson County-Specific Research

The Next Property Search Step Depends on the Parcel Type

Marianna Property

Confirm whether the parcel is inside the city tax district before comparing its total tax burden with nearby unincorporated property.

Graceville, Cottondale & Sneads

Municipal millage can make otherwise similar assessed values produce different final bills. Separate assessment research from tax-rate research.

Farm & Timber Land

Actual commercial agricultural use, leases, management and supporting records can matter more than the property’s rural appearance.

Mobile Homes

Ownership of the underlying land changes whether the home is treated as real property or requires an annual mobile-home decal.

Compass Lake Hills

Use the parcel record and map together when researching lots, acreage, ownership or tax-district information in the Compass Lake Hills area.

Recently Purchased Property

Compare the Property Appraiser record with the Clerk’s recorded deed before assuming an ownership field is wrong; systems may update on different schedules.
