Bradford County Property Search, GIS Map, Homestead & Tax Record Help
The Bradford County Property Appraiser is the official office for real-property assessment, parcel records, ownership shown on the tax roll, homestead exemption, agricultural classification, tangible personal property and appraisal mapping in Bradford County, Florida.
The county’s property search can look up records by owner name, street address, parcel number or alternate key. Its advanced search also supports acreage, property use, year built, square footage, sale date, sale price and Official Records book-and-page filters.
This guide shows how to move from the parcel record to the correct GIS, exemption, tax-payment, deed or appeal resource without confusing the responsibilities of the Property Appraiser, Tax Collector and Clerk.
Property Appraiser, Tax Collector, Clerk or VAB — Who Handles Your Task?
The Property Appraiser determines property values but does not set tax rates or collect the final bill. Bradford County uses separate offices for appraisal, collection, recorded documents and assessment appeals.
| Your Task | Correct Office | Best Starting Point |
|---|---|---|
| Search owner, address or parcel | Bradford County Property Appraiser | Official Property Search |
| Review value or property characteristics | Property Appraiser | Open the parcel record and confirm the assessment year. |
| Check parcel map or plat context | Property Appraiser | Open GIS Resources |
| File homestead or greenbelt | Property Appraiser | Check Filing Deadlines |
| Search or pay property taxes | Bradford County Tax Collector | Search Tax Records |
| Search deeds, mortgages or liens | Bradford County Clerk | Official Records |
| Challenge an assessment or exemption | Bradford County Value Adjustment Board | Contact the Clerk’s VAB division and verify the current petition deadline. |
How to Search Bradford County Property Records by Owner, Address or Parcel
Bradford County’s search is more detailed than a basic owner lookup. It supports real-property research, geographic filters, building characteristics and sales-history filters.
Open the official real-property search
Start with the Property Appraiser database instead of a copied commercial property site.
Search Bradford County PropertyAfter opening this link
- Choose owner, street address or parcel number.
- Enter only as much information as needed.
- Run the search and open the matching parcel.
- Verify the parcel number and site address before using the record.
Use the county’s name-search format
The official search recommends entering owner names as last name followed by first name. Partial names can return broader results when you are unsure of spelling.
Use less address information when needed
The county search allows partial addresses. If a full formatted address fails, try the street name without unnecessary street type or other details.
Check parcel details and values
Review property use, acreage, building data, sales, exemptions, assessed value and taxable value rather than relying only on the owner field.
Save the parcel number
The parcel identifier helps connect the Property Appraiser record to the Tax Collector, Clerk, GIS and VAB research.
Bradford’s advanced search is useful for deeper research
Land & Building Filters
- Section, township and range
- Minimum and maximum acreage
- Property-use type
- Building square footage
- Year built
- Building and extra-feature codes
Sales Filters
- Sale-date range
- Sale-price range
- Qualified sales
- Vacant or improved sales
- Last sale only
- Official Records document or book/page
Bradford County GIS Map, Plat Maps & Downloadable Parcel Data
The Property Appraiser maintains GIS and plat resources in addition to the parcel search. These tools are especially helpful for rural acreage, neighboring-parcel research and properties where the street address alone does not explain the location.
GIS Map
Use GIS to understand general parcel location and surrounding parcels after confirming the correct parcel ID.
Open Bradford GISPlat Maps
Subdivision plats can help connect parcel research to recorded subdivision layouts. Legal conclusions should still be verified with the Clerk and a survey when appropriate.
Export & Reports
The Property Appraiser provides downloadable parcel and sales reports in formats including printer-friendly reports, CSV, tab-delimited data, XML and limited KML exports.

Assessed Value
The value after an applicable Save Our Homes limitation, agricultural classification or other assessment rule is considered.
Taxable Value
The assessed value remaining after exemptions applicable to a particular taxing authority are deducted.
Bradford County appraises property as of January 1 each year. Taxing authorities—including county, school, city and water-management authorities—then establish the millage rates used to calculate ad valorem taxes.
2026 Save Our Homes cap: 2.7%
For qualifying homestead property, Florida’s 2026 Save Our Homes assessment limitation is 2.7%. The annual increase in assessed value is generally limited to the lower of 3% or the applicable CPI change, subject to additions, improvements and other statutory exceptions.

Bradford County Greenbelt, Agricultural Classification & TPP
Agricultural classification is not the same as agricultural zoning
Bradford County requires land to be used primarily for a bona fide agricultural purpose, meaning good-faith commercial agricultural use. Agricultural zoning by itself does not qualify the land for agricultural assessment.
Greenbelt Filing Rules
- Property must be in qualifying agricultural use by January 1.
- Application is due by March 1.
- Classification is not automatically transferable to a new owner.
- A new owner should file a new agricultural application.
- The Property Appraiser may request supporting information.

- Review the bona fide agricultural-use standard.
- Confirm that the use existed by January 1.
- Open DR-482 from the Forms page.
- Submit by March 1.
- Provide additional commercial-use evidence if requested.

Business machinery, equipment, tools, supplies, signs, leasehold equipment and certain farm or industrial assets may be tangible personal property.

Bradford County Value Adjustment Board: What to Do Before Filing
If you disagree with an assessment, denied exemption or agricultural-classification decision, identify the exact issue before filing a formal petition. A factual parcel error requires different evidence from a market-value disagreement.
Review the property record
Check land, building size, property use, exemptions, acreage and sale information for factual problems.
Contact the Property Appraiser
An informal discussion can explain the assessment or correct information, but do not assume it extends a statutory petition deadline.
Read your TRIM or denial notice
Use the deadline printed for the current tax year. Do not rely on a prior year’s VAB date.
Prepare relevant evidence
Comparable sales, photographs, measurements, appraisal documentation, exemption records or agricultural-use evidence may be useful depending on the dispute.

The Best Follow-Up Depends on Where the Bradford County Property Is Located
Starke
City property has a different combined millage from nearby unincorporated parcels. Confirm the tax district before comparing tax bills.
Lawtey
Use the parcel record and current tax district together when comparing assessments or expected taxes with rural property outside the city.
Hampton
Do not assume similar assessed values produce identical taxes. Municipal millage affects the final ad valorem calculation.
Brooker
Confirm both city status and water-management district when researching the full tax context of a parcel.
Melrose-Area Property
A mailing address can cross practical county boundaries. Verify the county and parcel number before using an appraisal or tax system.
Rural Acreage
For farms, timber land or vacant acreage, add section-township-range, acreage and agricultural-classification research to the standard owner lookup.
