Harris County Appraisal District Property Search, Map & 2026 Tax Help
People often search for the Harris County Appraisal District, but the agency’s current official name is Harris Central Appraisal District (HCAD). HCAD appraises real and business personal property throughout Harris County for property-tax purposes.
The HCAD property search can locate real property by account number, owner name or address. Its Parcel Viewer adds map context, while the separate Harris County Tax Office handles tax statements, receipts and payments.
As of September 2026, HCAD has moved through the main 2026 appraisal and protest cycle. Taxing units are adopting rates, and the Harris County Tax Office says 2026 billing statements will begin going out during October and November.
HCAD Determines Value — Harris County Tax Office Collects the Tax
One of the most common Harris County property-tax mistakes is contacting the appraisal district about a payment or contacting the Tax Office about an appraised value.

How to Search Harris County Property Records by Account, Owner or Address
HCAD provides public searches for both real property and business personal property. For a house, land parcel or commercial real estate, start with the Real Property search.

- Select the real-property search when researching land or buildings.
- Search by account number, owner name or property address.
- Open the result that matches the property.
- Confirm the account number and address.

Use the account number when available

Use partial owner or street names carefully
HCAD allows partial names. A search beginning with “River,” for example, may return multiple names or streets beginning with those letters.
Verify the account before using its value
Owner names, similar street names and multi-account properties can create confusing results. Match the address and account number first.
Open the full property record
Review land, improvements, exemptions, taxing jurisdictions, market value and appraised value instead of relying only on the search-result line.

Understanding HCAD Market Value, Appraised Value & the Homestead Cap
HCAD is responsible for appraising property at its market value as of January 1. The value used for taxation can be different when a statutory appraisal limitation applies.
Market Value
HCAD’s estimate of what the property would sell for on the open market as of January 1, subject to Texas appraisal law.
Appraised Value
The value after an applicable statutory appraisal limitation is considered. For a qualifying homestead, this can be lower than market value.
Taxable Value
The amount a particular taxing unit taxes after applicable exemptions are deducted from the appraised value.
Texas homestead appraisal cap
For a qualifying residence homestead that received the exemption in both the current and prior year, the appraised value is generally limited to the lesser of market value or the prior year’s appraised value plus 10%, plus the value of new improvements.
2026 Harris County Homestead Exemption: School & County Savings
HCAD administers residence-homestead exemptions for Harris County properties. A homestead exemption reduces taxable value; the amount can differ significantly by taxing unit.
School District Taxes
Qualifying Texas homeowners currently receive at least a $140,000 residence-homestead exemption for school-district taxes.
Harris County Taxes
Harris County currently provides a 20% optional homestead exemption for qualifying homeowners.
Other Taxing Units
Cities, MUDs, college districts and other units can offer different exemptions. Check the property’s HCAD jurisdiction list rather than assuming one amount applies everywhere.

2026 HCAD Protest Deadline, iFile & Appraisal Review Board Process
HCAD’s 2026 fact sheet lists May 15 as the regular protest deadline. Texas law also gives many owners until 30 days after the Notice of Appraised Value was mailed, whichever deadline is later.
Check your property record and notice
Compare land, improvement, exemption and market-value information with what you know about the property.
Identify the actual protest issue
Market value, unequal appraisal, exemption denial and property-data errors are not the same issue. Select the reason that fits the dispute.
File through iFile when available
HCAD identifies its Electronic Filing and Notice System as the easiest way for many owners to submit a protest and access electronic communications.
Review iSettle or informal options
Eligible online filers may be able to use iSettle or communicate with HCAD before an Appraisal Review Board hearing.
Prepare evidence for the ARB
Use evidence that addresses your specific issue: comparable-property information, factual property corrections, repair evidence or exemption documents.
After opening this link
- Choose the property-owner filing route.
- Sign in or create the required owner account.
- Review the property and protest reason.
- Submit before your applicable deadline.
- Save confirmation and monitor subsequent hearing or settlement notices.

Why Two Harris County Homes With the Same Value Can Have Different Taxes
Harris County is served by hundreds of taxing units. HCAD says it appraises property for more than 600 jurisdictions, so the total rate attached to one property can differ materially from another property only a few miles away.
School District
A Houston ISD property can have a different school rate and optional exemptions than property in Katy ISD, Cypress-Fairbanks ISD, Humble ISD, Spring ISD or another district.
City
Property inside Houston, Pasadena, Baytown or another city can have a municipal tax component that an unincorporated Harris County parcel does not.
MUD / ESD / Special District
Municipal utility districts, emergency-services districts and other special units can materially change the combined tax rate.
2026 HCAD Business Personal Property Rendition
Texas businesses may need to render tangible personal property used to produce income. HCAD describes business personal property as assets such as furniture, fixtures, inventory, equipment, vehicles, vessels and aircraft.
HCAD’s 2026 extension form states that a written extension request filed by April 15 can automatically extend the rendition deadline to May 15. An additional 15-day extension can be requested for good cause under applicable rules.

Houston-Area Property Search Details That Matter
City of Houston
A Houston-address property can have City of Houston, school, county, college and other district taxes. Verify the exact jurisdiction list on the HCAD account.
Katy & Waller-Area Addresses
Mailing-city names can cross county lines. Confirm that the property is actually inside Harris County before relying on an HCAD result.
Humble, Spring & Cypress
School districts and special districts often matter as much as the mailing city when estimating a total property-tax bill.
MUD Properties
A municipal utility district can add a substantial separate rate. Never estimate taxes from the Harris County rate alone.
New Subdivisions
HCAD notes that rapid subdivision growth can create temporary timing differences between its GIS mapping and main appraisal database.
Recently Purchased Homes
The previous owner’s exemption and capped appraised value should not be assumed to continue after an ownership change. Review the new owner’s exemption eligibility promptly.
