04 · Understanding the Assessment

Market Value, Assessed Value and Taxable Value Are Not the Same

Just / Market Value

The Property Appraiser’s estimate of property value for assessment purposes before applicable caps, classifications and exemptions.

Assessed Value

The value after an applicable Save Our Homes limitation, agricultural classification or other assessment rule is considered.

Taxable Value

The assessed value remaining after exemptions applicable to a particular taxing authority are deducted.

Bradford County appraises property as of January 1 each year. Taxing authorities—including county, school, city and water-management authorities—then establish the millage rates used to calculate ad valorem taxes.

2026 Save Our Homes cap: 2.7%

For qualifying homestead property, Florida’s 2026 Save Our Homes assessment limitation is 2.7%. The annual increase in assessed value is generally limited to the lower of 3% or the applicable CPI change, subject to additions, improvements and other statutory exceptions.

Bradford County Homestead Exemption: Filing Deadline & 2026 Amounts

Bradford County’s Important Dates page lists March 1 as the annual deadline for homestead and several other property-tax exemptions.

Florida’s 2026 exemption codes list the first homestead exemption at $25,000. The inflation-adjusted additional homestead exemption is $26,411 for 2026 and applies to qualifying assessed value for county and municipal taxes, but not school-district taxes.

Low-income senior exemption

Bradford County lists a local-option homestead exemption for qualifying residents age 65 or older. Florida’s adjusted household-income limit for the 2026 tax year is $38,686. Bradford’s Important Dates page also notes that financial information for Form DR-501SC is due by June 1.

Senior benefit: Florida law permits a locally adopted additional homestead exemption of up to $50,000. Confirm the exact Bradford County benefit and your taxing-authority eligibility with the Property Appraiser before estimating savings.

06 · Agriculture & Business Property

Bradford County Greenbelt, Agricultural Classification & TPP

Agricultural classification is not the same as agricultural zoning

Bradford County requires land to be used primarily for a bona fide agricultural purpose, meaning good-faith commercial agricultural use. Agricultural zoning by itself does not qualify the land for agricultural assessment.

Greenbelt Filing Rules

  • Property must be in qualifying agricultural use by January 1.
  • Application is due by March 1.
  • Classification is not automatically transferable to a new owner.
  • A new owner should file a new agricultural application.
  • The Property Appraiser may request supporting information.
