Walton Property Appraiser Search: Free 2026 Records Lookup, Map & Tax Help
The official Walton County Property Appraiser search is a free public records tool for finding a parcel by owner, property address, parcel number, legal information or subdivision. The record can then be used to review ownership display, land and building details, appraisal values, exemptions, tax district information, sale history and the parcel map.
Walton County uses the Beacon property-record system for real-property searches. That system is different from the Walton County Tax Collector’s tax-roll search, which is used for the actual property-tax bill and payment status.
For coastal, vacation-rental and rural property, the parcel record is only the first step. Walton County also maintains separate GIS tools for zoning, wetlands, flood layers, future land use and address verification.

How to Search Walton County Property Records by Owner, Address or Parcel
Beacon is the public real-property system linked by the Walton County Property Appraiser. Start with the strongest identifier you have, then verify several fields before relying on the record.
Open the official Walton real-property search
Use the search linked by the Property Appraiser rather than a paid directory or copied property profile.
Open Walton Property SearchChoose the search type that matches your information
Beacon supports owner, location address, parcel-number, legal and subdivision searches. Use parcel number when you already have it from a tax notice, deed or closing document.
Reduce the search if a full address fails
For an address search, start with the street number and street name. For an owner search, try the surname or entity name rather than an over-specific version of the name.
Confirm the correct parcel
Match the location address, owner, parcel ID, property-use code, tax district and legal-description context before using the valuation information.
Open the full record before making a decision
Review value fields, exemptions, land, buildings, available deeds or sales, tax district and the map rather than stopping at the search-results screen.
After opening the official property search
- Select the search field that matches the information you have.
- Enter the owner, address, parcel, legal or subdivision information.
- Open the matching record.
- Verify the parcel ID and physical property location.
- Use the parcel ID when moving to tax, GIS or recorded-document research.
| You Have | Best Search Method | Check Before Using the Result |
|---|---|---|
| Parcel number | Exact parcel search | Confirm address and owner. |
| Owner name | Owner search | Do not rely on the first matching surname. |
| Property address | Location-address search | Verify unit number and parcel ID for condos. |
| Subdivision | Subdivision search | Compare property type, size and location. |
| Vacant or rural land | Parcel/legal search plus map | Do not treat the appraisal map as a survey. |

Market value is not the same as assessed value
Florida property records commonly show several value fields. Just or market value reflects the Property Appraiser’s valuation. Assessed value can be lower because of assessment limitations such as Save Our Homes. Taxable value is then calculated after applicable exemptions are deducted for a taxing authority.
Use the Right Walton County Map for the Question You Are Asking
Walton property research has two useful mapping layers: the parcel map attached to the Property Appraiser record and Walton County’s broader GIS map portal.
Property Appraiser Map
Use the parcel-record map to confirm general location and nearby appraisal parcels. The Property Appraiser states that its map is for assessment purposes and is not a survey.

Property Appraiser Search vs. Walton Tax Collector Search
This distinction matters because the two searches do not use addresses in the same way. The Property Appraiser search can locate a parcel by its property location. The Tax Collector’s tax-roll search uses the tax account and can search by account number, owner name or mailing address.
| Task | Property Appraiser | Tax Collector |
|---|---|---|
| Find physical parcel address | Yes | Use appraiser search first |
| Check appraisal values | Yes | No value corrections |
| Search current tax bill | Not the payment record | Yes |
| Pay property taxes | No | Yes |
| Change assessed value | Assessment office | Cannot change assessment |

- Review the amount due before choosing a payment method.

Normal early-payment discounts

Own a Furnished Rental? The Real-Property Record May Not Be the Only Account to Check
This issue is especially relevant in Walton County’s large vacation-rental market. The Property Appraiser defines tangible personal property as business or rental-property assets other than the real estate itself.
Examples include furniture, computers, equipment, appliances, supplies and other assets used in a rental operation. Walton specifically notes that almost all businesses and rental condominium units have some assets to report.
2026 TPP Filing Rule
The normal Tangible Personal Property return deadline is April 1. Anyone required to file reports property owned or used as of January 1.
$25,000 TPP Exemption
A timely initial DR-405 return serves as the application for the first $25,000 of the TPP exemption. Filing requirements in later years depend on the assessed amount and whether the office has waived filing.
If you operate a furnished rental
- Use the real-property search for the parcel itself.
- Review whether rental furnishings or business assets create a separate TPP obligation.
- Check whether a TPP account already exists.
- Use DR-405 or Walton’s rental-property return when filing is required.
- Contact the Property Appraiser if you are uncertain whether your account has been waived from annual filing.
Before Relying on a Walton County Property Record
For a Home or Condo
- Confirm parcel ID and unit
- Review current homestead status
- Separate just, assessed and taxable value
- Check deed history through the Clerk
- Do not use the seller’s tax bill as your future-tax estimate
- Check rental TPP obligations for furnished units
For Vacant, Rural or Coastal Land
- Confirm acreage and legal-description context
- Open county GIS for flood and wetland context
- Check future land use and zoning separately
- Use a survey for boundary questions
- Check agricultural classification when relevant
- Use recorded plats and deeds for legal research
Use the estimator carefully
- Find and verify the parcel first.
- Use a realistic future-owner value rather than copying the seller’s taxable value.
- Apply only exemptions you expect to qualify for.
- Treat the output as an estimate, not a tax bill.
- Use the Tax Collector for the actual billed balance after bills are issued.
