Just Value, Assessed Value & Taxable Value Are Different

Just / Market Value

The Property Appraiser’s valuation of the property before applicable assessment limitations and exemptions are applied.

Assessed Value

The value after applicable assessment limitations, such as Save Our Homes or certain non-homestead caps, are considered.

Taxable Value

The assessed value remaining after exemptions applicable to a particular taxing authority are deducted.

Buying property in Volusia County? Do not assume the seller’s current tax bill will become your tax bill. A change in ownership can remove the seller’s exemptions and assessment history and result in a different assessed value.

Volusia County Homestead Exemption: 2026 Amount & 2027 Filing

For tax year 2026, qualifying Florida homeowners may receive up to $51,411 of homestead exemption in Volusia County under the current statewide structure.

First $25,000

The first $25,000 applies to qualifying millages, including school taxes.

Additional $26,411

For 2026, the inflation-adjusted additional exemption can apply to qualifying non-school millages.

2026 Save Our Homes cap

Florida’s Save Our Homes rule limits the annual increase in assessed value of qualifying homestead property to the lower of 3% or the applicable CPI change. The Florida Department of Revenue lists the 2026 cap at 2.7%.

Do not confuse the cap with a tax-bill cap. Save Our Homes limits qualifying assessed-value growth. Changes in millage rates, non-ad valorem assessments, new construction and ownership can still affect the final tax bill.

2026 Volusia County Low-Income Senior Exemption

A homeowner who is already eligible for homestead may qualify for an additional senior exemption if the age and household-income requirements are met and the taxing authority has adopted the exemption.

Volusia lists different maximum additional senior-exemption amounts for individual municipalities. For example, all county taxing authorities currently list up to $50,000, while some cities list $25,000, $10,000 or other adopted amounts.
