Sedgwick County Property Appraisal: Search Records, Parcel Map & 2026 Tax Information

Sedgwick County, Kansas · 2026
County Appraiser: Deanna Aspedon, AAS, RMA Main Office: Wichita County Call Center: 316-660-9000

In Kansas, the local valuation office is officially called the Sedgwick County Appraiser’s Office. If you searched for a “Sedgwick County property appraiser,” this is the office that determines market value, property classification, taxable situs and certain exemption or special-valuation eligibility.

The fastest research route is the county’s appraisal-and-tax search for values and tax history, then Mobile Land Records for parcel mapping. Tax rates are not set by the Appraiser, and tax payments are collected by the Sedgwick County Treasurer.

01 · Start With the Right Office

Appraiser, Clerk, Treasurer or Register of Deeds?

Sedgwick County separates valuation, tax-rate preparation, tax collection and recorded land documents. Using the wrong office is one of the easiest ways to waste time.

What You Need Responsible Office Best Starting Point
Appraised value, classification or property characteristics Sedgwick County Appraiser Real Property Resources
Parcel map, boundaries or flood layer Sedgwick County GIS Mobile Land Records
Tax bill, taxes due or payment history Sedgwick County Treasurer Property Appraisal & Tax Portal
Mill levy or real-property mailing address Sedgwick County Clerk County Clerk
Deed, mortgage, lien or recorded land document Register of Deeds Land Record Search

Important Kansas distinction: the Appraiser determines value. Local governing bodies establish budgets and tax rates, the County Clerk calculates official mill levies, and the Treasurer collects the tax.

03 · GIS & Parcel Map

Use Mobile Land Records for Sedgwick County Parcel Boundaries, Measurements & Flood Layers

Sedgwick County’s Mobile Land Records application works on desktop, phone and tablet. You can locate a parcel by address or parcel ID, click directly on the map or pan to an area of interest.

Useful Map Tasks

  • Locate a parcel by address
  • Search by parcel identification number
  • View parcel boundaries and measurements
  • Review nearby ownership and appraisal information
  • Display the FEMA Flood Plain layer
  • Inspect surrounding streets and parcel patterns

Do Not Treat the GIS Map as a Survey

  • County parcel lines are maintained primarily for tax purposes
  • GIS states parcel boundaries are generally accurate within about three feet countywide
  • Some areas can be more or less accurate
  • A boundary dispute should be handled with a licensed surveyor
Open Sedgwick County Mobile Land Records
After opening Mobile Land Records
  1. Enter the property address or parcel number in the search box.
  2. Select the correct parcel from the results.
  3. Review parcel lines and measurements.
  4. For flood information, open the layer list and turn on the Flood Plain layer.
  5. For a legal boundary dispute, use a licensed surveyor rather than relying on the GIS line.
GIS contact: the Sedgwick County GIS office is open by appointment only. Call 316-660-9290. Flood-zone questions are routed by the county to Metropolitan Area Building and Construction at 316-660-1840.

04 · 2026 Valuations

What Changed in Sedgwick County Property Appraisals for 2026?

For 2026, Sedgwick County mailed roughly 239,000 real-property valuation notices beginning March 1. The Appraiser reported continued pressure from the residential real-estate market and Kansas sales-ratio requirements.

Residential

About 186,791 residential parcels were analyzed. The county reported 88% increased in value and 12% decreased.

The median increase among properties that increased was 10.8%.

Commercial

About 21,820 commercial parcels were included. The county reported 52% increased, 13% decreased and 35% remained unchanged.

Agricultural

About 22,858 agricultural parcels were included. The county reported 24% increased, 53% decreased and 23% remained unchanged.

Why values changed: Sedgwick County identifies reinspection, corrected property data, sales of comparable properties, broader market changes, market-index indications, new construction, remodeling and building-permit changes as possible causes.

How Sedgwick County used comparable sales for 2026

For 2026 residential appraisals, the county says its comparable-sales process looked for five sales within an 18-month window running from July 1, 2024 through December 31, 2025.

The county develops both a cost approach and a sales-comparison approach for improved residential property. It may place more weight on the approach that provides the stronger indicator for the property and market area.

Useful appeal check: if you disagree with the value, compare the county’s property characteristics with your actual home before arguing about sale prices. Incorrect living area, basement information, condition, lot data or other characteristics can affect both cost and sales-comparison analysis.

05 · Property Tax Information

How Sedgwick County Property Taxes Are Calculated & When 2026 Taxes Are Due

For a typical Kansas residential property, the appraised value is not the amount multiplied directly by the mill levy. Residential real property is generally assessed at 11.5% of appraised value.

Basic residential calculation Appraised Value × 11.5% = Assessed Value Assessed Value × Total Mill Levy ÷ 1,000 = Ad Valorem Tax

Special assessments, exemptions, credits and other items can change the final bill.

Example: a $250,000 residential appraisal produces a $28,750 assessed value before any applicable adjustments. The actual tax then depends on the total mill levy for that specific taxing district, not one countywide rate.

  2. Locate the correct property record.
  3. Check the tax year before reviewing amounts.
  4. Review taxes billed, taxes due, specials and payment history.
  5. If you are ready to pay, use the official payment option attached to the correct property record.

Payment Options

The Treasurer accepts online card payments, telephone card payments and in-person card payments for real and personal property taxes.

Telephone card payment: 1-833-303-6683.

Partial Payments

The Treasurer allows partial payments on real and personal property taxes unless real estate has been selected for foreclosure sale.

Do not call the Appraiser to pay taxes. Tax collection belongs to the Sedgwick County Treasurer. The Appraiser can explain the value used to create the tax base but cannot accept the tax payment.

06 · 2026 Appeals

How to Appeal a 2026 Sedgwick County Property Appraisal

Kansas gives property owners two main ways to challenge value, but Sedgwick County warns that you may appeal a property’s value only once per tax year.

Informal Equalization Appeal

For notices mailed March 1, the ordinary deadline was 30 days later, typically March 31, 2026.

The appeal request is found on the back of the valuation notice.

Payment Under Protest

If you did not already appeal the value for the same tax year, a Payment Under Protest may be filed with the tax payment.

Normal payment dates are December 20, 2026 and May 10, 2027. Mortgage-company taxpayers have a January 31 deadline under the county guidance.

Do not use both appeal routes for the same property and tax year. Once an appeal has started, Sedgwick County says you cannot later file another protest for that same value and tax year.

Prepare an appeal that addresses the appraisal, not just the tax bill

1

Verify the property characteristics

Check living area, basement, quality, physical condition, lot characteristics and other recorded features.

2

Review recent comparable sales

Compare location, size, age, condition and meaningful features. A nearby sale is not automatically a strong comparable.

3

Submit supporting documents early

The Appraiser recommends providing appeal documentation at least three business days before the scheduled appeal.

4

Attend by phone or in person

Sedgwick County permits telephone and in-person informal appeal meetings. In-person hearings are held at the Appraiser’s main office.

5

Use BOTA if further review is available

After an informal decision, eligible taxpayers can appeal to the Kansas Board of Tax Appeals Small Claims Division within 30 days of the mailed decision. Filing fees may apply.

Appeal evidence email: general appeal documentation can be sent to ApprHear@sedgwick.gov. Commercial appeal material can be sent to ApprCom@sedgwick.gov. Include an address, AIN or another property identifier in the subject line.
Open Official Sedgwick County Appeal Instructions
After opening the appeal page
  1. Confirm whether you are still eligible for an informal appeal or need the Payment Under Protest route.
  2. Do not file a second appeal if you already challenged the same property value for 2026.
  3. Gather property-record corrections and comparable-sales evidence.
  4. If someone other than the owner, immediate relative or attorney represents you, review the Declaration of Representative requirement.
  5. Keep the decision letter because the next BOTA deadline runs from the mailed decision date.

07 · Personal Property

Business, Boat, Trailer & Manufactured-Home Owners Have Different Filing Rules

The Sedgwick County Appraiser also handles taxable personal property. These deadlines differ from real-property valuation deadlines and can carry state-mandated penalties when a rendition is late.

Assessment date January 1
Personal property rendition March 15
Oil & gas rendition April 1
Personal property appeal May 15
Late-filing warning: the Appraiser states that counties do not have authority to waive or refund the state-mandated late or non-filing penalty under K.S.A. 79-1422. Only the Board of Tax Appeals has that authority.

Business Personal Property

Businesses may need to report taxable equipment and other personal property owned or leased as of January 1.

Boats & Manufactured Housing

Boats, trailers and manufactured homes that are not permanently affixed to real estate can have separate personal-property reporting requirements.
