05 · Understand the Values

Market Value, Assessed Value and Taxable Value Are Different

A Nassau County property record can show several values because Florida applies assessment limitations and exemptions after market value is established.

Market / Just Value

The property’s market value as determined for the assessment process before assessment limitations and exemptions are applied.

Assessed Value

The value after applicable limitations such as Save Our Homes or another assessment cap or classification.

Taxable Value

The assessed value after applicable exemptions are deducted for a particular taxing authority.

Buying in Nassau County? Do not estimate your future property tax bill by copying the seller’s current bill. Florida law can require reassessment after a change of ownership, and the seller’s Save Our Homes benefit and exemptions do not automatically become yours.

The Property Appraiser announced in August 2026 that updated 2026 real-property values are available online. Owners should review the actual parcel record and TRIM notice rather than relying on an older tax bill.

Nassau County Homestead Exemption: 2027 Applications Are Open

Nassau’s current filing page states that 2026 homestead applications closed March 2, 2026 and that applications for tax year 2027 are now open.

If a property became your permanent residence during 2026 or earlier, you may file for the 2027 homestead exemption through March 1, 2027, provided you meet the ownership and permanent-residence requirements.

Residency information to prepare

  • Proof of cancellation of another residency-based property exemption when applicable
  • Residency documentation for a non-U.S. citizen when applicable
  • Required trust pages when the property is held in trust
Online filing is not appropriate for every situation. Nassau currently directs owners to an office when they already have homestead and are applying for additional exemptions, when the parcel is confidential or when the property is a mobile home.
Review 2027 Homestead Filing

2026 Save Our Homes cap: 2.7%

Nassau County lists the 2026 Save Our Homes cap at 2.7%. Qualifying homestead assessments are generally limited to the lower of 3% or the applicable change in the Consumer Price Index, subject to Florida-law exceptions.

New improvements can be added at just value, and a qualifying homestead can lose the existing Save Our Homes cap following a change of ownership.

Portability of Save Our Homes

Florida homeowners may be able to transfer up to $500,000 of Save Our Homes assessment difference to a new qualifying Florida homestead. Nassau states that portability must be used within the applicable three-tax-year period.

Senior Exemption, Agricultural Classification & Tangible Personal Property

2026 Senior Exemption

Nassau lists an additional homestead exemption of up to $50,000 for qualifying residents age 65 or older. It applies to non-school taxes.

The 2026 adjusted gross household income limit is $38,686.

Agricultural Classification

Agricultural classification requires bona fide commercial agricultural use. Owning rural acreage by itself does not qualify the land.

A new DR-482 application must normally be submitted between January 1 and March 1 of the tax year.

Tangible Personal Property

Businesses may need to report machinery, furniture, fixtures, equipment and other tangible assets owned as of January 1.

The DR-405 is normally due by April 1. Florida provides a tangible-personal-property exemption of up to $25,000 when the applicable filing rules are met.

Nassau agricultural detail: the Property Appraiser states that a residence on agricultural property causes a minimum of one acre to be removed from agricultural classification and assessed as a homesite at market value.

Nassau County Property Tax Records, Estimates, Discounts & Payments

The Property Appraiser determines property values and exemptions. The Nassau County Tax Collector collects the taxes shown on the certified tax roll.

Current estimator limitation: Nassau’s official tax estimator currently uses the 2025 total millage rates for applicable taxing districts. The result is an estimate and excludes non-ad valorem special assessments.

The Nassau County Tax Collector accepts current property-tax payments online, in person or by mail. Current mailed payments can use the postmark rule described by the Tax Collector, while delinquent-tax payment rules differ.

Nassau County VAB Deadline, Petition Fee & Appeal Process

The Nassau County Value Adjustment Board is the formal appeal route for disputes involving property assessments, exemptions, agricultural classifications and other property-tax matters.

2026 deadline: the Nassau VAB lists September 11, 2026 as the current-year petition deadline. The VAB states that late petitions are accepted only under limited extraordinary-circumstance rules.

VAB filing fee

The Nassau VAB lists a general $50 non-refundable petition fee. A joint petition can involve an additional $5 per qualifying additional parcel or account after the first.

No filing fee applies to an appeal from denial of a timely filed homestead exemption or timely filed homestead tax deferral. Different rules can apply when the original exemption application itself was late.

Nassau County Property Research Is Different Across the County

Fernandina Beach & Amelia Island

After identifying the correct parcel, coastal property may require separate floodplain, zoning, condominium, historic-area, survey or recorded-document research depending on the site.

Yulee

Rapid growth and new construction can make an older owner’s tax bill a poor guide to a buyer’s future taxes. Verify the current appraisal record and use the estimator only as a planning tool.

Callahan & Hilliard

Rural property research may involve acreage, agricultural classification, homesite treatment, farm use and tangible personal property in addition to the standard parcel record.

County-Line & Rural Addresses

Confirm the actual county before searching. The mailing city does not always tell you which county property-appraisal system controls the parcel.
