Liberty County Property Search, Parcel Records, Homestead & 2026 Tax Help
The Liberty County Property Appraiser is the official source for property ownership details, assessment information, building sketches, sales data, parcel maps and aerial views for real property in Liberty County, Florida.
Property Appraiser Chris Rudd took office in January 2025. His office values improved and vacant real property, tangible personal property and agricultural property while also maintaining ownership records and administering exemptions.
The Property Appraiser does not set millage rates or collect taxes. Use the Liberty County Tax Collector for property-tax bills and payments and the Liberty County Clerk for deeds, mortgages, liens, Official Records and Value Adjustment Board filings.

The Liberty County Property Appraiser links its public records to the qPublic system. The database is the best starting point for property ownership, assessment, sales, building and parcel-map research.

Market, Assessed & Taxable Value in Liberty County
The Property Appraiser values property as of January 1 for ad valorem tax purposes. The final tax bill depends on more than the appraiser’s market value because assessment limitations, exemptions, millage rates and non-ad valorem assessments can affect the result.

Assessed Value
The value after an applicable assessment limitation or classified-use treatment has been considered.
Taxable Value
The value remaining after exemptions applicable to a particular taxing authority are deducted.

Use the correct petition
The Clerk provides DR-486 for a VAB hearing request and separate forms for portability and withdrawal.
Include the required fee when applicable

Local Property Details Worth Checking
Timber & Agricultural Land
Large rural tracts should be checked for agricultural classification, acreage, parcel configuration and actual use rather than being compared only by total sale price.
Bristol Property
Property within or near Bristol should be checked against the parcel record and the taxing authorities attached to the specific property before estimating taxes.
Hosford & Telogia
For rural and unincorporated parcels, keep the parcel number handy because site-address information may be less useful than parcel and map data.
Vacant Acreage
Use the appraisal map alongside the legal description, acreage and Clerk records. A map view alone cannot establish legal access or surveyed boundaries.
Recently Purchased Property
Allow time for ownership records to update and verify recorded ownership through the Clerk when a recent deed has not yet appeared in the appraisal database.
New Homestead Owners
A prior owner’s exemption does not transfer automatically. New owners must independently qualify and apply for their own homestead benefit.
