Hillsborough County Property Search: Folio, Owner, Address, Map & 2026 Records
The official Hillsborough County Property Appraiser property search lets you find a parcel by folio number, parcel number, owner name or street address. The direct Property Record Card tool also supports advanced search criteria when a normal lookup is not enough.
The search is useful for checking ownership, property characteristics, market value, assessed value, exemptions, sales and parcel information before using a separate map, tax estimator or property-tax payment system.
For 2026, Hillsborough TRIM notices began mailing in August. If you are reviewing a value or exemption issue now, use the deadline printed on the TRIM or denial notice rather than assuming every Hillsborough County parcel has the same appeal date.

For value disputes, Florida’s standard VAB rule generally requires a petition within 25 days after the Property Appraiser mails the TRIM notice. Exemption and agricultural-classification denials generally use a separate deadline tied to the denial notice.

Confirm building size, property use, land data, sale information and exemptions before assuming the market value itself is wrong.

HCPA provides a property-value review option that may help explain or correct an appraisal issue before a formal hearing.

HCPA 2026 Hurricane Damage Adjustment & Calamity-Damaged Homesteads
HCPA currently provides a 2026 Hurricane Damage Adjustment Form for property owners who need to report qualifying hurricane-related property damage.
Florida law also changed the treatment of certain homesteaded properties rebuilt after a calamity. For qualifying damaged homesteads, replacement improvements can preserve Save Our Homes protections under the applicable statutory rules rather than automatically being treated as ordinary new construction.

Tampa, Plant City, Temple Terrace & Unincorporated Hillsborough Property Differences
City of Tampa
A Tampa parcel can include municipal taxes in addition to county, school and applicable special-district levies. Confirm the taxing-authority list before estimating the full bill.
Plant City
Use Plant City’s current zoning authority for zoning verification rather than relying only on the zoning code displayed in the HCPA record.
Temple Terrace
Temple Terrace has its own municipal taxing and zoning considerations, and HCPA lists a senior exemption amount that differs from Tampa and unincorporated county areas.
Unincorporated Hillsborough
Unincorporated parcels can be subject to Municipal Service Taxing Unit levies that differ from incorporated-city property.
Vacant & Rural Land
Map context and legal description become more important when an address is missing or when a larger parcel has agricultural, split-parcel or access questions.
County-Line Addresses
Mailing cities can extend beyond county boundaries. Confirm the actual county and folio before treating an address as Hillsborough County property.
