Hillsborough County Property Search, Map, Homestead & 2026 Tax Record Help
The Hillsborough County Property Appraiser is the official source for folio lookup, owner and address search, parcel details, market value, assessed value, taxable value, exemptions, property maps and appraisal-related records for Tampa and the rest of Hillsborough County.
The office is led by Bob “Coach” Henriquez, CFA. Use HCPA for appraisal and exemption questions, the Hillsborough County Tax Collector for tax bills and payments, and the Clerk for deeds, mortgages, liens and Value Adjustment Board petitions.
This 2026 refresh focuses on the steps users most often need: finding the right parcel, using the folio number, checking the HCPA map, filing or reviewing exemptions, reading a TRIM notice and routing tax or appeal questions correctly.
Property Appraiser, Tax Collector, Clerk or VAB — Which Hillsborough Office Do You Need?
The most common Hillsborough property-record mistake is using the right parcel but the wrong agency. The office that determines value is not the same office that collects the resulting tax bill.

How to Search Hillsborough County Property by Owner, Address, Folio or Parcel Number
Hillsborough uses the folio number as a key local property identifier. If you already have a folio from a TRIM notice, tax bill, old property record or closing document, it is usually the fastest route to the exact appraisal record.
Open the official HCPA website
Use the county Property Appraiser search rather than a copied real-estate or people-search site.
Choose folio, parcel, owner or address
Folio is normally the cleanest identifier. Address works well for most homeowners, while owner search can help when the property location is unknown.
Confirm the correct result
Match the address, owner and folio before reviewing values. Condominiums, common owner names and multi-parcel sites can produce confusing results.
Review the complete record
Check the value section, exemptions, land and building data, property use and available sales history rather than relying only on the owner field.
Keep the folio for your next step
The folio can make map, TRIM, tax-estimator, value-review and agency conversations easier.
| Search Method | Best Use | Practical Check |
|---|---|---|
| Folio | Direct Hillsborough record lookup | Use the exact folio shown on an official record. |
| Parcel number | Legal parcel-style identifier search | Confirm the entire identifier before relying on a match. |
| Owner | Finding property associated with a person or entity | Verify the property address because names can repeat. |
| Address | Homeowners, buyers and address-based research | Try a shorter street search if a full address does not match. |
| Property map | Vacant land, condos, multi-parcel sites and location checks | Match the mapped property back to the folio. |
Hillsborough County Property Appraiser Map Search & GIS Help
The HCPA property map is useful when a text record does not explain the parcel’s location clearly enough. It is especially useful for vacant land, condos, commercial property and parcels near municipal or neighborhood boundaries.
Useful Reasons to Open the Map
- Confirm general parcel location
- Review surrounding parcels
- Understand parcel shape
- Check aerial context
- Compare neighborhood patterns
- Research a confusing address or multi-parcel property
Do Not Treat the HCPA Map as Final Proof Of
- Exact surveyed boundaries
- Ownership or title
- Legal easement rights
- Buildability
- Permit approval
- Final flood or zoning decisions
Downloadable GIS data and map products
HCPA also publishes downloadable section maps and GIS data. Its GIS parcel-layer shapefiles are updated regularly, while printed automated map products have separate published prices.
Open HCPA Maps & DataAfter opening this link
- Choose section maps, GIS data or automated maps.
- Review the update frequency for the dataset.
- Check whether the digital data is free or has a published charge.
- Use a surveyor or title professional when legal precision is required.
Market Value, Assessed Value, Taxable Value & Save Our Homes
Hillsborough property records can display several values because Florida applies assessment limitations and exemptions after market or just value is determined.
Market / Just Value
The Property Appraiser’s estimate of the parcel’s value for property-tax assessment purposes before applicable assessment limits and exemptions.
Assessed Value
The value after applicable Save Our Homes or other assessment limitations are considered.
Taxable Value
The assessed value after exemptions applicable to a particular taxing authority are deducted.
Hillsborough County Homestead Exemption, Portability & Late Filing
HCPA accepts exemption applications throughout the year, but Florida’s statutory regular filing deadline is March 1. For 2026, the deadline was observed on March 2, 2026 because March 1 fell on a Sunday.
HCPA also explains that late-filed applications may be accepted only through the legal late-filing period, which ends on the 25th day after the annual TRIM notices are mailed. After that period expires, the Property Appraiser cannot accept an application for that calendar year.
Homestead E-file can also handle related applications
- New homestead exemption
- Widow or widower exemption
- Blind or disability exemptions
- Service-connected disability exemptions
- Transfer of Assessment Difference, commonly called portability
After opening this link
- Review the exemption types available online.
- Confirm ownership and permanent-residence eligibility.
- Prepare identification and exemption-specific documentation.
- Complete the official application.
- Keep your filing confirmation.
Senior exemptions
HCPA also administers low-income senior and long-term senior exemptions when the statutory, income, age and local taxing-authority requirements are met. Long-term senior treatment can depend on where the property is located because the applicable taxing authority must have adopted the exemption.
Review Homestead & Other ExemptionsAfter opening this link
- Find the exemption category that applies.
- Check the current-year income limitation when required.
- Review municipality or taxing-authority restrictions.
- Open the current official form or e-file route.
Hillsborough County HCPA Tax Estimator: Use It for Planning, Not as the Final Bill
The HCPA tax estimator can locate an existing property by folio, owner or address and estimate school and non-school taxes using current estimator data.
Useful for
- Comparing estimated tax components
- Reviewing an existing parcel
- Understanding school vs non-school taxes
- Planning before a purchase or exemption change
Do not use it as
- A final tax bill
- A guaranteed closing estimate
- Proof of exemption eligibility
- A substitute for Tax Collector records
Hillsborough County 2026 TRIM Notice, Value Review & VAB Petition Timing
HCPA announced that 2026 TRIM notices began mailing August 13, 2026. TRIM means Truth in Millage and is the Notice of Proposed Property Taxes, not the final annual tax bill.
Your TRIM notice is important because it shows the current assessment, exemptions, taxable values, proposed millage information and the time-sensitive process for challenging the assessment.
What to do before filing a formal VAB petition
Check property characteristics
Review living area, land size, construction details, use code, sales history and exemptions for factual errors.
Request an HCPA value review when appropriate
HCPA offers a Property Value Review process and also recommends contacting appraisal staff when you disagree with the assessment.
Prepare evidence
Comparable sales, photographs, condition information, appraisal material and documentation of factual errors can be more useful than simply stating that the value is too high.
Protect the formal deadline
An informal discussion with HCPA does not mean you should ignore the VAB deadline printed on your notice.
After opening this link
- Open Deadlines and Instructions for Filing Petitions.
- Compare the instructions with your own TRIM or denial notice.
- Open File a Petition if formal review is necessary.
- Review the evidence rules and filing fee.
- Keep the petition confirmation and evidence copies.
