Market Value, Assessed Value and Taxable Value Answer Different Questions

Just / Market Value

The Property Appraiser’s estimate of value for assessment purposes before applicable assessment limitations and exemptions.

Assessed Value

The value after an applicable Save Our Homes limitation, agricultural classification or other assessment treatment is considered.

Taxable Value

The assessed value after exemptions applicable to a particular taxing authority are deducted.

The Gilchrist County Property Appraiser determines fair and just value. Taxing authorities use those values to establish their tax bases and adopt millage rates. The Tax Collector then applies the certified roll when billing property taxes.

Buying property? A seller’s taxable value can reflect homestead exemption and accumulated Save Our Homes protection. When ownership changes and homestead is interrupted, the following year’s assessment can reset toward full just value.

Gilchrist County Homestead Exemption, 2026 Amounts & Filing Dates

Gilchrist County states that an exemption must be filed by March 1 for it to be effective for that tax year. Its exemption page also states that applications for the following year may be filed from March 2 through December 31.

Florida’s 2026 exemption codes list the first homestead exemption at $25,000. The inflation-adjusted additional homestead exemption is $26,411 for 2026 and applies to qualifying assessed value for county and municipal taxes, but not school-district taxes.

2026 senior-income limit

The Florida Department of Revenue sets the 2026 adjusted household-income limitation at $38,686 for locally adopted additional homestead exemptions for qualifying residents age 65 or older.

Senior exemption caution: the income threshold is statewide, but the additional exemption applies only where the relevant county or municipality has adopted it. Confirm local eligibility with the Gilchrist County Property Appraiser before relying on the savings.

How Agricultural Value Works

Qualifying agricultural land is assessed using a value-in-use approach rather than simply its potential market-sale value.

Gilchrist County notes that the residential homesite portion of property receiving homestead is not treated as agricultural land, and the agricultural portion is not protected by Save Our Homes.

Ownership-change rule: Gilchrist County states that agricultural classification is not transferable. If the property changes ownership, the new owner must file a new application.

Tangible Personal Property: April 1 deadline

Gilchrist defines tangible personal property as furniture, fixtures, machinery, tools and other equipment used in a business or to earn income.

Returns must be postmarked by April 1 to avoid penalties. The county states that late returns can be penalized at 5% for each month or part of a month, up to 25%.

An extension can be granted through May 15, but the extension request must reach the Property Appraiser by April 1 and must state the reason for the request.

Home on Rented or Leased Land

Gilchrist County explains that a mobile home on rented or leased land is treated as tangible personal property, with the Tax Collector issuing the applicable mobile-home license.

Before buying a manufactured home: verify both the mobile-home ownership and land ownership. The classification, title, registration and property-tax treatment can differ depending on whether the homeowner owns the land.
