Property Appraiser: Donnie Sparkman • Office: Crawfordville • Phone: 850-926-0500

The official Wakulla County Property Appraiser search is a free public lookup for real property, tangible personal property and tax-related parcel information. You can search by owner, parcel ID or location, then open the full property record to review values, sales, land data, building information, exemptions and parcel-map context.

The search also includes an advanced tool for sales research, acreage, subdivision, neighborhood, section-township-range, property use and construction-year filters. That makes it useful for more than a simple owner lookup.

01 · Start With the Right Office

Property Appraiser, Tax Collector or Clerk: Which Wakulla Office Do You Need?

A parcel search, tax payment and deed search are three different tasks. Wakulla County routes them through different constitutional offices.

Your Task Correct Office Official Starting Point
Search owner, parcel or address Wakulla County Property Appraiser Official Property Search
Review market, assessed or taxable value Property Appraiser Open the parcel’s value history.
Find parcel on an appraisal map Property Appraiser Official GIS Search
Apply for homestead or another exemption Property Appraiser Real Property & Exemptions
Search or pay property taxes Wakulla County Tax Collector Property Tax Search
Find deed, mortgage, lien or judgment Wakulla County Clerk Official Records Search

Fast rule: the Property Appraiser determines assessment values and exemptions. The Tax Collector sends and collects the tax bill. The Clerk maintains recorded legal documents. The VAB hears formal property-tax assessment disputes.

03 · Understand the Parcel

What You Can Find on a Wakulla County Parcel Record

Ownership & Location

  • Owner name
  • Mailing address
  • Property location
  • Parcel number
  • Section, township and range

Assessment Information

  • Market value
  • Assessed value
  • Exempt value
  • Taxable value
  • Save Our Homes portability when applicable

Property Characteristics

  • Acreage
  • Building areas
  • Bedrooms and bathrooms where recorded
  • Extra features
  • Land-use lines
  • Sales and transfer history

Market value, assessed value and taxable value are not the same

Value What It Means Why It Matters
Market / Just Value The Property Appraiser’s estimate of the property’s value for assessment purposes. This is the starting point before assessment limitations and exemptions.
Assessed Value Value after applicable assessment caps or classifications. Homestead and agricultural property can have assessed value below market value.
Taxable Value Value remaining after applicable exemptions. Ad valorem millage rates are applied to taxable value.
Local rural-property tip: Wakulla parcel records can show separate agricultural land lines such as timber or agricultural wetland classifications. On rural acreage around Crawfordville, Sopchoppy and inland portions of the county, do not compare the final taxable value with a small residential lot without first checking land classification and acreage.

04 · Advanced Search

Use Wakulla’s Advanced Search for Sales, Acreage, Subdivisions & Property Types

The advanced search is one of the most useful parts of the Wakulla system. It can find parcels or sales using filters that are not available in a simple owner lookup.

Open Advanced Parcel & Sales Search

Parcel Filters

  • Owner name
  • Street-number range
  • Street name
  • City
  • Subdivision
  • Neighborhood
  • Section, township and range
  • Tax district
  • Property use
  • Acreage range
  • Residential or commercial square footage
  • Original construction year

Sales Filters

  • Seller name
  • Buyer name
  • Sale price range
  • Sale-date range
  • Vacant or improved property
  • Instrument number
  • Instrument type
Example: researching Wakulla Gardens sales
  1. Open Advanced Search.
  2. Choose Wakulla Gardens from the subdivision field.
  3. Add a sale-date range if you need recent transfers.
  4. Add a price range only if the first result set is too broad.
  5. Select Find Sales.
  6. Open individual parcels to compare acreage, improvements and qualification of each transaction.
Comparable-sale warning: a nearby sale is not automatically comparable. Check whether the sale is marked qualified or unqualified, whether the parcel was vacant or improved, acreage, building size, location and property use.

05 · GIS & Parcel Map

Wakulla County Property Map Search

The official Wakulla GIS search accepts a property ID, address or owner. Use it after confirming the parcel when you need geographic context or want to compare nearby parcels.

Open Official Wakulla GIS
After opening the map
  1. Search by property ID, address or owner.
  2. Select the correct parcel result.
  3. Compare the parcel outline with the property’s location and surrounding parcels.
  4. Return to the parcel detail page for assessed values and sales.
  5. Use county planning or building agencies for zoning, permitting and buildability decisions.

Useful Map Tasks

  • Locate a parcel
  • Review neighboring parcels
  • Understand irregular parcel shape
  • Connect a property record with local geography
  • Check acreage context

Do Not Treat the Appraisal Map as

  • A certified survey
  • A final zoning determination
  • Proof of legal access
  • A title opinion
  • A building permit approval

06 · Homestead & Exemptions

2026 Wakulla Homestead, Save Our Homes & Senior Exemption Information

Wakulla requires a homestead application through the Property Appraiser. The property must meet Florida ownership and permanent-residence requirements as of January 1.

Assessment Date January 1
Regular Exemption Deadline March 1
2026 SOH Cap 2.7%
2026 Senior Income Limit $38,686

Homestead documents Wakulla lists

  • Recorded evidence of ownership such as the deed or contract
  • Social Security information for owners as required
  • Florida driver’s license or Florida identification showing the homestead address
  • Current Florida vehicle registrations with the updated address
  • Additional proof of permanent residency when requested
Open Wakulla Homestead & Exemption Information
After opening the exemption page
  1. Review the homestead eligibility rules.
  2. Gather the required identification and residency documents.
  3. Use the online application link or the DR-501 form.
  4. If moving from another Florida homestead, prepare the previous property’s address, parcel ID, county and abandonment date for portability.
  5. Verify the exemption later on your parcel record or TRIM notice.
Late homestead filing in 2026: as of this September 2026 review, the Wakulla Property Appraiser homepage states that taxpayers can still file late for homestead and should contact the office at 850-926-0500. Because late-filing rights are deadline-sensitive, contact the office before assuming your application can still be accepted.

2026 Save Our Homes cap

The statewide Save Our Homes assessment limitation for 2026 is 2.7%. For a qualifying homestead, the annual assessed-value increase is generally limited to the lower of 3% or the applicable CPI change.

The cap limits assessed value—not market value, tax rates or the total final bill.

Additional senior exemption

Wakulla’s exemption information lists an additional $50,000 homestead exemption for qualifying residents age 65 and older with limited income. The Florida Department of Revenue’s adjusted household-income limit for the 2026 tax year is $38,686.

Open Wakulla Exemption & Property Forms
Useful forms on this page
  1. Use DR-501 for homestead exemption.
  2. Use DR-501T for transfer of homestead assessment difference when portability applies.
  3. Use DR-501SC for the additional senior exemption.
  4. Use DR-482 for agricultural classification.
  5. Use the Wakulla change-of-address form when the mailing address needs correction.

07 · TPP & Agricultural Property

Business Equipment, Rental Assets & Agricultural Classification

Tangible Personal Property

Wakulla defines TPP as taxable property used in a business or rental activity that is not real estate, such as furniture, tools, machinery, signs, computers, equipment, leasehold improvements and certain rental furnishings.

Regular return deadline: April 1.

The office also provides a 2026 TPP extension request. Florida law allows an initial extension of up to 30 days and a discretionary additional extension of up to 15 days.

Agricultural Classification

January 1 is the assessment date for property classification, and the regular deadline for an agricultural-classification application is March 1.

Wakulla’s parcel system is especially useful for rural land because records can separate agricultural land lines, including timber classifications, from other land values.

08 · Property Taxes

Wakulla County Property Tax Search, Payment Discounts & Delinquency

The Wakulla County Tax Collector receives the certified tax roll from the Property Appraiser and handles tax bills, receipts and payment.

Search Wakulla Property Taxes
After opening the tax search
  1. Use only one search method at a time.
  2. Search by owner name, property location, property number or tax bill number.
  3. For an owner search, start with the last name only if a full name returns no result.
  4. For location search, select a specific tax year rather than “all years.”
  5. Open the matching property number to review the bill, taxes, non-ad valorem assessments and payment history.
Payment Timing Regular Discount / Result
November 4% discount
December 3% discount
January 2% discount
February 1% discount
March Payable without early-payment discount
April 1 Unpaid real estate taxes become delinquent and a 3% penalty is added
Why your tax bill may be more than taxable value × millage: the Wakulla Tax Collector bill can include non-ad valorem assessments in addition to ad valorem property taxes. Always read the full bill before comparing it with the Property Appraiser’s taxable value.

09 · TRIM & VAB

What to Do if Your Wakulla Property Value or Exemption Looks Wrong

The Property Appraiser’s annual calendar places TRIM notices in mid-August. Your TRIM notice shows the current proposed assessment, exemptions, proposed taxes and the exact deadline for a Value Adjustment Board petition.

1

Check the parcel record for factual errors

Review acreage, land classification, building size, year built, extra features, sales and exemption status.

2

Contact the Property Appraiser first

An informal discussion can resolve an incorrect property fact or explain how the assessment was developed.

3

Use the deadline printed on the TRIM notice

Wakulla’s Clerk states that petitions must be received by the VAB Clerk by the end of the business day on the deadline shown on the TRIM notice. A late postmark does not preserve a missed deadline.

4

File DR-486 and the applicable fee

The regular filing fee is $50. Certain timely filed homestead-denial or homestead-tax-deferral petitions are not subject to that filing fee.

5

Prepare hearing evidence early

Current VAB rules require a petitioner to provide the Property Appraiser with the evidence list, witness summary and documentation at least 15 days before the hearing.

Open Wakulla County VAB Information
After opening the VAB page
  1. Read the filing-fee and deadline instructions.
  2. Open the DR-486 Request for Hearing Petition.
  3. Use the parcel number shown on the TRIM notice.
  4. Submit the petition in person or by mail using the Clerk’s current instructions.
  5. Do not mail cash.
  6. Keep copies of your petition, payment and evidence.
A pending appeal does not automatically postpone property-tax payment. Florida’s VAB petition form explains that a required partial tax payment may still be due before delinquency while a petition remains pending.

10 · Deeds, Mortgages & Liens

Use the Wakulla County Clerk for Recorded Property Documents

The Property Appraiser parcel page is useful for ownership and assessment research, but deeds, mortgages, liens, judgments and other recorded instruments are maintained by the Clerk of Circuit Court & Comptroller.

All Wakulla Official Records are now available online. The Clerk reports that its digitization project now covers the full historical Official Records collection, including records dating back to the county’s early record books.
Search Wakulla Official Records
After opening Official Records
  1. Search by the owner or party name when researching title history.
  2. Use recording information from the Property Appraiser’s sales history when available.
  3. Open the matching deed, mortgage, lien or judgment.
  4. Use an unofficial online copy for ordinary research.
  5. Request an electronically certified copy when an official certified record is required.

Current published recording charges

Recording Item Published Fee
First page $10.00
Each additional page $8.50
More than four names $1.00 per additional name
Deed documentary stamp tax $0.70 per $100 of consideration
Legal ownership research: do not rely only on the owner name shown on a Property Appraiser page when title matters. Check the Clerk’s recorded deed and relevant liens, mortgages or other instruments.

11 · Local Search Tips

Wakulla Property Searches That Need Extra Attention

Wakulla Gardens

The advanced search includes subdivision filtering, which is useful where similar street names or numerous small lots make a basic address search too broad.

Rural Timber & Acreage

Check every land line. Agricultural or timber classifications can cause assessed and taxable values to look very different from the parcel’s overall market value.

Panacea, Shell Point & Coastal Areas

Use the appraiser map for parcel context, but confirm zoning, flood, permitting and buildability through the responsible planning, building and flood-information agencies rather than treating appraisal data as final.

St. Marks

Municipal property can be subject to a different mix of taxing authorities than an otherwise similar unincorporated parcel. Review the tax district and actual tax bill before comparing taxes.

Sopchoppy

For larger or rural parcels, compare acreage, property use and land classification before using a nearby sale as a valuation benchmark.

Recent Purchase

Check the Clerk’s recorded deed if the Property Appraiser still shows a previous owner. Different county systems can update on different schedules after recording.
