What the Orange County Property Card Is Actually Telling You
A common mistake is treating every number on the current property card as final. OCPA distinguishes current working values from certified prior-year values.
2026 “Working Value”
Current OCPA property cards can label 2026 market and assessed values as Working Value. Treat the label as a warning that the current-year figure may still be part of the active assessment cycle.
Prior-Year “Certified” Value

Why school taxable value can differ from non-school taxable value

The regular deadline to file a 2026 exemption application was March 2, 2026. OCPA’s current late-filing instructions allow a 2026 late application when the applicant meets the requirements and supplies the required late-filing and extenuating-circumstances documentation.
