Do not use aerial imagery as a survey. The Duval County Property Appraiser specifically warns buyers and sellers that its aerial imagery does not always reflect actual legal boundaries. Obtain an appropriate licensed survey when boundary accuracy matters.

JAXGIS can return broad result sets

The Duval Property Map limits search results, so a broad owner, street or area search can require narrower criteria. RE number is usually the most efficient bridge between the appraisal record and the map.

Using Duval’s Property Appraiser Sales Tool

Duval also maintains an Internet Sales Tool for viewing selected sales on a GIS map. The Property Appraiser explains that qualified sales are transactions considered representative of market activity under Florida Department of Revenue guidelines.

Qualified Sale

A transaction the Property Appraiser considers appropriate for market analysis under applicable qualification rules.

Disqualified Sale

Transactions such as certain family transfers, distressed situations or other non-arm’s-length circumstances may not be treated as representative market sales.

Comparable-sale caution: a nearby qualified sale is not automatically a valid comparable for your property. Location, property type, size, quality, condition and other appraisal factors can still matter.

The 2026 Preliminary Tax Roll was approved July 24, 2026. The Property Appraiser also publishes monthly uncertified roll, GIS and sales datasets while the current roll continues through the annual certification process.

Website-transition note: the Duval Property Appraiser announced a website transition beginning March 13, 2026. Some migrated pages can contain older-year wording beside current 2026 information. Always check the tax year printed on the parcel record, TRIM notice, form or filing page before acting.

08 · Exemption Check

Checking Homestead & Save Our Homes on a Duval Property Record

A property search can show exemption and assessment information, but eligibility and filing are handled separately by the Property Appraiser’s Customer Service/Exemptions Division.

For qualifying homestead property, the 2026 Save Our Homes assessment limitation is 2.7%. Save Our Homes limits annual increases in assessed value; it is not a cap on the tax bill itself.

Homestead Exemption

Florida homestead can reduce assessed value for a qualifying permanent residence and activates the Save Our Homes assessment limitation.

Portability

Qualifying Florida homeowners may be able to transfer some Save Our Homes assessment difference from a previous Florida homestead to a new one.

2026 filing status: timely 2026 homestead filing was due March 1, 2026. Late filing is tied by Florida law to the period ending 25 days after TRIM notices are mailed. Do not assume a current-year late filing is still available without confirming directly with the Property Appraiser.

09 · TRIM & Assessment Review

2026 Duval County TRIM Notice, Property Record Card & VAB

The 2026 Notices of Proposed Property Taxes, commonly called TRIM notices, were scheduled for mailing on August 14, 2026. A TRIM notice is not the final tax bill.

It shows the property’s market, assessed and taxable values, exemptions and proposed taxing-authority information. Current TRIM information can also be accessed through the Property Search.

Use the deadline printed on your 2026 notice. Because the Property Appraiser website is undergoing a 2026 transition and some migrated text contains mixed-year labels, verify the VAB filing deadline on your TRIM notice or directly with Duval VAB rather than copying an older deadline from another page.

Duval VAB currently states that the non-refundable filing fee can be up to $50 per parcel, with statutory exceptions for certain petitions.

Before filing a formal value petition

  1. Open the current parcel and verify its property characteristics.
  2. Review the market value rather than comparing only the tax bill.
  3. Check sales and other evidence relevant to the January 1 valuation date.
  4. Discuss the issue informally with the Property Appraiser when useful.
  5. File with the VAB by the applicable deadline if the issue is not resolved.

Taxes still matter during an appeal: taxpayers with VAB petitions generally must pay all non-ad valorem charges and at least 75% of ad valorem taxes before delinquency for value disputes. Duval VAB states that 2026 property taxes are due March 31, 2027.

Jacksonville Property Searches Can Cross Different Municipal and Tax Contexts

A Duval County property search is not limited to properties using “Jacksonville” as the city name. The county database includes the independent beach municipalities and Baldwin as well.

Jacksonville

For most parcels, RE number is the fastest way to move between PA records, JAXGIS and Tax Collector information.

Jacksonville Beach

Confirm the municipality and taxing context before comparing its tax bill with an otherwise similar Jacksonville parcel.

Atlantic Beach

Use the PA record for assessment data and the appropriate city or planning source for municipal development questions.

Neptune Beach

Do not infer municipal tax treatment from a nearby Jacksonville Beach or Jacksonville property simply because the parcels are geographically close.

Baldwin

Search by RE number or street before adding city filters because the official tutorial warns that city fields can unnecessarily narrow a valid address search.

Countywide Buyers
