Just Value, Assessed Value and Taxable Value Are Not the Same
The Gulf County Property Appraiser values property as of January 1 each year. The final property-tax bill can differ substantially from the market or just value because assessment limitations, exemptions, millage rates and other charges affect the amount due.
Just / Market Value
The Property Appraiser’s estimate of fair market value for property-tax purposes as of January 1.
Assessed Value
The value after an applicable assessment limitation, such as Save Our Homes or the non-homestead cap.
Taxable Value
The amount remaining after exemptions applicable to the particular taxing authority are considered.

Gulf County Homestead Exemption, 2026 SOH Cap & Filing Rules
Gulf County’s exemption instructions state that applications are generally made between January 1 and March 1 for the year in which the exemption is requested. The office says the initial application is made in person, with accommodations available when an applicant is confined to the home.
Most approved exemptions are later renewed automatically when the taxpayer remains eligible. If the March 1 deadline is missed, Gulf County notes that Florida law contains limited provisions for late filing under qualifying circumstances.

2026 Save Our Homes cap
Florida’s Save Our Homes assessment limitation caps the annual increase in assessed value of qualifying homestead property at the lower of 3% or the applicable CPI change. The statewide 2026 cap is 2.7%.
The cap limits qualifying assessed-value increases. It does not mean market value, millage rates, non-ad valorem assessments or the final property-tax bill can rise by only 2.7%.
Gulf County Has Specific Real-Property Rules for Mobile Homes
Gulf County’s mobile-home guidance distinguishes between homes located on land owned by the mobile-home owner and homes located on land owned by someone else.
Owner Also Owns the Land
A permanently affixed mobile or manufactured home on land owned by the same owner generally requires an RP real-property decal.
Gulf County says owners seeking an RP decal should bring the deed to the land and the mobile-home title to the Property Appraiser so staff can prepare Form DR-402.
Owner Does Not Own the Land
When the home is located on land owned by another party, an annual MH mobile-home decal is generally required through the Tax Collector.
Gulf County states that an MH decal must be renewed annually.
Gulf County Agricultural Classification Is Based on Bona Fide Commercial Use
Gulf County reviews agricultural classification under Florida law using the full facts and circumstances of the agricultural operation. Rural appearance, acreage or agricultural zoning alone does not guarantee approval.

Approved agricultural classifications are renewed annually, and Gulf County sends a renewal application each January. The renewal is due by March 1.
If an agricultural classification is denied, Gulf County says the owner has 30 days from the denial letter to file a VAB petition challenging the denial.

Gulf County TRIM Notice & 2026 Value Adjustment Board
The Property Appraiser sends the TRIM notice in August. It shows the property’s taxable value, proposed millage rates, estimated taxes and information about taxing-authority budget hearings.
If the value shown on the TRIM notice appears incorrect, Gulf County encourages taxpayers to contact the Property Appraiser and speak with an appraiser before or while considering a formal VAB petition.
The Gulf County Clerk lists 2026 VAB hearings for October 7 and October 19, 2026. Its VAB instructions list a general petition cost of $50, plus $5 for each additional approved contiguous parcel after the first.
