Gadsden Property Appraiser Is Upgrading Its CAMA System

The official Property Appraiser website currently warns that the office is upgrading its Computer Assisted Mass Appraisal system, commonly called CAMA.

During that transition, the office says some current-owner information may have been inadvertently transposed. That makes it especially important to verify a parcel before relying on the owner name shown online or on a tax bill.

Just Value, Assessed Value and Taxable Value Are Not the Same

Gadsden County’s Property Appraiser estimates property value for ad valorem assessment. The office explains that the sales-comparison approach is commonly used, while cost and income approaches may be appropriate for other property types.

Just / Market Value

The Property Appraiser’s estimate of fair market value for property-tax assessment purposes before applicable assessment limitations and exemptions.

Assessed Value

The value after an applicable assessment limitation or classification, such as Save Our Homes or agricultural classification, is considered.

Taxable Value

The assessed value remaining after exemptions applicable to a taxing authority are deducted.

Physical review: the Property Appraiser states that Florida law requires each property to be inspected at least once every five years. Field staff use those inspections to identify additions, condition changes and other property characteristics used in appraisal.
Buyer caution: a seller’s current taxable value can reflect homestead, Save Our Homes or another assessment benefit that may not continue unchanged after ownership transfers.

Gadsden County Homestead Exemption: 2026 Amounts, March 1 & SOH

The Florida homestead application used by Gadsden County requires qualifying permanent Florida residency as of January 1 and is due to the Property Appraiser by March 1.

Gadsden County Agricultural Classification: March 1, Commercial Use & Transfers

Agricultural classification can be important for Gadsden County timber, pasture, cropland, livestock and other working land. It is a tax classification based on actual qualifying use, not simply on an agricultural zoning designation.

Bona Fide Commercial Use

Gadsden County states that land must be used primarily for a bona fide commercial agricultural purpose, meaning a good-faith agricultural activity pursued for profit or a reasonable expectation of profit.

January 1 & March 1

January 1 is the statutory assessment date. The land must be in qualifying use, or reasonable efforts must have been made to place it in use, and the application must be filed by March 1.

Not transferable: Gadsden County specifically states that agricultural classification is not transferable. A sale, ownership transfer or even certain ownership-name changes can require a new application.

The current 2026 agricultural application directs applicants to complete the DR-482 and the county’s supplemental information request and return the required material to the Property Appraiser.

Tangible personal property includes business assets that are not real estate, such as furniture, fixtures, computers, machinery, office equipment, supplies, leased equipment and signage.

Gadsden County’s FAQ also explains that furnishings and fixtures used in rental condominiums, apartments and houses can be reportable tangible personal property.

Gadsden County Mobile Homes: Real Property vs Annual Decal

Mobile-home taxation depends partly on land ownership. This distinction matters in rural Gadsden County and in mobile-home communities where the home and land may have different owners.

You Own the Mobile Home & Land

A permanently affixed mobile home on land owned by the mobile-home owner is generally assessed as real property and uses an RP decal.

You Do Not Own the Land

A mobile-home owner who does not own the lot generally pays the annual mobile-home license tax and purchases the appropriate decal from the Tax Collector.

Gadsden County TRIM Notice & Value Adjustment Board Petition

Gadsden County Property Appraiser states that owners receive a Notice of Proposed Property Taxes, commonly called a TRIM notice, each August. The notice shows assessed value, exemptions, taxable value and proposed taxes.

If you believe the market value is too high or an exemption is missing, the office recommends contacting the Property Appraiser promptly. An unresolved dispute may then be taken to the Value Adjustment Board.
