Market Value, Assessed Value and Taxable Value Are Different
A Nassau County property record can show several values because Florida applies assessment limitations and exemptions after market value is established.

Assessed Value

The Property Appraiser announced in August 2026 that updated 2026 real-property values are available online. Owners should review the actual parcel record and TRIM notice rather than relying on an older tax bill.
Nassau County Homestead Exemption: 2027 Applications Are Open
Nassau’s current filing page states that 2026 homestead applications closed March 2, 2026 and that applications for tax year 2027 are now open.
If a property became your permanent residence during 2026 or earlier, you may file for the 2027 homestead exemption through March 1, 2027, provided you meet the ownership and permanent-residence requirements.

2026 Save Our Homes cap: 2.7%
Nassau County lists the 2026 Save Our Homes cap at 2.7%. Qualifying homestead assessments are generally limited to the lower of 3% or the applicable change in the Consumer Price Index, subject to Florida-law exceptions.
New improvements can be added at just value, and a qualifying homestead can lose the existing Save Our Homes cap following a change of ownership.

Florida homeowners may be able to transfer up to $500,000 of Save Our Homes assessment difference to a new qualifying Florida homestead. Nassau states that portability must be used within the applicable three-tax-year period.

Nassau County VAB Deadline, Petition Fee & Appeal Process
The Nassau County Value Adjustment Board is the formal appeal route for disputes involving property assessments, exemptions, agricultural classifications and other property-tax matters.
