Market Value, Assessed Value and Taxable Value Are Not the Same

Escambia property records can display several values. Before questioning an assessment or estimating taxes, identify which value you are actually reviewing.

Market / Just Value

The Property Appraiser’s value for property-tax assessment purposes before assessment limitations and exemptions.

Assessed Value

The value after applicable assessment limitations such as Save Our Homes or another statutory assessment cap.

Taxable Value

The assessed value remaining after exemptions applicable to a particular taxing authority have been deducted.

Check the tax year: the Property Appraiser’s published site disclaimer states that the assessment-value and exemption data shown on its public site can reflect the latest certified roll while other parcel information is updated separately. Always verify the year shown on the individual record before using a value.

Escambia County Homestead Exemption: 2026 Deadline, Requirements & SOH Cap

The Escambia County Property Appraiser listed March 2, 2026 as the 2026 exemption filing deadline. That filing date has passed, so owners dealing with a late 2026 application should contact the Property Appraiser rather than assuming a regular application can still be filed.

Florida’s first $25,000 homestead exemption applies to qualifying levies, including school district taxes. Homestead Online eligibility basics

The ESCPA online filing system states that an applicant generally must have legal or beneficial title, occupy the property as a permanent home on January 1 and have the required Florida residency documentation.

2026 Save Our Homes cap: 2.7%

For qualifying homestead property, the annual assessed-value increase is generally limited to the lower of 3% or the applicable Consumer Price Index change. The Florida Department of Revenue lists the 2026 cap at 2.7%.

The cap applies to assessed value under Save Our Homes. It does not mean market value, millage rates or the final tax bill can increase only 2.7%.

2026 Escambia Senior Exemption Income Limit & Other Benefits

Escambia’s current senior-exemption renewal system uses a 2025 adjusted gross income limit of $38,686 for the 2026 tax year. Existing senior exemption recipients at or below that amount are told that no removal action is required.

Senior Benefits

Qualifying low-income homeowners age 65 or older may receive additional benefits where adopted by the applicable local taxing authority.

Veterans & Disability

Portability

Qualifying Florida homeowners may be able to transfer all or part of their Save Our Homes assessment difference to a new Florida homestead.
