How to Search Leon County Property by Owner, Address or Parcel
Use the strongest identifying information you have, then verify the property before relying on its value or exemption information.
Open search.leonpa.gov
Start with the official Property Appraiser database rather than a copied real-estate or people-search site.
Choose the best search method
Use address for most residential searches, owner name for ownership research and parcel ID when you already have the official identifier.
Confirm the correct property
Compare owner name, site address, parcel ID, legal description and location before using the values.
Review the full parcel record
Check land and building information, market value, assessed value, taxable value, exemptions and available sale history.
Save the parcel ID
Use the parcel number when moving between the GIS map, tax estimator, TRIM notice, Tax Collector and VAB systems.
| Search Type | Best For | Practical Check |
|---|---|---|
| Owner name | Person, trust or business ownership research | Confirm the address because common names can return multiple parcels. |
| Address | Homeowners, buyers and Tallahassee property lookup | Try street number and street name if a full address fails. |
| Parcel ID | Precise property lookup | Copy the identifier from an official record when possible. |
| GIS map | Vacant land, large parcels and location questions | Match the map parcel back to the property record. |
Leon County GIS Map: Use It for Context, Not as a Legal Survey

Good Uses for Leon County GIS

- Review neighboring parcels
- Understand general parcel shape
- Research large or rural tracts
- Use measurement and map tools
- Match appraisal data with geography

- Final permit decisions
- Legal access opinions
After opening this link
- Search or navigate to the parcel.
- Confirm the parcel matches the appraisal record.
- Use measurement or layer tools only for preliminary research.
- Use recorded documents or a licensed surveyor for legal boundary questions.

2026 Save Our Homes cap
Florida’s 2026 Save Our Homes cap is 2.7%. For qualifying homestead property, the annual increase in assessed value is limited to the lower of 3% or the applicable Consumer Price Index change, subject to Florida-law exceptions.
This limit applies to assessed value. It does not mean market value, millage rates or the final tax bill can increase by only 2.7%.
Leon County Senior, Disability, Veteran & Long-Term Resident Exemptions
Limited-Income Senior Exemption
A qualifying owner who is at least 65 by January 1, already qualifies for homestead and meets the annual household-income limit may receive an additional reduction of up to $25,000 in assessed value.
The annual income limit changes, so use the current LeonPA or Florida Department of Revenue amount for the tax year being claimed.
Long-Term Senior Resident Exemption
LeonPA states that a qualifying limited-income senior may also qualify for an exemption equal to the property’s assessed value if the owner has maintained permanent residence for at least 25 years and the property’s just value was under $250,000 in the initial qualifying year.

Leon County currently lists a non-refundable $50 filing fee for each separate parcel or account, subject to statutory exceptions.

Leon County Property Research Varies Across Tallahassee and Rural Areas
Central Tallahassee
Older homes can require closer review of building characteristics, additions, permit history and recent comparable sales before judging an assessment.
Northeast Tallahassee
Subdivision and newer-home comparisons should account for differing homestead histories, recent sales and ownership-change reassessment.
Condominiums
Confirm the exact unit and parcel rather than relying on the building address alone. Similar unit descriptions can produce confusing search results.
Rural Leon County
Use GIS together with the parcel record for larger tracts, agricultural property, irregular parcels and locations where a street address gives limited context.
Recently Purchased Homes
Check the deed through the Clerk, confirm your own homestead filing and use LeonPA’s tax estimator instead of relying on the seller’s tax bill.
Development Questions
Property Appraiser maps do not decide zoning approvals, building permits, legal boundaries or development rights. Use the responsible planning, building or professional source.
