Williamson CAD Property Search: 2026 TX Records, Values & Parcel Map
The Williamson appraisal district property search is free to use and can locate property by owner, address, Property ID and other identifiers. The official WCAD system also provides 2026 values, exemptions, taxing entities, value history, land and improvement details and a parcel map.
Williamson Central Appraisal District—usually shortened to WCAD—is a separate local appraisal agency. It determines taxable property, appraisal values and exemptions. It is not the Williamson County Tax Assessor-Collector and does not control your final tax payment.
If your goal is simply to find a house or parcel, start with the WCAD search below. If you need a tax balance, deed, lien or payment receipt, use the separate county office identified in this guide.
How to Search Williamson CAD Property Records
For a normal residential lookup, start with the basic WCAD Property Search. It accepts a name, address or property identifier and is usually faster than the advanced form.
Open the official WCAD Property Search
Use the Williamson Central Appraisal District’s search system rather than a paid property-data directory.
Open Official WCAD Property SearchSearch with the strongest information you have
Try the property identifier when known. Otherwise enter the property address or owner’s name.
Confirm the correct parcel
Match the property address, owner and Property ID before using a value. Similar names can return multiple Williamson County accounts.
Check the tax year and status
The record can identify the tax year and may show a status such as Certified or Under Protest. Do not quote a value without checking both.
Save the Property ID
Keep the Property ID when opening GIS, tax, exemption or protest resources. It is more dependable than repeatedly searching by owner name.
After opening the official WCAD search
- Enter the owner, address or property identifier.
- Open the result that matches the physical property.
- Verify the Property ID and tax year.
- Review General Information, Owner Information and Value Information.
- Continue to Entities & Exemptions, value history or map information as needed.
When Address or Owner Search Is Not Enough
WCAD’s Advanced Search is unusually useful because it goes beyond owner and address. It can narrow a large result set by property characteristics and legal-description fields.
Property Identifiers
- Property ID
- CAD ID
- Property status
- Tax year
Location Fields
- Street number range
- Street name
- City
- ZIP code
- Neighborhood
Legal / Land Fields
- Subdivision or abstract
- Block
- Tract / lot
- Acreage range
You can also limit the search by property type, including real property, manufactured home, natural resource and personal property. Owner fields include owner name, business name and owner ID.
Open WCAD Advanced SearchAfter opening Advanced Search
- Enter only the fields that genuinely narrow your search.
- Use Property ID or CAD ID when you already have an official identifier.
- For land research, combine subdivision, block, tract/lot or acreage.
- Choose the correct tax year if comparing historical records.
- Open the matching property and confirm its current status.
What a 2026 Williamson CAD Property Record Can Show
A WCAD property page is more useful when you read it in sections rather than treating the market-value number as the whole record.
| WCAD Section | What to Check | Why It Matters |
|---|---|---|
| General Information | Status, property type, legal description, neighborhood, account, related properties, map number and acreage. | Confirms that you opened the correct parcel. |
| Owner Information | Owner, mailing address, ownership percentage, agent and exemptions. | Useful for tax-roll research and exemption checks. |
| Market Value | Land, improvements and total market value. | Shows WCAD’s appraised market value for the selected year. |
| Assessed Value | Appraised value and applicable cap-loss fields. | Can differ from market value because of Texas appraisal limitations. |
| Entities & Exemptions | County, city, school, MUD, ESD and other taxing entities plus exemptions and taxable values. | Explains why two nearby properties can have different taxes. |
| Value History | Prior market, appraised and assessed values. | Useful for seeing how the account changed over time. |
Why assessed value can rise when market value falls
WCAD specifically warns homeowners that a homestead’s assessed value can continue increasing under the 10% appraisal-cap rules until assessed value catches up with market value. A decline in market value therefore does not automatically mean assessed value must decline by the same amount.
Williamson CAD Map: Search, Select, Export & Print Parcels
WCAD provides an interactive parcel map for spatial research. The district describes the mapping application as a tool to search, select, export and print property information.
Useful Map Tasks
- Locate the parcel geographically
- Compare adjacent parcels
- Confirm general parcel shape
- Research subdivision and land context
- Use map-number context
- Export or print available map information
Do Not Treat the Map As
- A professional boundary survey
- A title opinion
- Proof of legal access
- A final easement determination
- Permit or development approval
After opening the parcel map
- Find the parcel using the search or map controls.
- Match it to the Property ID from the WCAD record.
- Review nearby parcels before making comparisons.
- Use export or print tools when you need a working reference.
- Use a survey and recorded documents for legal-boundary questions.
File Williamson County Homestead Through the WCAD Property Record
WCAD’s online exemption system begins with the property search. Once you locate your parcel, the property page provides the homestead filing route.
Find your property in WCAD Property Search
Verify the address and Property ID before beginning the application.
Use the HS Exemption link on the property record
WCAD’s online filing process pre-fills property information from the appraisal record.
Complete the exemption application
Select the exemption for which you qualify and provide the requested ownership and residency information.
Upload required documents
WCAD notes that attached document file extensions should be lower-case, such as .jpg rather than .JPG.
Keep the successful-submission confirmation
The online system provides an immediate confirmation when the application is submitted successfully.
Before filing an exemption
- Confirm the property is your qualifying residence when applying for homestead.
- Check that your Texas driver’s license or ID shows the required property address.
- Locate the correct property in WCAD.
- Use the official HS Exemption filing link rather than a paid third-party service.
- Save your online confirmation after submission.
2026 Texas homestead amounts worth recognizing
Texas law now requires school districts to provide a $140,000 general residence homestead exemption. School districts also provide an additional $60,000 exemption for qualifying homeowners age 65 or older or disabled. Other local-option exemptions depend on the individual taxing unit.
Williamson CAD 2026 Protest Deadline, Online Appeal & ARB Process
The regular 2026 WCAD protest deadline was May 15, 2026 for most properties, or 30 days after the Notice of Appraised Value was delivered when that produced a later deadline.
How the normal WCAD protest process works
Review the Notice of Appraised Value
Verify ownership, mailing address, exemptions, property characteristics and the proposed market value.
File before the deadline
Eligible owners can file online using the passcode on the appraisal notice. Written protests can be mailed or delivered in person.
Use the online appraisal review when offered
The online process may provide a settlement offer. Accepting the offer finalizes the appeal for that tax year.
Prepare for the ARB hearing if unresolved
The Appraisal Review Board is separate from WCAD and makes the formal determination after hearing evidence.
WCAD’s 2026 protest instructions state that an owner requesting the district’s hearing evidence should make the request at least 14 days before the scheduled hearing.
Review WCAD Protest InstructionsAfter opening the protest page
- Confirm the deadline shown on your own appraisal notice.
- Check whether your property is eligible for online protest.
- Keep the current-year online passcode from your notice.
- Upload evidence relevant to the tax year being protested.
- If the deadline has passed, review late-protest rules rather than assuming the regular portal can still be used.
Use Williamson County Tax Office for the Actual Tax Bill
WCAD determines taxable property, values, ownership for appraisal purposes and exemptions. The Williamson County Tax Assessor-Collector handles tax collection.

Why There Is No Single Williamson County Property Tax Rate
A WCAD property record can list several taxing entities. Depending on location, the account may include Williamson County, a city, school district, emergency-services district, MUD, road or flood-control district and other special units.
That is why a Georgetown, Hutto, Leander, Round Rock or Austin-address property can have a different combined rate from another property only a few miles away.
Use WCAD For
- Which taxing entities apply
- Exemption amounts by entity
- Taxable value by entity
- Property value and assessment history
Use the Tax Database For
- 2026 proposed and adopted tax information
- Taxing-unit rate context
- Final tax bill and balance
- Payment and receipt records
Use the Williamson County Clerk When Legal Documents Matter
WCAD’s owner information is designed for appraisal administration. The Williamson County Clerk records land documents, liens, plats, releases of liens, IRS liens, restrictions and other Official Public Records.
| You Need | Best Source | Reason |
|---|---|---|
| Tax-roll owner | WCAD | Fast appraisal-record lookup. |
| Recorded deed | County Clerk | Deeds are Official Public Records. |
| Recorded lien or release | County Clerk | The appraisal record is not a complete lien search. |
| Plat or restrictions | County Clerk | These are recorded land documents. |
| Tax payment receipt | Tax Assessor-Collector | WCAD does not issue the final payment receipt. |
After opening the Clerk records page
- Choose the Official Public Records search.
- Use the owner or party name connected with the property.
- Review document type, recording date and document details.
- Use the recorded document—not the WCAD owner field—when legal title history matters.
