Travis Appraisal District Property Search: Free Owner, Address, Account & Map Lookup
The official Travis appraisal district property search is free and provides access to the Travis Central Appraisal District database. You can search by owner name, property address, account number or doing business as (DBA).
TCAD also provides a map search, appraisal values, exemption information and protest resources. The appraisal district determines property values, but it does not set your tax rates or collect your final property-tax bill.
Use the Travis County Tax Office for bills and payments, and use the Travis County Clerk when you need deeds, mortgages, liens or other recorded real-property documents.
TCAD Search, Tax Bill or Deed Search — Which Office Do You Need?
Texas separates property appraisal, tax collection and recorded land records. Using the wrong office is one of the easiest ways to waste time.
| What You Need | Correct Office | Official Starting Point |
|---|---|---|
| Search owner, address, account or DBA | Travis Central Appraisal District | TCAD Property Search |
| Check market or taxable value | TCAD | Open the correct property account. |
| Apply for homestead exemption | TCAD | Homestead Exemptions |
| Protest appraised value | Travis Appraisal Review Board / TCAD process | Protest Process |
| Search or pay property-tax bill | Travis County Tax Office | Tax Account Search |
| Find deed, mortgage or lien | Travis County Clerk | Real Property Records |
How to Use the Travis Appraisal District Property Search
TCAD states that its entire property database can be searched online. The four primary search methods are owner name, property address, account number and DBA.
Open the official TCAD property-search page
Start at the appraisal district’s own search gateway rather than an unrelated property-directory website.
Open Official TCAD SearchAfter opening this link
- Select the blue PROPERTY SEARCH option.
- Allow the official search system to load.
- Choose owner, address, account or DBA.
- Open the matching property account.
Use account number when you already know it
An appraisal account number is usually the cleanest way to identify one property without sorting through similar names or addresses.
Broaden an address search when needed
TCAD recommends entering fewer words if a property does not appear. If necessary, search only the first word of the street name or omit the street number.
Avoid street suffixes
The official search tips warn that suffixes and abbreviations such as St, Dr, Ln, Ave, Rd or Cv can affect results.
Verify the result before relying on it
Match the property address, account number, owner details and available appraisal information before using the record for a financial or filing decision.
| Search Method | Best Use | Practical Tip |
|---|---|---|
| Owner Name | Finding property associated with a person or entity | Confirm the property address because one owner may have multiple accounts. |
| Property Address | Homes, businesses and known locations | Remove suffixes or enter fewer street words if no result appears. |
| Account Number | Precise property-account lookup | Use the number from an official appraisal or tax record. |
| DBA | Business personal property accounts | Useful when the business name is known but the legal owner name is not. |
Travis CAD Map Search: Parcel Location, Geographic ID & Mapping
The TCAD property-search page also provides a dedicated MAP SEARCH option. This is useful when geographic context is more helpful than an owner-name lookup.
Useful Map Tasks
- Locate a property geographically
- Review nearby appraisal parcels
- Connect an account with its map location
- Research land and development context
- Work with a property’s Geographic ID
Do Not Treat TCAD Mapping As
- A legal boundary survey
- Proof of ownership
- Guaranteed zoning approval
- A title search
- Proof of legal access or easements
After opening this link
- Select MAP SEARCH instead of PROPERTY SEARCH.
- Locate or search the property.
- Confirm it against the account information.
- Use survey or deed records for legal boundary issues.
2026 TCAD Appraisal Roll & Residential Homestead Snapshot
TCAD’s 2026 market-value release provides useful countywide context for property owners reviewing an individual account.
More than 427,000 Travis County property owners were included in the 2026 appraisal-notice mailing process. TCAD also reported that single-family residential market values declined about 1.8% on average, while growth in healthcare, industrial and office commercial property helped increase the overall appraisal roll.
Market Value
The value TCAD estimates a property would sell for as of January 1 under the applicable Texas appraisal rules.
Net Appraised Value
The reduced value after an applicable homestead cap or qualifying circuit-breaker limitation is considered.

Travis County Homestead Exemption: 2026 Filing, Verification & Tax Savings
If you own and occupy your home as your principal residence, you may qualify for a Texas residence homestead exemption. TCAD accepts applications online, by mail and at its Austin office.
Texas law currently requires school districts to provide a $140,000 general residence homestead exemption. Qualifying homeowners age 65 or older or disabled can receive an additional $60,000 school-district exemption, subject to Texas eligibility requirements.
TCAD states that applying is free and homeowners do not need to pay a company to file for them. A valid Texas driver’s license or DPS ID showing the property address is required for the standard identification process.
Apply or Review Homestead InformationAfter opening this link
- Review the residence-homestead eligibility rules.
- Choose the online or paper application route.
- Prepare a Texas driver’s license or ID showing the property address.
- Submit the application to TCAD.
- Check the property search later to verify the exemption appears on the account.
2026 exemption verification program
Texas appraisal districts must periodically review homestead exemptions. TCAD audits its exemption records at least once every five years and may send a verification or reapplication notice when it cannot independently confirm continued eligibility.
10% Homestead Cap vs 20% Circuit Breaker in Travis County
Texas appraisal limitations can make a property’s market value higher than the net appraised value used in the tax calculation. The limitation depends on the type of property and eligibility.
Residence Homestead — 10% Cap
A qualifying residence homestead can receive a limitation that generally restricts annual growth in appraised value to 10% plus the value of new improvements, subject to Texas law.
The benefit begins after the ownership and qualification requirements for the cap have been met.
2026 Circuit Breaker — 20% Limitation
For 2026, qualifying non-homestead real property valued at $5.16 million or less can receive a 20% limitation on net appraised value.
TCAD states that the property must generally have been owned for at least one full calendar year. The benefit is applied automatically when the property qualifies.

Travis CAD Business Personal Property Search & Rendition Deadline
TCAD’s DBA search can help identify business personal property accounts. Business owners may also have an annual rendition obligation for tangible personal property used to produce income.
TCAD lists furniture, fixtures, equipment, machinery, computers, inventory, raw materials, finished goods and work in progress among property that may need to be rendered when used in a business or to produce income.
A timely written extension request can extend the rendition deadline from April 15 to May 15. TCAD’s online portal does not accept late renditions.
Review TCAD Rendition RequirementsAfter opening this link
- Review who must render business property.
- Identify the assets used to produce income.
- Open the current rendition filing option.
- If a deadline has passed, contact TCAD rather than assuming the online portal can accept a late filing.
Travis County Property Value Protest: Deadline, Evidence & ARB Hearing
TCAD’s regular protest deadline is May 15 or 30 days after the Notice of Appraised Value is mailed, whichever is later.
By September 2026, the regular protest period has already passed for most owners whose appraisal notices were mailed during the normal spring cycle. A later notice or a separate statutory issue may have a different deadline, so use the date tied to your notice.
Review the property account and notice
Check market value, property characteristics, exemptions, account information and the mailing date on your Notice of Appraised Value.
File before the applicable statutory deadline
TCAD accepts protests online, by mail and in person. Online filers can access appraisal-district evidence through their account.
Upload evidence
Evidence can include relevant sales, photographs, property-condition information, independent appraisal material or factual corrections.
Review the informal settlement process
TCAD may provide a settlement offer and allows one informal meeting per property. Meetings can be offered by phone or video conference.
Attend the ARB hearing if unresolved
The Travis Appraisal Review Board is separate from TCAD staff and hears unresolved property-tax protests.
After opening this link
- Read the current deadline rule.
- Review market, net appraised and taxable value definitions.
- Open the online protest portal if a filing right is still available.
- Download or review TCAD’s evidence.
- Follow the hearing instructions if the dispute is not resolved informally.
TCAD Does Not Set Your Tax Rate — Use TravisTaxes.com for Proposed Taxes
Appraisal districts determine property values. Cities, counties, school districts and special districts adopt budgets and tax rates that determine the property-tax levy.
For 2026, TCAD directs property owners to TravisTaxes.com to review proposed tax rates and see how local budget and rate decisions may affect their property.

Travis County Property Research Can Change by City, School District & Taxing Unit
Austin
A property with an Austin mailing address may have multiple taxing entities. Use the actual TCAD account rather than estimating taxes from city name alone.
Pflugerville
Check the taxing units attached to the property instead of assuming every Pflugerville-area parcel has identical tax rates or exemptions.
Lakeway
For higher-value residential property, compare market value, homestead cap, exemptions and taxing-unit information separately.
Manor & Eastern Travis County
Rapid development and new construction can materially affect market value. Review new improvements as well as land value.
Unincorporated Travis County
A county mailing address does not tell you every taxing unit. Use TravisTaxes.com and the property account to identify the entities that actually apply.
Business Property
DBA search can help locate business accounts, while rendition obligations are handled separately through TCAD’s business-personal-property process.
