Sarasota County Property Appraiser Website 2026: Official Sign-In, Search & Online Services

Sarasota County, Florida · 2026 Website Guide
Property Appraiser: Bill Furst Official domain: SarasotaPropertyAppraiser.gov Phone: 941-861-8200

The Sarasota County Property Appraiser website does not use one universal account sign-in. The correct online route depends on what you are trying to do.

Public real-property search does not require an account. Homestead exemption uses a separate online application and status-check system. Tangible Personal Property eFile is the main Property Appraiser service that requires an account number and password.

Quick answer: If you only want to find an owner, address, parcel ID, value, exemption or 2026 TRIM notice, open the public Property Search — there is no sign-in. If you need to file an existing Tangible Personal Property account online, use the separate TPP eFile login.
Independent website notice: Property-Appraisers.org is not the Sarasota County Property Appraiser. Do not enter passwords, Social Security numbers, exemption documents or account credentials on this site. Private filings should be completed only through the official government services linked in this article.

03 · Tangible Personal Property Login

Sarasota County TPP eFile Sign-In: Who Can Use It?

The Tangible Personal Property eFile system is the main Sarasota Property Appraiser service that uses a traditional account sign-in.

Existing TPP Account

Existing tangible accounts can file online using the account number and password issued for the account.

The Property Appraiser states that a new password is sent out in January.

First-Time TPP Filer

The online eFile system is not available to first-time filers.

First-time filers should use the DR-405 filing instructions and the current Property Appraiser form process instead of trying to create an online login.

2026 filing deadline: the Sarasota Property Appraiser lists April 1 as the deadline to file a Tangible Personal Property return or request an extension.
Open Official TPP eFile Login
After opening the TPP eFile login
  1. Confirm you already have an existing tangible personal property account.
  2. Use the account number assigned to that business-property account.
  3. Enter the current password issued for the account.
  4. Complete the return and review the reported business assets carefully.
  5. After filing, retain the PDF copy provided by the system for your records.

If you are filing DR-405 on paper

The Property Appraiser says the original paper DR-405 must be signed by the owner or authorized agent. The filing may be mailed to:

Sarasota County Property Appraiser — TPP Department
2001 Adams Lane
Sarasota, FL 34237-7090
Do not create credentials on an unofficial site. TPP account information relates to taxable business assets. Use only the SarasotaPropertyAppraiser.gov eFile route for the official online return.

04 · Homestead E-File

Homestead Filing Uses an Application — Not a Normal Website Account

The online homestead service begins an exemption application rather than asking you to create a permanent website username and password.

Recently purchased property: the online application states that the property must already reflect ownership in your name. The office asks new owners to allow approximately 30 days from closing for the deed and ownership change to be processed.

Information to have ready

  • Valid Florida driver license or Florida ID number and issue date
  • Vehicle registration details when applicable
  • Florida voter-registration information when applicable
  • Permanent Resident Alien Card when applicable
  • Date of birth
  • Social Security number and spouse information when required
  • Property purchase and occupancy dates
  • Previous residence and other-property information
  • Telephone and applicable employment information
  • Mailing address shown on the most recent IRS return
Married applicants: the official application states that married couples who are both filing should complete their applications during the same application session.
Start Official Homestead E-File
Before starting the online application
  1. Search the property first and confirm ownership is shown correctly.
  2. Make sure the property was your qualifying permanent residence as of January 1 for the year requested.
  3. Gather the identification and residency information listed above.
  4. Complete all applicants in the same session when the official instructions require it.
  5. Save the confirmation code or application ID after submission because it is needed to check status later.
Regular exemption deadline: March 1 is the timely filing deadline for homestead and several other property-tax exemptions and classifications.

05 · Check Application Status

How to Check a Sarasota Homestead Application After Filing

You do not need a general Property Appraiser login to check a submitted homestead application.

Use One Application Identifier

Enter either the confirmation code from the hold slip or the application ID shown on your copy of the application.

Applicant Name Is Also Required

The status tool requires the applicant name along with the application ID or confirmation code.

Check Homestead Application Status
After opening the status checker
  1. Locate your confirmation code or application ID.
  2. Enter one of those identifiers.
  3. Enter the applicant name in the requested format.
  4. Run the status check.
  5. If the application is on hold, follow the document instructions in the notice rather than starting another application.

Submitting requested supporting documents

The Property Appraiser allows exemption-supporting documents to be sent to CustomerService@SarasotaPropertyAppraiser.gov, faxed to 941-861-8260, or mailed to the Exemptions department at the main office.

Florida government email can be subject to public-records law. Do not send information by email merely because it is convenient if the office’s instructions offer a method better suited to sensitive documents.

06 · 2026 TRIM Notice

View the 2026 Sarasota County TRIM Notice Through Property Search

The Property Appraiser mailed the 2026 Notices of Proposed Property Taxes, commonly called TRIM notices, on August 17, 2026.

You do not need to sign in to view a parcel’s available TRIM notice. Search for the property, open the correct parcel and use the 2026 TRIM option shown with the property record.

TRIM is not the final tax bill. It shows assessment, exemption and proposed-tax information before the Tax Collector issues the final bill.
Find Property & 2026 TRIM
How to reach the 2026 TRIM notice
  1. Search the parcel by address, owner or parcel/account number.
  2. Verify you have the correct property.
  3. Open its detailed property record.
  4. Use the 2026 TRIM option near the top of the parcel record.
  5. Compare the assessment and exemptions with your records before deciding whether an appeal is necessary.

2026 VAB deadline

The Sarasota County Clerk lists Friday, September 11, 2026 as the deadline to file a 2026 Value Adjustment Board petition.

The standard VAB filing fee is $50 per petition. The VAB system is administered by the Clerk, not by the Property Appraiser website.

Open Sarasota County VAB Information
After opening the VAB page
  1. Confirm that your issue concerns value, classification, exemption or another VAB-eligible matter.
  2. Check the filing deadline shown for the current tax year.
  3. Review the filing fee and evidence requirements.
  4. Use the Clerk’s petition system, not the Property Appraiser’s TPP or homestead portal.

07 · Tax Bills & Estimator

Property Appraiser Website vs. Sarasota Tax Collector Website

The Property Appraiser determines values and exemptions. The Sarasota County Tax Collector handles the actual property-tax bill and payment.

Use the Property Appraiser For

  • Market and assessed value
  • Taxable value
  • Homestead and other exemptions
  • Parcel and ownership information
  • Tax-estimator research

Use the Tax Collector For

  • Current tax bill
  • Tax-payment status
  • Online payment
  • Early-payment discounts
  • Delinquent-tax information

Sarasota Property Appraiser tax estimator

The estimator asks for a property address, account/parcel number or municipality, estimated purchase price, portability information and expected homestead status.

The office cautions that the estimator uses the most recently certified millage rates and does not include every additional exemption or every future non-ad valorem change.

Open Official Tax Estimator
After opening the estimator
  1. Read and accept the estimator limitations.
  2. Enter the property address or parcel/account number.
  3. Enter the estimated purchase price.
  4. Indicate whether portability may apply.
  5. Indicate whether the property will receive homestead.
  6. Use the result as an estimate only, not as a future guaranteed bill.
Open Sarasota Property Tax Information
When you need the actual tax bill
  1. Leave the Property Appraiser website once your parcel and values are confirmed.
  2. Open the official Sarasota County Tax Collector property-tax service.
  3. Locate the correct tax account.
  4. Review the bill and payment status before submitting payment.
  5. Keep the Tax Collector’s payment confirmation or receipt.

08 · Sign-In & Website Troubleshooting

Problem Likely Reason Best Next Step
Property search asks for no password That is normal; public property search is open access. Search using at least one supported field.
TPP eFile login does not work Incorrect account number/password or first-time filing Confirm the current account credentials. First-time filers must use the DR-405 process.
Newly purchased home does not appear in your name Ownership update may still be processing The online homestead application advises allowing about 30 days after closing for deed processing.
Homestead status search fails Missing/incorrect application ID, confirmation code or applicant-name format Use the identifier saved from the application and the applicant name.
You need a deed, mortgage or lien That record belongs to the Clerk, not the Property Appraiser Use Sarasota Clerk Official Records.
You need to pay the tax bill Tax collection is a separate office Use the Sarasota County Tax Collector.
Account-security rule: do not send a TPP password, Social Security number, Florida ID details or exemption documents to an unofficial property-search website for “login help.” The Property Appraiser can assist through its official phone, email and office channels.
