Orange Property Appraiser Official Website 2026: Online Tool

Official Orange County Property Appraiser Website & Online Tools

Orange County, Florida · 2026 Website Guide
Property Appraiser: Amy Mercado, MBA • Main Office: Orlando • Phone: 407-836-5044

The official Orange County Property Appraiser website is the county’s starting point for property searches, owner and parcel records, residential and commercial property data, exemption information, GIS maps, sales research, tax estimation and Tangible Personal Property filing.

The current OCPA web application runs at the official ocpafl.org domain and its ocpaweb.ocpafl.org property application. If your goal is simply to find a property, start with the official site rather than a commercial directory that copies county data.

Property-tax payments are handled separately by the Orange County Tax Collector, and deeds, mortgages and liens are recorded by the Orange County Comptroller. This page shows which online tool to use and what to do after opening it.

01 · Website Tool Directory

Which OCPA Online Tool Should You Use?

The Orange County Property Appraiser homepage contains more than a basic parcel lookup. Choosing the correct tool first is faster than trying to make one search screen answer every property question.

Online Tool Use It For Important Detail
Property Search Owner, address, sales, property use, foreclosures and parcel research Best starting point for most property questions.
Residential Parcel Search Single-family, condominium, townhouse, vacant land, multi-family and manufactured-home records Lets you drill down by residential property type.
NearBy Properties Finding parcels near your current location Official site describes a mobile GPS search for properties within 250 feet.
Map Search Parcel geography and nearby-property context Reference map only; not a survey.
Tax Estimator Estimating property taxes before buying or selling An estimate is not the Tax Collector’s final bill.
Sales Analysis Researching property sales and market information Useful when reviewing an assessment or comparing sales.
Homestead Online Exemption applications and exemption guidance Eligibility and filing dates matter.
TPP Online Tangible Personal Property tax-return filing Requires the account number and PIN supplied by OCPA.
Open OCPA Tool Dashboard
After opening the official dashboard
  1. Choose Property Search if you need a specific parcel.
  2. Use Maps when your question is geographic.
  3. Use Tax Estimator when planning for a purchase or sale.
  4. Use Exemptions or Homestead Online for exemption filing.
  5. Use the Tax Collector—not OCPA—when you are ready to pay a property-tax bill.

03 · Property Record Card

What You Can Find on an Orange County Property Card

A current OCPA property card can contain much more than the owner’s name. The exact fields depend on the parcel, but the record is designed to combine appraisal, exemption, property-characteristic and tax information.

Property & Ownership

  • Owner name
  • Physical address
  • Mailing address
  • Parcel ID
  • Property use
  • Municipality

Values & Benefits

  • Land value
  • Building value
  • Market value
  • Assessed value
  • Homestead benefits
  • Save Our Homes cap

Tax Detail

  • Taxing authorities
  • Taxable value
  • Millage rates
  • Estimated or certified taxes
  • Non-ad valorem assessments
  • Exemption tax savings
Check the status label and tax year. The OCPA property card can display current-year working or proposed information alongside prior-year certified values. Make sure you are reading the correct year before comparing taxes.
Do not use the seller’s tax amount as the buyer’s guaranteed future bill. Homestead, Save Our Homes history, ownership changes and exemptions can cause the new owner’s assessed and taxable values to differ substantially.

04 · GIS & Map Search

Use the OCPA Map to Identify Parcels and Nearby Property

The Orange County Property Appraiser maintains a GIS-style map viewer for parcel research. It is useful when an address alone does not explain parcel location or when you need geographic context around nearby properties.

Good Uses for the Map

  • Locate a parcel geographically
  • Compare nearby parcel locations
  • Use coordinates or map context
  • Research adjoining property
  • Confirm general parcel configuration

Do Not Treat It As

  • A certified boundary survey
  • Legal proof of an easement
  • A title determination
  • Final development approval
  • A substitute for recorded documents
Open Official OCPA Map
After opening the map
  1. Use the map search to locate the property or area.
  2. Zoom to the parcel level.
  3. Confirm the parcel against the Property Appraiser record.
  4. Use map tools only as reference information.
  5. For legal boundaries, obtain the appropriate survey or recorded document.
The official OCPA map itself states that it is for reference only and is not a survey.

05 · Tax Estimator & Sales Tools

Tax Estimator, Sales Analysis and Nearby Property Tools

The official website includes tools for users who need more than a parcel card. They are particularly useful when comparing properties before a purchase or reviewing a value.

Tax Estimator

Use the estimator to model property taxes when buying or selling. Select information carefully because exemptions, taxing districts and property status can change the result.

Sales Analysis

Use official sales information when researching comparable sales or reviewing the context behind an assessment.

NearBy Properties

OCPA’s mobile Nearby tool can use device location to identify Orange County properties within approximately 250 feet.

Open Official Tool Dashboard
How to reach the Tax Estimator
  1. Open the OCPA dashboard.
  2. Find the Tax Estimator Tool under the site’s quick links.
  3. Use the property information requested by the estimator.
  4. Check that the correct exemptions and taxing district assumptions are being used.
  5. Treat the result as an estimate rather than a final tax bill.
Why an estimate can differ from the final bill: the Tax Collector ultimately bills certified taxable values, adopted millage rates and applicable non-ad valorem assessments. A planning tool cannot guarantee the final amount.

06 · Homestead & Exemptions

2026 Homestead Filing Status and Late Application Rules

The regular deadline for a 2026 Orange County exemption application was March 2, 2026. OCPA currently provides a late-filing process for qualifying applicants who owned and occupied the home before January 1 and can document extenuating circumstances.

Current 2026 late-filing date: OCPA instructs late applicants to complete the application, supporting documents and 2026 Late Filing/Extenuating Circumstances Form by September 18, 2026.

Documents OCPA identifies for homestead filing

  • Florida driver’s license with the application property address, or Florida ID for a non-driver
  • A second qualifying proof such as vehicle registration or voter registration
  • Declaration of Domicile when used as the alternative second proof and recorded before submission
  • Completed exemption application
  • Additional documents required for the particular exemption
Open Official Homestead Page
After opening the Homestead page
  1. Review the exemption eligibility information first.
  2. Confirm the tax year you are applying for.
  3. Gather residency documents before starting the filing.
  4. If filing late for 2026, include the required late-filing circumstances form.
  5. Keep a copy of the submitted application and documents.
A Homestead Exemption application is handled by the Property Appraiser. It is not filed through the Orange County Tax Collector payment site.

07 · TPP Online Filing

Orange County Tangible Personal Property Online Filing

Businesses and other taxpayers with a Tangible Personal Property account can use OCPA’s online return system when the account is eligible for online filing.

What You Need

  • TPP account number
  • PIN supplied by OCPA
  • Property and asset information
  • Supporting documents needed for the return

Before You Start

  • The online session is limited to about 60 minutes.
  • JavaScript must be enabled.
  • Pop-ups must be allowed.
  • OCPA states Adobe Acrobat Reader is needed to view and print the receipt.
Open Official TPP Filing Instructions
After opening TPP instructions
  1. Locate your account number and mailed PIN.
  2. Gather the information needed for the return before logging in.
  3. Allow JavaScript and pop-ups.
  4. Complete the return within the online session.
  5. Save or print the filing receipt.
Missing PIN? OCPA directs taxpayers to request TPP PIN help at tppinfo@ocpafl.org.
Confidential TPP accounts: OCPA states that confidential accounts cannot use the online filing option. Those taxpayers should use the official fillable form and follow the office’s secure email or mail instructions instead.

08 · Tax Bills & Payments

The Property Appraiser Does Not Collect Your Orange County Property Tax

OCPA prepares the real estate and Tangible Personal Property tax rolls, determines property value, maintains appraisal records and administers exemptions. The Orange County Tax Collector handles the resulting property-tax bill and payment.

Payment Month Normal Discount / Status
November 4% discount
December 3% discount
January 2% discount
February 1% discount
March Full amount due by March 31
April 1 Unpaid real estate taxes become delinquent
Open Official Orange County Property Tax Information
After opening the Tax Collector page
  1. Use the property-tax record search.
  2. Search by owner, parcel ID or location address.
  3. Confirm the correct account and tax year.
  4. Review the balance and payment status.
  5. Use the official payment service when ready to pay.
Installment plan: the Tax Collector offers a quarterly installment option for qualifying accounts. The application must be submitted by the published spring deadline, and prior-year taxes must meet the eligibility rules.

09 · 2026 VAB Appeals

Orange County 2026 Value Adjustment Board Deadline and Filing Fee

If a factual discussion with OCPA does not resolve a value, exemption or classification issue, a taxpayer may have the right to petition the Orange County Value Adjustment Board.

2026 Valuation Deadline September 18, 2026
Standard Filing Fee $50
VAB Phone 407-836-5447

Valuation petitions are due by the 25th day after the Property Appraiser mails the TRIM notice. Orange County’s published 2026 valuation-petition deadline is Friday, September 18, 2026.

Current filing-system note: the 2026 VAB page has warned that the online petition portal may be under construction and lists mail and in-person alternatives. Check the live VAB page immediately before filing rather than assuming online filing is available.

  2. Confirm the deadline for that petition type.
  3. Download or complete the correct state petition form when required.

10 · Deeds & Official Records

Use the Orange County Comptroller for Deeds, Mortgages and Liens

The OCPA property card can display deed references and ownership information, but the recorded legal document itself is maintained in Orange County Official Records.

Property Appraiser Website

  • Parcel ID
  • Tax-roll owner
  • Property characteristics
  • Assessment values
  • Exemptions
  • Deed references where available

Comptroller Official Records

  • Deeds
  • Mortgages
  • Satisfactions
  • Claims of lien
  • Final judgments
  • Notices of commencement
Open Orange County Official Records
After opening Official Records
  1. Open the Official Records Search.
  2. Search all reasonable name variations.
  3. Use grantor, grantee, either party, document number or date information when available.
  4. Open the matching recorded document.
  5. Use the Comptroller’s certified-copy service when an official certified copy is required.
The Comptroller states that Official Records documents available through the website can be viewed and printed, but users should search name variations carefully because the index is a guide to the recorded documents.

11 · Website Troubleshooting

What to Do When the OCPA Website or Property Search Does Not Load

The Orange County Property Appraiser application is JavaScript-dependent. Some property-card pages also display explicit troubleshooting instructions when records cannot be retrieved.

Problem Likely Check Practical Fix
Page only says “Loading” JavaScript may be disabled or blocked. Enable JavaScript and reload the official OCPA page.
Property search returns an error Search parameters may not match a current parcel. Try a cleaner address, owner name or parcel ID.
Every search fails on one network OCPA states firewall blocking can sometimes affect access. Try another device or network before assuming the site is down.
TPP filing will not proceed JavaScript, pop-ups, PIN or confidential-account status. Follow OCPA’s TPP instructions and use email/mail if the account is confidential.
Owner or mailing address appears wrong A recorded deed or address change may not yet be reflected. Verify the deed in Official Records and contact OCPA Deeds & Research or the appropriate department.
Website assistance: the OCPA office lists 407-836-5044 as its main contact number. Have the parcel ID and property address ready when calling about a search or property-card problem.
