05 · 2026 Assessment Context

How Loudoun County Real Estate Assessments Work in 2026

Virginia real estate is assessed at 100% of fair market value. Loudoun reassesses property annually, with the assessment representing value as of January 1.

Assessment notices for 2026 were mailed in February. Loudoun explains that valuation staff review physical property information and market evidence, including valid sales from the prior year.

2026 local market context: Loudoun’s budget materials report that the taxable real-property portfolio increased about 12% during 2025. Commercial real-property value increased about 30.5%, driven heavily by data centers, which added roughly $13 billion and reached about $52 billion in real-property value.

Before assuming the assessment is wrong

  • Confirm living area and building characteristics.
  • Review land acreage and property type.
  • Check whether new construction was added.
  • Open the parcel’s neighborhood sales information.
  • Compare properties with similar age, size, acreage and amenities.
  • Separate disagreement with market value from disagreement with the tax rate.
Useful Loudoun feature: the county directs owners to open their property record and use the parcel’s neighborhood-sales information when reviewing comparable sales used around the assessment date.

07 · Assessment Review & Appeal

2026 Loudoun Assessment Appeal Deadlines & What Evidence Helps

Assessment Date January 1, 2026
Notice February 2026
Administrative Review March 16 Deadline
BOE Appeal June 1 Deadline

Loudoun provides three main routes for challenging an assessment: an administrative review through the Commissioner of the Revenue, an appeal to the Board of Equalization, and a separate Circuit Court appeal.

1

Check the underlying property data

If living area, condition or another property characteristic is inaccurate, call 703-777-0269 to discuss an inspection with an appraiser.

2

Review comparable sales

Open your parcel record and review neighborhood sales. Focus on genuinely similar properties rather than simply finding a lower assessment nearby.

3

Identify the basis of your appeal

Loudoun recognizes issues such as incorrect fair market value, inaccurate property characteristics or lack of uniformity with comparable properties.

4

Use the correct appeal level

The 2026 administrative-review deadline was March 16. Board of Equalization appeals were due June 1, 2026.

An appeal does not postpone the tax due date. Loudoun requires taxes to be paid when due even while an assessment appeal is pending. If the assessment is later reduced and taxes were overpaid, a refund may be issued when other taxes are current.
Open Official Loudoun Assessment Appeal Guide
After opening the appeal page
  1. Review the reasons Loudoun accepts for an assessment challenge.
  2. Check whether the administrative or BOE deadline still applies to your situation.
  3. Gather comparable sales and documents showing any factual property error.
  4. Submit the applicable review or appeal form through the official route.
  5. If the 2026 administrative and BOE deadlines have passed, contact the county before assuming no further remedy exists; Circuit Court is a separate appeal route.
Board of Equalization: 703-777-0289. BOE hearings generally take place later in the year after timely appeals are filed.

08 · Older Adult & Disability Relief

2026 Loudoun Real Estate Tax Relief: Income, Net Worth & First-Time Deadline

Loudoun offers real estate tax relief for qualifying residents who are 65 or older or permanently and totally disabled. The relief generally applies to the qualifying residence and up to three acres.

First-time 2026 applicants: Loudoun lists December 31 as the deadline for first-time real estate tax-relief applications.
Annual Gross Household Income Total Net Financial Worth 2026 Exemption Percentage
$0–$87,000 $0–$498,000 100%
$0–$79,000 $498,000.01–$635,000 50%
$0–$71,000 $635,000.01–$771,000 50%
$0–$63,000 $771,000.01–$907,000 50%
$0–$55,000 $907,000.01–$1,028,000 50%

For eligibility calculations, Loudoun generally uses prior-year household income. Net worth is measured as of December 31 of the prior year, with the qualifying home and up to ten acres excluded from the net-worth calculation under the county’s published rules.

Ownership, occupancy, trust changes, nursing-home residency, household income and certain asset changes can affect eligibility. Approved participants should report changes rather than assuming the exemption continues automatically.
