Hidalgo County, Texas · Reviewed September 2026
Official agency: Hidalgo County Appraisal District • Chief Appraiser: Rolando Garza • Phone: 956-381-8466

The official Hidalgo County Appraisal District property search is the right place to check ownership shown on the appraisal roll, property values, account information, exemptions, taxing jurisdictions and historical appraisal data for property in Hidalgo County, Texas.

The public search and appraisal-map tools do not require a commercial property-data subscription. Start with the appraisal account, confirm the property identity and tax year, then move to the Hidalgo County Tax Office only when you need the actual tax balance, payment history or receipt.

01 · Start With the Correct System

Hidalgo CAD, Tax Office or County Clerk?

Hidalgo County uses separate systems for appraisal records, tax collection and recorded land documents. A search result from one office does not replace the record maintained by another.

Your Task Correct Office Best Starting Point
Find owner, account, value or exemption Hidalgo County Appraisal District Official HCAD Property Search
Locate the parcel on an appraisal map Hidalgo County Appraisal District HCAD Map Search
Apply for homestead or age-65 exemption Hidalgo County Appraisal District HCAD Exemption Portal
Protest an appraisal action Hidalgo CAD / Appraisal Review Board HCAD Protest Resources
Check tax balance or make a payment Hidalgo County Tax Office Official Property Tax Search
Verify deed, lien, judgment or recorded ownership Hidalgo County Clerk Official Records Search
Do not confuse two similar domains. The county appraisal agency identifies hidalgoad.org as its official website. A separate site using hidalgocad.org describes itself as a private, sponsored website and is not the Hidalgo County Appraisal District.

03 · Read the Account Correctly

Do Not Mix Up the Property ID, Tax Account, Owner Address and Situs Address

Record Field What It Helps You Confirm Common Mistake
Property ID / Appraisal District number Identifies the appraisal account across appraisal-related records Confusing it with the Tax Office’s separate account number
Property site address Physical location of the parcel Using the owner’s mailing address instead
Owner mailing address Where appraisal or tax correspondence may be sent Assuming the owner lives at the parcel
Legal description Helps distinguish lot, block, subdivision or acreage records Relying only on a similar street address
Market / appraised value Shows the appraisal-stage value for the selected year Treating it as the amount of tax due
Taxing jurisdictions Shows which local entities may levy taxes on the parcel Assuming every Hidalgo County property has the same tax rate
Useful local routing clue: Hidalgo County’s Public Information Department specifically tells property researchers to check HCAD eSearch for taxing jurisdictions. If a municipality is listed as a taxing entity, that city may be the appropriate custodian for municipal permits, code or related property records.
Review Hidalgo County Property-Record Routing
After opening the county FAQ
  1. Find the question about property permits, environmental assessments or code violations.
  2. Use the county’s link to HCAD eSearch.
  3. Check the parcel’s taxing jurisdictions.
  4. If a municipality is listed, verify that city’s records department for the municipal issue.
  5. If no municipality is listed, follow the county’s public-information instructions.

04 · Free CAD Map

Use the Hidalgo CAD Map When an Address Is Not Enough

The official Hidalgo CAD homepage provides a Map Search alongside Property Search and the Online Portal. The appraisal map is useful for confirming the general parcel location and comparing neighboring appraisal accounts.

Good Uses for the CAD Map

  • Locate a subdivision lot
  • Check rural acreage location
  • Compare adjoining appraisal parcels
  • Confirm parcel position near a road or boundary
  • Match map location with legal-description details

Do Not Use the CAD Map As

  • A certified land survey
  • Proof of exact fence location
  • A title opinion
  • Proof of legal access
  • A final determination of buildable acreage
Open Official HCAD Map Search
After opening the official HCAD website
  1. Select Map Search from the official Hidalgo CAD resources.
  2. Locate the general property area or matching account.
  3. Compare the parcel identifier, legal description and acreage with the text property search.
  4. Review adjoining appraisal parcels only as research context.
  5. Use a deed, recorded plat or professional survey for legal boundary decisions.

05 · 2026 Status

2026 Hidalgo Property Search: Watch the Tax Year Before Comparing Records

As of this September 2026 review, the Hidalgo County Tax Office’s live property-balance pages state that, unless otherwise noted, their displayed tax information refers to tax year 2025. At the same time, the appraisal district is already working with 2026 appraisal records.

Do not compare mismatched years. A 2026 HCAD appraisal value and a 2025 Tax Office balance are different stages of the annual property-tax cycle. Check the year beside every appraisal value, exemption, tax levy and payment record.

HCAD Search

Use for the appraisal record, values, exemptions, ownership information and appraisal history.

Tax Office Search

Use for the tax levy, current amount due, prior-year balances, payments and receipts.

County Clerk

Use for deeds, liens, judgments, plats and other recorded documents affecting property.

06 · Homestead & Exemptions

2026 Texas Homestead Amounts and Hidalgo CAD Filing

For 2026, Texas law requires school districts to provide a $140,000 general residence homestead exemption. A qualifying owner age 65 or older or disabled receives an additional $60,000 school-district exemption.

Benefit 2026 State Rule Where to File
General residence homestead $140,000 mandatory school-district exemption Hidalgo County Appraisal District
Age 65 or older / disabled Additional $60,000 mandatory school-district exemption Hidalgo County Appraisal District
Local-option homestead A qualifying taxing unit may adopt up to 20% of appraised value, subject to the statutory minimum Check exemptions shown for the parcel and taxing unit

The general deadline for many Texas exemption applications is April 30. Residence-homestead law also permits certain late filings, so an owner who missed the ordinary date should not assume the exemption is permanently lost.

Open Hidalgo CAD Homestead Filing
After opening the HCAD website
  1. Choose File Exemptions – Homestead and Ov65 Only or the exemption resource that matches your need.
  2. Confirm the property account before beginning.
  3. Review the identity, ownership and residence documentation required.
  4. Complete the official Hidalgo CAD filing process.
  5. Later check the parcel record to confirm the exemption status.

Current Texas residence-homestead form

The Texas Comptroller’s current application is Form 50-114, Application for Residence Homestead Exemption. The form states that it must be filed with the appraisal district where the property is located—not with the Comptroller.

Open Texas Form 50-114
After opening Form 50-114
  1. Confirm the form revision is current.
  2. Enter Hidalgo County as the appraisal district county.
  3. Add the appraisal account number if known.
  4. Select only the exemptions for which you are applying.
  5. Submit the form and supporting documents to Hidalgo CAD, not to the Texas Comptroller.

07 · 2026 Protest

Hidalgo County 2026 Property Protest Deadline and What to Do Now

The normal Texas protest deadline is May 15 or the 30th day after the applicable notice is delivered, whichever is later. Hidalgo County’s 2026 protest season used May 15 as the ordinary deadline for many property owners.

It is now September 2026. The ordinary May 15 deadline has passed for most 2026 accounts. A later notice can create a later deadline, and Texas law provides limited late-protest or correction remedies in specific circumstances. If you believe you still have protest rights, contact Hidalgo CAD promptly rather than assuming the case is closed.
1

Confirm the year and value being challenged

Open the appraisal account and save the 2026 value, property characteristics and exemptions.

2

Identify the actual issue

A market-value dispute, unequal appraisal claim, exemption denial, ownership issue or property-description error can require different evidence.

3

Use the official HCAD protest route

HCAD’s homepage provides a File Your Protest link and an Online Portal for appraisal-related actions.

4

Keep proof of filing

Save the confirmation, date, account number and copies of evidence submitted.

Open Hidalgo CAD Protest Resources
After opening the official HCAD website
  1. Choose File Your Protest or the Online Portal.
  2. Confirm the property and appraisal year.
  3. Review whether your deadline is still open.
  4. File the protest using the official method available to you.
  5. Retain the filing confirmation and hearing information.

Paper protest form

For Hidalgo County’s population size, the Texas Comptroller provides Form 50-132, Property Owner’s Notice of Protest. The form must be filed with the appraisal district, not with the Comptroller.

08 · Tax Records & Payment

Use the Hidalgo County Tax Office for Balances, Payments and Receipts

The appraisal district determines property values and exemptions. It does not collect the resulting property tax. Hidalgo County’s Tax Assessor-Collector maintains the online tax-balance and payment system.

Tax Search Method What the Official Tax Portal Supports
Owner Name Enter last name first when searching an individual owner.
Property Address Search the property-site address.
Account Number Use the Tax Office account number when known.
CAD Reference Number Useful for connecting appraisal information to the tax account.

  3. Check the tax year before comparing it with the HCAD appraisal record.
  4. Review current amount due, prior-year amount due and payment history.
  5. Save the receipt or payment confirmation if you submit payment.

eCheck

The live Tax Office system states that eCheck can be used for single or multiple accounts and scheduled future payments without a convenience fee.

Credit / Debit Card

The live portal states that a convenience fee applies and that card payments can take 4–5 business days to post.

Tax Office: 2804 S. Business Hwy 281, Edinburg, TX 78539 · 956-318-2157 · Monday–Friday, 8:00 AM–4:30 PM.

09 · Deeds & Recorded Ownership

HCAD Owner Name Is Not a Substitute for a Recorded Deed

The appraisal owner field is useful for tax administration, but Hidalgo County identifies the County Clerk as the custodian for property deeds, titles, liens, sheriff deeds and other official recordings.

Use Hidalgo CAD For

  • Appraisal owner
  • Property value
  • Exemptions
  • Taxing jurisdictions
  • Appraisal history
  • Parcel-map context

Use the County Clerk For

  • Warranty deeds
  • Property liens
  • Judgments
  • Foreclosure-related recordings
  • Subdivision plats
  • Other recorded instruments
Search Hidalgo County Official Records
After opening the Clerk’s records search
  1. Choose the property-record search.
  2. Search by grantor/grantee, subdivision, document type or document number when available.
  3. Use a date range when you are tracing a transaction.
  4. Compare recorded documents with the HCAD owner and legal-description information.
  5. Use the Clerk’s office when a certified or official copy is required.
The Clerk’s online Official Records Search was certified through September 3, 2026 when reviewed for this article, making it the appropriate current source for recorded-property research rather than relying solely on an appraisal owner field.

10 · Hidalgo-Specific Research

Why Taxing Jurisdictions Matter in McAllen, Edinburg, Mission, Pharr and Other Hidalgo Communities

A Hidalgo County parcel can be subject to several taxing entities, including a city, school district, county, drainage district, college district or other local unit. Two properties with similar appraisal values can therefore have different tax outcomes.

This is especially important when comparing property across municipal boundaries or researching property near unincorporated areas. Check the exact taxing jurisdictions shown on the property account instead of applying a countywide rate to every parcel.

Do not estimate a tax bill from value alone. Confirm the parcel’s exemptions, taxable value and taxing jurisdictions, then use the Tax Office record for the actual levy and current balance.

12 · FAQs

Hidalgo County Appraisal District Property Search FAQs

1. What is the official Hidalgo County Appraisal District website?

The official Hidalgo County Appraisal District website is hidalgoad.org. The separate hidalgocad.org site identifies itself as a private, sponsored property-search website and is not the county appraisal district.

2. How do I search Hidalgo County property records for free?

Use the official HCAD property-search system at esearch.hidalgoad.org. Search with the property account or ID when available, or use the owner name or property address, then verify the legal description and appraisal year.

3. Is the Hidalgo CAD map free to use?

Yes. Hidalgo CAD provides a public Map Search from its official website. Use it to research parcel location and nearby appraisal accounts, but do not treat appraisal-map boundaries as a certified land survey.

4. Why does HCAD show 2026 information while the Tax Office may show 2025?

The appraisal and tax-collection systems are at different stages of the annual cycle. As of this September 2026 review, the Tax Office’s live account pages state that tax data defaults to 2025 unless otherwise noted, while HCAD is already working with 2026 appraisal records.

5. What was the normal Hidalgo County property-tax protest deadline for 2026?

The normal 2026 protest deadline was May 15 for many owners, or the 30th day after the applicable appraisal notice was delivered, whichever was later. Owners with later notices or certain unusual circumstances can have different rights or deadlines.

6. How much is the Texas school homestead exemption in 2026?

Texas school districts must provide a $140,000 general residence homestead exemption in 2026. Hidalgo CAD determines whether the property and applicant qualify and processes the local application.

7. What additional school exemption applies to a qualifying owner age 65 or older or disabled?

Texas law provides an additional $60,000 school-district residence homestead exemption for a qualifying person age 65 or older or disabled, in addition to the general homestead exemption.

8. Where do I pay Hidalgo County property taxes?

Use the Hidalgo County Tax Assessor-Collector’s official ACT property-tax system for balances and payments. Hidalgo CAD appraises property and administers exemptions but does not collect the final property-tax bill.

9. Where should I verify a Hidalgo County deed or property lien?

Use the Hidalgo County Clerk’s Official Records Search. The Clerk is the county custodian for deeds, liens, judgments and other recorded property instruments; the appraisal owner field is not a substitute for recorded documents.

10. How do I contact Hidalgo CAD if the property record looks wrong?

Call Hidalgo County Appraisal District Customer Service at 956-381-8466 or email cs@hidalgoad.org. Have the property ID or account number, owner name, address, appraisal year and the specific field you believe needs review.
