04 · Parcel Map

Using the Hendry County Map for Rural Land, Farms & Parcels

Map research is especially useful in Hendry County because many properties are acreage, agricultural land, rural homesites or parcels without the same street-address patterns found in dense urban counties.

Useful Map Tasks

  • Confirm general parcel location
  • Review neighboring parcels
  • Understand parcel shape
  • Research acreage and rural land
  • Compare appraisal records with physical location
  • Identify the parcel before reviewing recorded documents

Do Not Treat the Map as Final Proof Of

  • Surveyed legal boundaries
  • Legal access rights
  • Easement interpretation
  • Permit eligibility
  • Clear title
  • Buildable acreage
Hendry-specific tip: land around LaBelle, Clewiston, Felda, Montura, Pioneer Plantation and agricultural areas can involve acreage, access, agricultural use and classification questions. Use the appraisal map as a research tool, then verify legal matters with the appropriate recorded documents or professional.

05 · Property Values

Market Value, Assessed Value & Taxable Value in Hendry County

Florida property records can show several value figures because assessment limits and exemptions are applied after market value is developed.

Market / Just Value

The Property Appraiser’s estimate of market value under Florida property-tax law before assessment limitations and exemptions.

Assessed Value

The value after applicable assessment limitations or classifications are considered.

Taxable Value

The assessed value after applicable exemptions are deducted for a taxing authority.

Tax formula: the Property Appraiser explains the basic ad valorem calculation as taxable value × millage rate = property taxes. The Property Appraiser determines taxable value; taxing authorities set millage rates.

Why your taxes may differ from a nearby property

Two similar Hendry County homes can have different taxable values because of homestead history, Save Our Homes, additional exemptions, ownership changes or classifications.

A purchaser should not assume the seller’s assessed value or prior-year bill will continue after the sale. Florida reassessment rules can materially change the new owner’s assessed value.

06 · Homestead & Exemptions

Hendry County Homestead Exemption: 2026 Late Filing & 2027 Applications

The Hendry County Property Appraiser states that the timely filing deadline for 2026 exemptions was March 2, 2026. The office is now accepting applications for 2027 property-tax exemptions.

2026 Timely Filing Closed March 2
2027 Exemptions Applications Open
2026 SOH Cap 2.7%
Homestead Reduction Up to $50,000

Hendry requires initial homestead filing in person

The Property Appraiser’s current real-property guidance states that an initial homestead exemption application must be made in office. This is an important local distinction for residents who may expect a fully online filing process.

  • Own legal or beneficial title to the property
  • Make it your permanent Florida residence
  • Meet the January 1 ownership and residency requirements for the filing year
  • Bring the identification and residency documents requested by the office
  • Ask about portability if you moved from another Florida homestead
2026 late applications: Hendry says a person who missed the timely deadline may submit a late application up to 25 days after the TRIM notice mailing, but must document extenuating circumstances. Because 2026 TRIM notices were mailed August 21, contact the office immediately if you are trying to late-file.

07 · Agriculture & Business Property

Hendry County Agricultural Classification & Tangible Personal Property

Agricultural classification is particularly important in Hendry County, where commercial farming, livestock, citrus, forestry and other agricultural operations make land-use classification a meaningful part of the property-tax system.

Agricultural Classification

Hendry requires agricultural land to be used for a bona fide commercial agricultural purpose with an intent to earn a profit. Personal or hobby use does not qualify.

  • Application: DR-482
  • Hendry supplemental form is required
  • Normal filing period: January 1 through March 1
  • Supporting commercial-use documentation may be needed
  • A change in ownership can require a new application
Review Agricultural Classification

Tangible Personal Property

Businesses and other owners of taxable machinery, furniture, equipment or similar assets may need to file a DR-405 Tangible Personal Property Return.

  • 2026 DR-405 filing deadline: April 1, 2026
  • Florida provides a qualifying $25,000 TPP exemption
  • Extension requests are available under applicable rules
  • Agricultural businesses can still have TPP filing obligations
Review Hendry TPP Guidance
Agricultural classification is not a homestead exemption. Hendry describes it as a special appraisal method for qualifying agricultural land based on its commercial agricultural use rather than its potential development value.

  • Market or just value
  • Assessed value
  • Taxable value
  • Homestead and additional exemptions
  • Agricultural classification when applicable
  • Proposed taxing-authority rates
  • VAB petition deadline printed for the current year
2026 timing: Hendry’s current calendar lists the 2026 VAB petition deadline as September 15, 2026 at 5:00 PM. Do not wait until the deadline day if you still need to obtain evidence or resolve a filing question.

13 · Hendry-Specific Research

Local Property Research in LaBelle, Clewiston & Rural Hendry County

LaBelle

City and nearby rural parcels can differ in taxing authority, land use and development context. Confirm the actual parcel before comparing taxes or values.

Clewiston

Use the Clewiston sub-office when it is more convenient for exemption or property-record help, but verify any specialized service before making a trip.

Agricultural Land

Hendry’s agricultural classification requires bona fide commercial use. The classification can be removed after an ownership change, requiring a new application.

Montura & Pioneer Plantation

For acreage or rural parcels, use the map alongside the appraisal record and recorded documents. Mailing addresses alone may not explain access or parcel configuration.

Port LaBelle

Subdivision name and parcel map context can help distinguish nearby lots with similar addresses or undeveloped tracts.

First-Time Florida Buyers

Do not copy the seller’s property-tax bill into a future budget. A new ownership event can change assessed value and exemption status.
