Market Value, Assessed Value & Taxable Value Are Different

Market / Just Value

The Property Appraiser’s estimate of value before assessment limitations and exemptions are applied.

Assessed Value

The value after applicable assessment limitations or property classifications are considered.

Taxable Value

The value remaining after applicable exemptions are deducted for a particular taxing authority.

Buyer warning: the seller’s current assessed value or tax bill may reflect homestead exemption and Save Our Homes history that does not continue after a sale. A new owner can receive a substantially different assessment.

2026 Save Our Homes cap

Florida’s Save Our Homes assessment limitation for qualifying homestead property is 2.7% for 2026. The annual assessed-value increase is generally limited to the lower of 3% or the applicable CPI change, subject to statutory rules and exceptions.

The 2.7% cap does not mean a property’s market value, millage rate or final tax bill can increase by only 2.7%.
