Market Value, Assessed Value & Taxable Value Answer Different Questions
The Hamilton County Property Appraiser reports approximately 14,305 real-property parcels and tangible-personal-property accounts in the assessment roll. These accounts are reviewed annually using mass-appraisal methods.
The office explains that it considers the cost approach, sales-comparison approach and income-capitalization approach when appropriate to the property and available market data.

Hamilton County Homestead Exemption, 2026 Amounts & Filing Requirements
Hamilton County’s current exemption brochure states that an owner must own and occupy the Hamilton County home on January 1, make it the permanent residence, relinquish a prior permanent residence, have legal or beneficial title recorded and file by March 1.
The first $25,000 homestead exemption applies to qualifying millage including school taxes. Florida’s second homestead tier applies to assessed value above $50,000 and does not apply to school taxes.
Beginning with the 2025 tax year, that second tier is adjusted for inflation. The Florida Department of Revenue lists the 2026 maximum additional amount at $26,411.

Hamilton County’s current exemption brochure describes an additional low-income senior homestead exemption of up to $50,000 in participating tax districts.

Hamilton County Mobile Home Homestead Rules Depend on Land Ownership
The Property Appraiser’s FAQ draws an important distinction between owning only the mobile home and owning both the mobile home and the land beneath it.
Mobile Home Owner Does Not Own the Land
Hamilton County says the owner generally cannot receive Homestead Exemption on the real property when the land belongs to someone else. The mobile home is instead subject to the applicable mobile-home registration process through the Tax Collector.
Owner Also Owns the Land
The owner may qualify for Homestead Exemption when the property otherwise meets the homestead requirements. Hamilton County also explains that real-property treatment requires the appropriate RP sticker process.

Hamilton County Value Adjustment Board: Petition Fee & Filing Rules
The Hamilton County Value Adjustment Board hears petitions involving property assessments, classifications and exemptions. It does not set tax rates and cannot reduce value simply because a taxpayer cannot afford the resulting tax.
The Clerk lists a general VAB filing fee of $15. A multi-parcel petition involving qualifying contiguous parcels costs $15 plus $5 for each additional parcel after the first, after the Property Appraiser approves the parcels as contiguous.
Hamilton County’s petition rules are stricter than simply mailing a form
