Fort Bend CAD Property Search 2026: Owner, Address, Map & Texas Tax Records
The official Fort Bend appraisal district property search lets you look up real-property records by owner name, property address, Quick Ref ID, Geographic ID and other search fields without paying a third-party property-search service.
For 2026, the Fort Bend Central Appraisal District has certified the appraisal roll. Most values shown in the public search are certified, although individual accounts can still change because of unresolved appeals, exemption processing or supplemental appraisal rolls.
Use FBCAD when you need appraisal values, property characteristics, exemptions or the parcel map. Use the Fort Bend County Tax Office for actual tax bills and payments, and use the County Clerk for recorded deeds, mortgages, easements, plats and liens.
FBCAD, Tax Office or County Clerk — Which One Do You Need?
Fort Bend property information is split among separate agencies. The appraisal district does not collect your property-tax payment, and the Tax Office does not decide the market value shown on your appraisal notice.

How to Search Fort Bend CAD by Owner, Address, Quick Ref ID or Geographic ID
The Fort Bend appraisal district property search works best when you start with the strongest identifier available. You do not need to pay a commercial property-record service to access FBCAD’s public search.
Open the official FBCAD search
Start at the district’s public eSearch system rather than a third-party property database.
Open Property SearchChoose Owner, Address or ID
If you know the Quick Ref ID or Geographic ID, use it for a precise match. Otherwise search by owner name or property address.
Simplify a search that returns no result
FBCAD recommends using a simpler street-name search when an address fails and using only a first or last name when an owner-name search is too restrictive.
Verify the property details
Check the situs address, legal description, subdivision, owner, Quick Ref ID and Geographic ID before using the values.
Review values and taxing jurisdictions
The property page can show market value, appraised value, cap losses and the taxing entities associated with the property.
| Search Type | Best Use | Useful Tip |
|---|---|---|
| Owner | Finding property associated with a person, trust or business | Try only the first or last name if the full name returns nothing. |
| Address | Homeowners, buyers and neighborhood research | Try just the street name if the full address does not match. |
| Quick Ref ID | Direct appraisal-account lookup | FBCAD commonly formats it as an R-number. |
| Geographic ID | Precise land-account identification | Useful when cross-checking property records and maps. |
| Advanced | Narrowing a large result set | Use additional property criteria when a basic search returns too many matches. |
How to Use the Fort Bend CAD Property Map
FBCAD’s interactive GIS map adds geographic context to the appraisal record. It can be especially useful when a mailing address does not clearly show the shape, location or neighboring parcels associated with an account.
What You Can Research
- General parcel location
- Owner and mailing information shown by FBCAD
- Situs address
- Legal description
- Property value
- Taxing-unit codes
- Nearby property context
- Aerial-map context
What the Map Should Not Replace
- A professional boundary survey
- A title commitment
- A legal easement interpretation
- Planning or zoning approval
- A flood determination
- A deed or recorded plat
After opening this link
- Accept the FBCAD mapping disclaimer.
- Use the search bar.
- Enter an address, owner name, Quick Ref ID or Geographic ID.
- Select the correct result.
- Open the full property-information link when deeper research is needed.
Market Value, Appraised Value, Cap Loss & Taxable Value in Fort Bend
Texas appraisal records use several value terms. Reading the wrong field can make an owner believe the appraisal district increased the taxable value by more—or less—than it actually did.
Market Value
The value FBCAD estimates for the property under Texas market-value requirements before applicable appraisal caps and exemptions reduce the amount used for taxation.
Appraised Value
For a qualifying residence homestead, this can reflect the homestead appraisal limitation. A property without the applicable cap can have appraised value equal to market value.
Taxable Value
The value left for a particular taxing unit after applicable exemptions and other adjustments are applied.
Fort Bend’s 2026 market trend
FBCAD reported that preliminary 2026 residential market values increased about 3.88% from 2025, while commercial values increased about 2.99%. Overall preliminary values across residential, commercial, vacant land, industrial, business personal property and mineral property were reported up about 3.82%.
The 2026 appraisal roll was later certified in July. At certification, FBCAD reported that about 3.4% of the district’s total appraised value remained under appeal, with later changes to be included in supplemental rolls as cases and exemptions were resolved.
Fort Bend Homestead Exemption, 2026 School Exemption & 10% Appraisal Cap
A general residence homestead must generally be owned by an individual and used as that person’s principal residence. FBCAD accepts applications through its exemption process and requires supporting identification.
Texas law requires school districts to provide a $140,000 general residence homestead exemption. School districts also provide an additional $60,000 exemption for qualifying homeowners age 65 or older or disabled. Local taxing units can offer additional exemptions under Texas law.
FBCAD’s current guidance also states that Fort Bend County offers a 20% local-option homestead exemption. Because taxing units can adopt different exemptions, always check the entities listed on your property account instead of assuming every city, MUD, LID or ESD uses the same amount.
Documents FBCAD lists for a general homestead
- Completed Texas Form 50-114
- Current Texas driver’s license or Texas identification card
- Address on the ID generally must match the principal residence
- Additional documentation for special ownership or exemption situations
After opening this link
- Select the applicable exemption type.
- Review the required supporting documents.
- Prepare Form 50-114 and identification.
- Follow the official online filing route.
- Keep the confirmation email after submitting online.
April 30 exemption filing date
FBCAD lists April 30 as the normal deadline for most exemption and special-appraisal applications. Texas law allows late filing for certain homestead, age-65, disabled-veteran and other qualifying exemption situations, so a missed April 30 date does not always mean the benefit is permanently lost.
The Texas Homestead Cap Does Not Limit Market Value to a 10% Increase
The Texas homestead appraisal limitation can restrict the increase in appraised value for a qualifying residence homestead, but FBCAD may still show a market value increase greater than 10%.
| Field | What Can Happen |
|---|---|
| Market Value | Can rise or fall with FBCAD’s market appraisal and is not itself capped at 10%. |
| Appraised Value | May be limited by the homestead cap for an eligible account. |
| HS Cap Loss | Shows the value difference created by the applicable homestead appraisal limitation. |
| New Improvements | Can affect appraised value separately from the normal cap calculation. |
Fort Bend CAD 2026 Protest Deadline & ARB Process
For the 2026 appraisal cycle, FBCAD states that the normal protest deadline is May 15, 2026, or within 30 days after the Notice of Appraised Value was mailed, whichever is later.
Prepare before you file
Read the appraisal notice
Confirm the property’s 2026 market value, appraised value, exemption status and the protest deadline printed for the account.
Check the property characteristics
Verify building size, land information, construction year, property type and other data that may influence the appraisal.
Gather property-specific evidence
FBCAD suggests relevant material such as photos, repair estimates, listings, closing statements and property surveys when those items support the protest.
File only once
FBCAD warns that duplicate protest filings by different methods can create processing delays.
Keep your confirmation
An online Notice of Protest generates an email confirmation and PDF copy. Save both with your property-tax records.
After opening this link
- Confirm your property’s statutory deadline.
- Review protest reasons and filing options.
- Choose online, mail or in-person filing.
- Do not duplicate the same protest using multiple methods.
- Review hearing and evidence instructions after filing.
Harris-Fort Bend ESD 100 Exemption Changes for 2026
One local change deserves special attention because it does not apply countywide. FBCAD reports that Harris-Fort Bend Emergency Services District No. 100 changed several of its exemptions effective for tax year 2026.
| ESD 100 Exemption | 2026 Status |
|---|---|
| 20% Homestead Exemption | Eliminated for ESD 100 |
| $100,000 Over-65 Exemption | Eliminated for ESD 100 |
| $100,000 Disability Exemption | Remains in effect for ESD 100 |
After opening this link
- Find the ESD 100 property-tax exemption notice.
- Confirm whether ESD 100 appears among your property’s taxing entities.
- Do not apply the ESD 100 change to another MUD, LID, ESD or taxing unit.
- Use the 2026 exemption table for the property-specific impact.
Fort Bend County Property Tax Records Are Separate From FBCAD Values

- Market value
- Appraised value
- Homestead cap
- Exemptions
- Property characteristics
- Protests
Use the Tax Office For

Online payment fees
The Tax Office currently lists a 2.29% credit/debit convenience fee with a $2.75 minimum for standard consumer card payments. It also lists no convenience fee for e-checks. Commercial and non-domestic cards can have different service fees, so review the payment screen before submitting.
Use the Fort Bend County Clerk for Recorded Property Documents
The owner shown in an appraisal record is useful for property-tax research, but FBCAD is not the recorder of deeds. Fort Bend County Clerk Official Public Records include deeds, plats, mortgages, easements, powers of attorney, bills of sale and liens.

Fort Bend Business Personal Property Records & Rendition Timing
FBCAD also appraises taxable business personal property. A business rendition reports personal property used for the production of income and is separate from a residence-homestead application.
FBCAD’s forms page provides the Business Personal Property Rendition, Form 50-144. The district’s guidance explains that a timely written extension request can extend the normal deadline through May 15, with an additional 15-day extension potentially available for good cause under the applicable rules.

- Locate Business Personal Property Rendition Form 50-144.
- Review the current filing instructions.
- Prepare the required asset information.
- Request an extension before the applicable deadline if needed.
Why the Taxing Units on a Fort Bend Property Matter
A Fort Bend property can be taxed by multiple entities in addition to the county. The exact combination depends on location, which is why two similarly priced homes can have different taxable values and bills.
School District
A property may fall within Fort Bend ISD, Katy ISD, Lamar CISD or another school district. School-district exemptions and tax rates are important components of the final bill.
MUD or LID
Municipal Utility District and Levee Improvement District taxes can be significant in master-planned and developing areas. Check the taxing jurisdictions on the exact parcel.
Emergency Services District
ESD exemptions can differ. The 2026 ESD 100 change is one example of why exemption amounts should be checked entity by entity.

Web Opt-Out, Confidential Accounts & Public Information Requests
Texas property ownership records are generally public, but FBCAD distinguishes between statutory confidentiality and its website opt-out option.
Statutory Confidentiality
Texas Tax Code Section 25.025 permits certain qualifying people—including specified public officials, law-enforcement personnel and other protected individuals—to restrict public access to certain home-address information.
FBCAD Web Opt-Out
FBCAD says its web opt-out option can remove personal identifying information such as the owner’s name and mailing address from the public website, although the information can still remain subject to lawful public-information requests.
FBCAD also accepts written public-information requests. The district says requests can be submitted through its process, by email or by mail, and it reviews whether requested information is public or confidential under Texas law.
Fort Bend CAD Property Search FAQs
1. How do I search Fort Bend CAD property records for free?
Open the official FBCAD property search at esearch.fbcad.org. Select Owner, Address, ID or Advanced search, enter the information you know and open the matching property account. You do not need to pay a third-party service to access the public FBCAD search.
2. Can I search Fort Bend property by owner name?
Yes. The official FBCAD search supports owner-name lookup. If a full name returns no result, FBCAD recommends trying only the first or last name and then narrowing the results using the address or account details.
3. What is a Fort Bend CAD Quick Ref ID?
The Quick Ref ID is one of the identifiers FBCAD uses for a property account and is commonly shown as an R-number. It can be used for direct property lookup and is useful when switching between appraisal resources.
4. Is the 2026 Fort Bend appraisal roll certified?
Yes. FBCAD certified the 2026 appraisal roll in July 2026. The public property search states that most displayed 2026 values are certified, although some individual account values remain subject to change.
5. What is the Fort Bend CAD protest deadline for 2026?
FBCAD lists May 15, 2026 as the normal deadline, or within 30 days after the Notice of Appraised Value was mailed, whichever is later. Always use the deadline applicable to your specific notice.
6. Does the Texas 10% homestead cap limit market value?
No. The 10% limitation generally affects the qualifying homestead’s appraised value under Texas law, not FBCAD’s market-value estimate itself. New improvements and other statutory rules can also affect the calculation.
7. How much is the Texas school homestead exemption in 2026?
Texas law requires school districts to provide a $140,000 general residence homestead exemption. Qualifying homeowners age 65 or older or disabled receive an additional $60,000 school-district residence homestead exemption.
8. Where do I pay Fort Bend County property taxes?
Property-tax bills and payments are handled through the Fort Bend County Tax Assessor-Collector, not FBCAD. Use the county Tax Office for bills, statements, payments, delinquent taxes and payment arrangements.
