Comal County Property Search, CAD Records, Tax Information & Free Parcel Map
The Comal Appraisal District property search is the official public tool for looking up Comal County appraisal records by owner, address, property ID, geographic ID, subdivision and other property characteristics.
The public search and interactive parcel map can be used without paying a third-party property-lookup fee. The appraisal record can show ownership information used by the district, appraised values, exemptions, property characteristics and historical information useful for tax and real-estate research.
Comal Appraisal District values property and administers exemptions, but it does not collect property taxes. Tax payments are handled by the appropriate tax office, while deeds, liens and other recorded land documents are maintained by the Comal County Clerk.
*The normal protest deadline is May 15 or 30 days after the Notice of Appraised Value is delivered, whichever is later.
Comal CAD, Tax Office or County Clerk — Which One Do You Need?
Comal County property information is divided between separate agencies. The appraisal district does not collect taxes, and the Tax Office does not decide your market value.

How to Use the Comal Appraisal District Property Search
The Comal CAD search is broader than a basic owner lookup. It supports several fields that are particularly useful for acreage, subdivision and ownership research.
Open the official property search
Start with the public Comal AD search rather than paying a third-party lookup site.
Start Property SearchChoose the strongest search field
Property ID is usually the cleanest match. If you do not have it, owner name, street information or geographic ID can narrow the search.
Keep owner searches simple
The CAD instructs users to enter the owner’s last name followed by first name. If results are poor, try only the first or last name.
Use Advanced Search for land research
Advanced fields can include abstract, subdivision, condo, neighborhood, mobile-home park, property type and other appraisal attributes.
Verify the property before using the data
Check the property ID, owner, location and legal-description information. CAD warns that acreage and legal-description information should be independently verified before legal use.
| Search Field | Best Use | Search Tip |
|---|---|---|
| Owner Name | Finding property associated with a person or entity | Try last name only if the full name produces no match. |
| Street Number / Name | Address-based parcel research | CAD suggests simplifying the address if necessary. |
| Property ID | Precise parcel lookup | Save this number when moving to tax or protest tools. |
| Geographic ID | Research using appraisal geography identifiers | Copy the ID exactly from an official record. |
| Subdivision / Condo | Neighborhood and development research | Useful when reviewing groups of similar properties. |
| Abstract | Rural and land research | Helpful when an ordinary street address is unavailable. |
Comal County CAD Map & GIS Property Research
The official interactive map is useful when a property record needs geographic context. It can help with rural parcels, subdivision research and properties where an address alone does not clearly identify the tract.
Useful Map Tasks
- Locate the general parcel
- Compare neighboring properties
- Review parcel shapes
- Research rural acreage
- Identify nearby subdivision parcels
- Connect appraisal records to map context
Do Not Use the CAD Map as Final Proof Of
- Exact surveyed boundaries
- Legal easement rights
- Legal access
- Buildability
- Title ownership
- A permit or development approval
After opening this link
- Search for the property or navigate to its location.
- Confirm that the selected parcel matches the appraisal record.
- Review neighboring parcels and available layers.
- Use recorded plats, surveys or the responsible county office for legal conclusions.
Market Value, Appraised Value & Taxable Value in Comal County
The three numbers can be different because Texas appraisal limitations, exemptions and special valuations are applied at different stages.
Market Value
The value the appraisal district estimates the property would sell for as of January 1 under the applicable appraisal rules.
Appraised Value
The value after applicable limitations or special appraisal provisions, such as a homestead appraisal cap or qualifying special land valuation.
Taxable Value
The appraised value after applicable exemption amounts are deducted for a particular taxing unit.
2026 field checks and reappraisals
Comal CAD announced that its appraisers would begin county field checks and reappraisals on September 1, 2026. Property owners may therefore see appraisal activity in areas being reviewed for future appraisal work.
Comal County Homestead Exemption Rules for 2026
A residence homestead exemption reduces the portion of a qualifying primary residence that is taxable. Comal CAD administers the exemption and determines whether an applicant qualifies.
Texas school districts provide a $140,000 general residence homestead exemption. Comal CAD also states that Comal County currently provides a 20% local-option homestead exemption for qualifying homeowners.
For qualifying homeowners age 65 or older or disabled, Texas school districts provide an additional $60,000 exemption in addition to the general school homestead exemption.
When to file
Comal CAD recommends filing a residential homestead exemption application between January 1 and April 30. Filing by April 30 gives the district time to process the application before fall tax statements are issued.
Driver’s license requirement
The CAD forms guidance states that the chief appraiser generally cannot approve a homestead exemption unless the applicant provides the required driver’s-license documentation and the license address matches the property for which the exemption is requested, subject to legal exceptions.
Review Comal Homestead ExemptionsAfter opening this link
- Read the Residence Homestead section.
- Confirm that the property is your qualifying principal residence.
- Prepare the required identification and ownership information.
- Open the correct exemption form.
- Mail, email or deliver the completed application as instructed.
Late homestead filing
Comal CAD explains that some homestead exemption applications can still be filed after April 30 under Texas late-filing provisions. The allowable period depends on the exemption category, so contact the district before assuming you are too late.
Comal County 2026 Property Value Protest Deadline & ARB Process
Comal CAD lists May 15 as the standard protest deadline, or 30 days after the Notice of Appraised Value is delivered, whichever is later.

Confirm the market value, appraised value, taxable value and protest deadline shown on your notice.
Check the property record
Look for inaccurate building characteristics, land information, ownership, exemptions or property-use data.

A market-value disagreement is different from an exemption, agricultural valuation or factual property-record problem.
Gather relevant evidence

Property Search Tips for New Braunfels, Canyon Lake, Bulverde & Rural Comal County
New Braunfels
Confirm the property’s taxing units before comparing tax bills. City, school, county and special-district rates can make two similarly valued properties produce different tax totals.
Canyon Lake & Sattler
For acreage or irregular tracts, combine the CAD record with the interactive map and recorded plats rather than relying on a street address alone.
Bulverde & Spring Branch
Rapid development can make older sale and tax information less useful. Verify the current appraisal year and improvement details before comparing properties.
Rural Acreage
Abstract, geographic ID, agricultural valuation and property-use data can be more useful than a standard residential address search.
Cross-Jurisdiction Tax Questions
The appraisal district does not collect tax payments. Use the tax office shown on the bill or the tax account rather than assuming the CAD office accepts payment.
Recently Purchased Homes
Check whether the seller had a homestead cap or age-based tax limitation before using the seller’s old tax bill to estimate your future taxes.
