Collin County Appraisal District Property Search: Free Owner, Address & Parcel Lookup
The Collin County appraisal district property search is a free public lookup for property ownership, address, Property ID, Geographic ID, legal description, appraisal values, exemptions and other appraisal data maintained by the Collin Central Appraisal District.
You do not need a Taxpayer Portal account for a basic property search. The separate portal is used for owner-specific actions such as viewing documents, electronic communication, homestead applications and appraisal protests.
CCAD appraises property and administers exemptions. It does not collect the property tax bill. Payments go through the appropriate tax office, including the Collin County Tax Assessor-Collector where that office collects for the taxing unit.
Which Collin County Property Website Should You Use?
A frequent source of confusion is assuming that CCAD handles every property-related task. Appraisal records, tax payments and recorded deeds are separate systems.

How to Use the Official Collin County Appraisal District Property Search
For most visitors, the quickest search is by property address or Property ID. Owner-name searching is useful too, but common names can produce many results.
Open the official CCAD eSearch system
The basic search is public and does not require you to create a Taxpayer Portal account.
Open Official CCAD Property SearchChoose the strongest information you have
Use Property ID for an exact account when available. Otherwise try the address, owner name, Geographic ID, subdivision or another supported field.
Open the matching result carefully
Confirm the situs address, owner, property type and legal-description information before treating the record as the property you intended to research.
Check the tax year
The search supports tax-year selection. Make sure you are comparing the correct year when reviewing values, exemptions or prior appraisal information.
Save the Property ID and Geographic ID
Those identifiers make later searches easier when using CCAD mapping, protest resources, tax records or customer service.
After opening the official property search
- Start with the Owner, Address, ID or Advanced search option that matches your information.
- If owner search produces too many results, add address or other details.
- If an address search fails, simplify the search instead of entering extra formatting.
- Open the matching property and verify its identifiers.
- Use the parcel record’s map option when you need geographic or plat information.
Owner, Property ID, Geographic ID, Address and Advanced Search
| Search Field | How CCAD Uses It | Best Practical Use |
|---|---|---|
| Owner Name | CCAD stores names in a last-name-first format. | Finding property associated with a person or entity. |
| Property ID | Numeric property-account identifier. | Fastest exact-match lookup when you already have the account number. |
| Geographic ID | Alphanumeric parcel/geographic identifier. | Useful when working from appraisal or mapping records. |
| Street Number + Street Name | Address-based search; simplified street-name searches are supported. | Homeowners, buyers and address-based research. |
| Subdivision / Condo | Limits results to a named development. | Neighborhood research and finding lots when the address is unknown. |
| Legal Description | Available in Advanced search. | Cross-checking a parcel against deed or plat information. |
| Property Type | Can distinguish real property, personal property and manufactured homes. | Reducing unrelated results. |
| Tax Year | Lets users review records for a selected appraisal year. | Comparing annual appraisal changes. |
Why you may not see the home’s actual sale price
Texas is a non-disclosure state, and CCAD explains that sales information is not generally considered an open public record. A parcel can therefore show ownership and appraisal information without giving you the complete private transaction price you might expect from property databases in disclosure states.
If you are evaluating comparable sales for a protest, follow the evidence procedures provided for the protest process rather than assuming the public property-search screen contains every sales record available to the appraisal district.
How to Find the CCAD Parcel Map and Subdivision Plat
The CCAD Interactive Map is useful when an address alone does not explain the parcel. It can help identify lot boundaries used for appraisal mapping, nearby accounts and subdivision context.
Interactive Appraisal Map
Use the CCAD GIS interface to locate the parcel geographically after confirming the correct property record.
Open CCAD Interactive MapAfter opening this link
- Search or navigate to the parcel.
- Select the correct property.
- Compare the parcel with adjoining properties.
- Use the map as appraisal/GIS information, not as a substitute for a boundary survey.
Subdivision Plat
CCAD publishes a specific workflow for reaching a downloadable plat from a parcel.
- Find the property in CCAD Property Search.
- Open its property-details page.
- Use the View Map menu and choose the Interactive Map.
- Select the parcel on the map.
- Use the plat-download link shown in the property pop-up when available.
After opening the Clerk search
- Change the records category to Plats when searching for a subdivision plat.
- Enter the subdivision name.
- Open the matching recorded plat.
- Use CCAD’s legal description to help confirm you selected the correct subdivision and lot.
Property Search vs. Taxpayer Portal: Do Not Use the Wrong Login
The public property search and the Taxpayer Online Portal serve different purposes. A visitor researching a property can use the public search. The portal is for owner-specific account actions.
Public Property Search
- No portal account needed for basic lookup
- Search owner, address and property identifiers
- Review public appraisal data
- Use Advanced search for more filters
Taxpayer Portal
- View owner-specific property details and documents
- Opt into electronic communication
- File eligible homestead applications
- Submit appraisal protests
What you need to create a portal account
CCAD says registration requires your Owner ID and eFile PIN. These appear on the most recent Appraisal Notice or Exemptions Notice mailed to the owner.
The PIN acts as a digital signature. If you recently bought the property, do not use the previous owner’s PIN because CCAD assigns PINs to the owner.
Open CCAD Taxpayer PortalAfter opening the Taxpayer Portal
- Use Sign Up if you do not already have an account.
- Prepare your Owner ID and eFile PIN from your current notice.
- Do not use a previous owner’s PIN after purchasing a property.
- Choose the account action you need, such as electronic documents, exemption filing or protest.
- For appraisal, ownership or exemption questions, call CCAD rather than sending a technical helpdesk ticket.
2026 Collin County Homestead Exemption: Deadline, Form and Appraisal Cap
CCAD’s 2026 property-tax calendar lists April 30 as the deadline for most exemption applications. The district’s Residence Homestead Exemption Application is based on Texas Form 50-114 and can be filed through the official CCAD process.
Texas also allows certain residence-homestead applications to be filed late. CCAD’s Form 50-114 instructions state that a late residence-homestead application, including an age-65-or-older or disabled exemption application, may generally be filed up to two years after the normal deadline.
Open CCAD Residential Exemption FormsAfter opening the exemption page
- Open the Residence Homestead Exemption Application.
- Review the qualifications for the exemption type you need.
- Prepare the identification and ownership documentation required by the form.
- Choose the CCAD online filing option when available or follow the form’s submission instructions.
- After processing, verify the exemption on the correct parcel record.
Texas school-district homestead exemption in 2026
Texas law currently requires school districts to provide a $140,000 residence-homestead exemption. Other Collin County taxing units can have different local exemptions, including optional percentage exemptions and age-65 or disabled-person benefits.
Check CCAD Taxing-Entity Exemptions & RatesAfter opening the rates and exemptions table
- Select or search the applicable year.
- Find the county, city, school district, college or special district attached to the property.
- Review the exemption columns separately for each taxing entity.
- Do not assume that an exemption offered by one entity applies to every entity on the bill.
How the 10% homestead appraisal cap works
For an eligible residence homestead, the appraised value is generally limited to the lower of current market value or the prior year’s appraised value plus 10%, plus the market value of qualifying new improvements.
CCAD explains that the cap normally begins the year after the current owner first qualified for homestead as the January 1 owner. A prorated homestead granted after a mid-year purchase does not immediately create the cap for that same year.
2026 Collin County Protest Deadline and Informal Review Process
CCAD published May 15, 2026 as the 2026 protest deadline for real property whose Notice of Appraised Value was dated April 15.
The district also provides informal review before a formal Appraisal Review Board hearing. Informal review may be conducted in person, in writing or online.
Practical protest workflow
Open the 2026 property record
Check market value, property characteristics, exemptions, neighborhood and account identifiers.
Identify the exact issue
Separate a market-value disagreement from incorrect property data, unequal appraisal, exemption status or ownership information.
Prepare evidence
Use relevant facts such as property-condition evidence, corrected characteristics, comparable properties or other information directly related to the protest ground.
File the protest separately
Do not assume an informal conversation preserves your right to an ARB hearing. Complete the official protest filing process by the applicable deadline.
After opening the 2026 protest page
- Confirm that your property and notice use the deadline shown.
- Review the protest and appeal procedures.
- Use the Taxpayer Portal when filing electronically is available for your property.
- Retain the filing confirmation and evidence you submitted.
- Monitor the portal or mailed correspondence for the next step or hearing information.
Why a CCAD Property Value Does Not Tell You the Final Tax Bill
CCAD appraises the property and administers exemptions. Individual taxing units adopt their own rates. The collector then applies the appropriate taxable value and tax rate to generate the bill.

Appraised value, exemptions, taxing-entity assignments and appraisal records.

Proposed and adopted tax-rate information for the taxing units associated with Collin County property.
Tax Collector

2026 property-tax billing timeline
Texas property-tax bills generally begin going out around October. Taxes are due upon receipt and, in the ordinary schedule, must be paid before they become delinquent on February 1 of the following year. A late-mailed bill can have a different delinquency date, so the date printed on the actual tax statement controls your payment planning.

- Locate the correct tax account.
- Confirm the owner/property before relying on the balance.
- Review the tax year, taxing units and current status.
- Check the delinquency date shown for the account.

What to Do When the Collin CAD Property Search Is Slow or Finds Nothing
| Problem | Likely Reason | Best Next Step |
|---|---|---|
| Address returns no result | Too much address formatting or a street-name mismatch | Try only the street name or simplify the address. |
| Too many owner results | Common name or insufficient filters | Try first or last name alone, then narrow with address or Advanced search fields. |
| Search is slow or unresponsive | CCAD warns that high traffic can temporarily affect the main search. | Use the district’s alternate property search or Texas Open Data option. |
| Recently purchased property still shows prior owner | Recorded ownership and appraisal records may not update at the same moment. | Verify the recorded deed through the County Clerk and contact CCAD if the appraisal ownership needs review. |
| Need many records rather than one parcel | Property Search is designed primarily for parcel-level lookup. | Use CCAD’s Open Data Portal for filterable appraisal data, GIS downloads and exports. |
Alternate Property Search
CCAD provides an alternate search route when the primary system is experiencing heavy traffic.
Open Alternate SearchOpen Data & GIS Downloads
Researchers can use appraisal-data exports, the Texas Open Data Portal, GIS downloads and the ArcGIS open-data resources linked by CCAD.

Collin County Appraisal District Property Search FAQs
1. Is the Collin County Appraisal District property search free?
Yes. The basic CCAD property search is a public lookup and does not require a Taxpayer Portal account. You can search appraisal records by owner, address, Property ID and several other fields.
2. How should I search CCAD by owner name?
CCAD stores owner names in last-name-first format. If a full name does not work, the district recommends trying only the first or last name and then narrowing the results with other property details.
3. Why does my Collin CAD address search return no property?
Try simplifying the address. CCAD specifically recommends trying just the street name when an address search is unsuccessful. Once results appear, use the street number, owner or Property ID to confirm the parcel.
4. What is the difference between a CCAD Property ID and Geographic ID?
The Property ID is a numeric account identifier used for an exact property lookup. The Geographic ID is an alphanumeric parcel identifier used in appraisal and geographic records. Either can help avoid confusion between similar properties.
5. Why can I not find the actual sale price in the CCAD public record?
Texas is a non-disclosure state, and CCAD explains that sales information is not generally an open public record. The public property-search record therefore should not be treated as a complete source of private transaction prices.
6. How can I get a subdivision plat for a Collin County property?
Find the parcel in CCAD Property Search, open the property details, use the View Map option to open the Interactive Map, select the parcel and use the plat-download link when available. Recorded plats can also be searched through the Collin County Clerk.
7. What do I need to register for the CCAD Taxpayer Portal?
You need your Owner ID and eFile PIN from the most recent Appraisal Notice or Exemptions Notice. CCAD says a new owner should not use the previous owner’s PIN because the PIN is unique to the owner.
8. What was the 2026 Collin County real-property protest deadline?
CCAD published May 15, 2026 as the timely protest deadline for real property with an April 15, 2026 Notice of Appraised Value. An informal review alone does not create an ARB protest.
9. What was the regular 2026 CCAD homestead-exemption filing deadline?
CCAD’s 2026 property-tax calendar lists April 30 as the deadline for most exemption applications. Residence-homestead applications may qualify for late filing under Texas law, so owners who missed the normal deadline should review the current CCAD Form 50-114 instructions rather than assuming they are too late.
10. Can I pay Collin County property taxes through the CCAD Taxpayer Portal?
No. CCAD states that its Taxpayer Portal does not collect property-tax payments. Use the appropriate tax office, such as the Collin County Tax Assessor-Collector’s official property-tax search and payment system when that office collects the account.
