If you searched for the Cobb County property appraiser, the agency you need in Georgia is the Cobb County Board of Tax Assessors. It values taxable property, maintains assessment records and issues the Annual Notice of Assessment.

Cobb County divides related property tasks between several offices. The Tax Assessor handles value and assessment appeals; the Tax Commissioner handles homestead exemptions, tax bills and payments; Cobb GIS provides parcel mapping; and the Superior Court Clerk maintains recorded deeds and liens.

This guide is built around those actual local workflows, including Cobb’s June 5, 2026 assessment notices, July 20 appeal deadline for the standard 2026 notice cycle, current millage rates, floating homestead protection and October 15 tax-payment deadline.

Independent publication: Property-Appraisers.org is not the Cobb County Board of Tax Assessors, Tax Commissioner, Superior Court Clerk, Cobb County Government or another government agency. Official county offices control assessments, exemptions, tax bills, recorded documents and appeal decisions.

04 · GIS & Parcel Map

Cobb County GIS Map: Parcel, Land-Lot & Location Research

Cobb County maintains public GIS tools in addition to the Tax Assessor database. GIS is especially useful when an address alone does not explain the property’s location, nearby parcels or jurisdiction context.

Useful Reasons to Open GIS

  • Confirm general parcel location
  • Research neighboring parcels
  • Check available parcel-map layers
  • Review land-lot context
  • Research subdivision geography
  • Compare location with tax-assessment records

GIS Is Not Final Proof Of

  • Surveyed boundary location
  • Legal access or easements
  • Clear title
  • Buildability
  • Permit approval
  • A legal zoning interpretation

Map accuracy caution: Cobb County’s GIS materials state that base-map data is intended for preliminary planning purposes and that a field survey should be used before construction or similar activities.

05 · Values & Assessment Math

Fair Market Value, Assessed Value and Net Assessment in Cobb County

Georgia generally assesses real property at 40% of fair market value. Cobb’s tax amount is then affected by exemptions and the millage rates applying to the parcel’s tax district.

Fair Market Value

The value placed on the property by the Board of Tax Assessors for ad valorem tax purposes.

Assessed Value

Generally 40% of the property’s fair market value in Georgia.

Net Assessment

The assessed value after exemptions applicable to a taxing category are deducted.

Example: if a home has a $500,000 fair market value, its 40% assessed value is generally $200,000 before applicable exemptions.

Cobb’s tax formula can be summarized as: ((fair market value × 40%) − applicable exemptions) × millage rate. Different portions of the bill can use different exemption amounts.

Do not confuse appraisal with tax. A higher fair market value does not tell you exactly how much the tax bill will change because exemptions and taxing-authority rates also matter.

06 · 2026 Assessment Notice

Cobb County 2026 Annual Notice of Assessment

The Cobb County Board of Tax Assessors lists June 5, 2026 as the mailing date for 2026 commercial, residential and personal-property Annual Notices of Assessment.

The 2026 notice uses a new state-mandated format. Cobb explains that the old tax-estimate presentation was replaced with estimated tax-savings information based on approved exemptions, credits and preferential assessments.

Notice Mail Date June 5, 2026
Appeal Period 45 Days
Standard 2026 Deadline July 20, 2026
Assessment Date January 1
Use your own notice as the final deadline source. Corrected or separately dated notices can create a different filing date. The Board of Tax Assessors states that it has no authority to extend the statutory 45-day appeal deadline.

07 · Assessment Appeals

How to Appeal a Cobb County Property Assessment

An appeal must be in writing and must be received or carry a qualifying U.S. Postal Service postmark within the 45-day appeal period shown on the assessment notice.

1

Check the record for factual errors

Review property characteristics, ownership, land information, construction details and any relevant exemptions.

2

Choose an appeal ground

Cobb identifies value, uniformity and taxability among valid grounds for an assessment appeal.

3

Prepare supporting information

Comparable sales, photographs, an appraisal, property-condition evidence and factual record corrections can help explain the requested value.

4

File before the notice deadline

Cobb permits appeals in response to an Annual Notice of Assessment. Follow the current online, mail or hand-delivery instructions.

5

Track the Board’s decision

If the Assessor does not resolve the appeal, it may proceed to the Board of Equalization or another elected appeal route depending on the original filing.

Mail warning: Cobb states that metered mail is not accepted as proof of a timely appeal. If filing by mail, follow the county’s current U.S. Postal Service postmark instructions.

08 · Homestead & Floating Exemption

Cobb County Homestead Exemption: Basic, Floating & 2026 Filing

The Cobb County Tax Commissioner administers homestead and related exemptions. The basic homestead exemption is generally available for a home the applicant owns and occupies as the legal residence.

Basic Homestead

Cobb materials list a $10,000 basic homestead exemption for applicable county and school tax categories.

Floating Homestead

Cobb’s local floating exemption protects the County General Fund portion from increases caused solely by reassessment when the qualifying rules are met.

2026 Filing Timing

The 2026 Tax Commissioner estimator instructs homeowners to apply for or request removal of a homestead exemption before the appeal deadline shown on the Annual Notice of Assessment.

Why Cobb is unusual: the county opted out of Georgia’s HB 581 statewide adjusted-base-year homestead exemption because Cobb already has its own floating homestead exemption, which county officials determined provided greater county General Fund relief.

For 2026, Cobb kept the County General Fund M&O millage rate unchanged. County officials stated that eligible homeowners with the floating homestead exemption would see no increase in the County M&O portion caused solely by higher reassessed value, assuming there were no property changes affecting taxable value.

The floating exemption does not freeze the entire bill. School, fire, municipal, special-district and other applicable portions can follow different rules.

09 · Senior & Disability Exemptions

Age 62 School Tax Exemption and Other Cobb County Benefits

Age 62 School Tax Exemption

Cobb County homeowners who satisfy the age requirement may qualify for exemption from county school taxes under the applicable local exemption rules.

Age 65 $4,000 Exemption

Cobb materials describe an age-65 $4,000 exemption with a $10,000 net-income limitation, subject to the detailed income exclusions and qualification rules.

Disability Exemption

Qualifying disabled homeowners may be eligible for additional relief subject to disability and income requirements.

Age matters by January 1. Senior exemption rules generally look at whether the homeowner satisfies the required age by January 1 of the applicable tax year.

Do not assume an existing basic homestead automatically adds a senior exemption when you reach the qualifying age. Review the Tax Commissioner’s current instructions and apply when required.

10 · 2026 Property Taxes

Cobb County 2026 Millage Rates, Tax Bills & October 15 Deadline

Cobb County approved its 2026 county millage rates in July. The County General Fund M&O rate remains 8.46 mills and the County Fire rate is 2.97 mills. Cobb County Schools retained a 18.70-mill General Fund rate for 2026.

County General 8.46 Mills
County Fire 2.97 Mills
Cobb Schools 18.70 Mills
2026 Tax Due Date October 15

For a typical unincorporated parcel subject to the County General, Fire and Cobb County School rates, those three components total 30.13 mills before any applicable special district adjustments or exemptions.

City taxes are separate. The county’s 2026 tax estimator states that city taxes are not included. If the property is inside municipal limits, check the responsible city tax office as well.

2026 property tax bills

Cobb County announced on August 19, 2026 that the 2026 property-tax bills had been issued after state review and approval of the county tax digest. Payments are due October 15, 2026.

The Tax Commissioner reported approximately 270,574 bills totaling about $1.36 billion for the 2026 billing cycle.

11 · Deeds & Recorded Records

12 · Local Cobb Property Context

Why the Same Cobb County Value Can Produce a Different Tax Bill

Unincorporated Cobb

County General, Cobb Schools and Fire are major components, while special districts can add another levy for some parcels.

Marietta

Marietta has separate municipal and school-tax structures, so do not use an unincorporated Cobb estimate for a Marietta parcel.

Acworth, Austell, Kennesaw, Powder Springs & Smyrna

Municipal taxes can be billed separately. Confirm city limits and city millage before estimating total carrying costs.

Mableton

Confirm current tax-district and municipal information for a Mableton parcel rather than relying only on its postal city.

Cumberland Area

Some commercial and mixed-use parcels can fall within community improvement or special-service districts that affect the tax calculation.

Recent Purchases

Verify exemption status after closing. A seller’s homestead or floating exemption history should not be assumed to continue unchanged for the buyer.
