Broward Property Records: Free BCPA Owner, Address, Folio & Map Search
The official Broward County Property Appraiser records system lets you research property by owner, street address, folio or Property ID, subdivision, sales, land and commercial criteria without relying on a paid commercial lookup service.
The useful part is knowing which Broward database answers which question. BCPA is the source for tax-roll ownership, appraisal values, exemptions, sales and parcel characteristics. The Property Appraiser’s GIS map adds geographic context. The Tax Collector handles the actual tax bill, while Broward County Official Records is the place for deeds, mortgages, liens and recorded documents.
Property Appraiser Record, Tax Bill or Deed: Start With the Correct System
Broward maintains separate public systems for appraisal data, property-tax collection and recorded documents. A property appraiser record is excellent for assessment research, but it is not a tax-payment receipt and is not a substitute for a recorded deed.
| Your Goal | Correct Official Source | What It Provides |
|---|---|---|
| Find an owner or parcel | Broward County Property Appraiser | BCPA Property Search |
| Search a specific address | BCPA Address Search | Address-based property lookup |
| Search a folio or Property ID | BCPA Parcel ID Search | Direct parcel lookup |
| See parcel location and map layers | BCPA Web Map | Interactive parcel map |
| Check the final tax bill or pay | Broward County Tax Collector | Bills, balances and payments |
| Find deeds, mortgages or liens | Broward County Official Records | Recorded document research |
| Challenge a 2026 value | Broward Value Adjustment Board | Petition and hearing information |
How to Search Broward County Property Appraiser Records
BCPA provides separate search pages rather than forcing every query into one universal box. That is useful once you know what information you already have.
Open the official property-search menu
Start with BCPA rather than a commercial owner-lookup site.
Open Official BCPA SearchChoose the search that matches what you know
Use owner search for a person, trust or company; address search for a physical location; Parcel ID search when you already have the folio; subdivision search for a development; and sales search for market research.
Verify more than the owner’s name
Match the situs address, Property ID or folio, legal description, municipality and property type before relying on a result.
Read the assessment fields separately
Market value, SOH-capped value, exemptions and taxable value answer different questions. Do not treat any one of them as the final tax bill.
Use the correct follow-up system
Open the GIS map for location context, Tax Collector for payment, Official Records for legal documents or VAB for a formal assessment dispute.
After opening the BCPA property-search menu
- Select the search method that matches your strongest information.
- Enter only the information needed for that search.
- Open the matching property result.
- Record the Property ID or folio number.
- Verify the physical address before using the values or exemption information.
Owner, Address, Folio and Subdivision Search: Broward-Specific Tips
BCPA’s individual search forms have their own formatting rules. Using the county’s expected format can solve many “property not found” problems without changing websites.
| You Have | BCPA Search Method | Useful Broward-Specific Technique |
|---|---|---|
| Owner name | Owner Search | Enter Last Name,First Name. BCPA also lets you optionally narrow by the city where the property is physically located. |
| Street address | Address Search | BCPA says the street-name field normally must be exact. A trailing wildcard can broaden it, such as CA*. |
| Numbered street | Address Search | Use the number itself — for example 2 or 9, not “2nd” or “9th.” |
| Folio / Property ID | Parcel ID Search | BCPA accepts several Broward parcel-number formats, described below. |
| Subdivision | Subdivision Search | Search the beginning of the subdivision name, an 8-digit long subdivision number or a 6-digit short subdivision number. |
| Recent sale criteria | Sales Search | Filter by property type, date, sale price, bedrooms, baths, qualified-sale status and location. |
Folio Number
BCPA gives examples formatted like:
0210 02 0050
Property ID
A compact parcel identifier can appear like:
504210020050
Tax Bill Parcel ID
The tax-bill format can appear like:
10210-02-00500
If a parcel number is not working
- Check whether you copied a folio, Property ID or tax-bill Parcel ID.
- Open BCPA’s Parcel ID search page.
- Enter the identifier in the format you have.
- If no result appears, switch to address search and recover the current Property ID from the matching property record.
What a Broward Property Appraiser Record Can Tell You
A Broward parcel record is more than an owner lookup. The appraisal system connects property identification, valuation, exemptions, sales and tax-roll information.
Identification & Location
- Owner shown on the tax roll
- Situs or property address
- Folio / Property ID
- Legal description
- Millage code
- Property-use code
- Neighborhood information
Value & Exemption Data
- Land value
- Building value
- Other value
- Total value
- Save Our Homes capped value
- Homestead exemption amount
- Other exemption amounts
- Taxable value
Sales & Building Data
- Recent sale dates
- Sale prices
- Deed types
- Adjusted building square footage
- Property-related appraisal fields
What It Does Not Prove
- Marketable legal title
- A survey-grade boundary
- The final amount currently owed in taxes
- Permit approval
- That every recorded lien has been satisfied
Broward BCPA GIS Map: Folio, Owner, Address, Zoning & Flood Layers
The BCPA interactive map can search by folio, owner or address and display appraisal information alongside geographic layers. This is useful when a property record alone does not explain location differences.
Available Map Context Includes
- Parcel boundaries
- City limits
- ZIP codes
- CRA boundaries
- FEMA flood zones
- Opportunity zones
- Census tracts
- City zoning codes
- County land use
- Residential and commercial appraisal districts
Important Address-Search Difference
On the interactive map, BCPA instructs users to enter the street number and street name without the street direction or street type.
For example, the map search is intentionally simpler than the standalone BCPA address-search form.
After opening the BCPA map
- Choose folio, owner or address search.
- For address search, enter the house number and street name without direction or street type.
- Select the matching property.
- Confirm the folio and situs address.
- Turn on only the layers relevant to your question.
Use Broward Sales Records Before Comparing Property Values
BCPA’s dedicated sales search is more useful than comparing two random parcel values. The search can filter by property type, sale-date range, sale-price range, bedroom count, bathroom count, location and whether to show qualified sales only.
Open BCPA Sales SearchAfter opening Sales Search
- Select a property type comparable to the subject property.
- Set a recent sale-date range.
- Use a realistic price range if it helps reduce unrelated results.
- Consider the qualified-sales filter for appraisal-oriented comparison.
- Verify each candidate’s neighborhood, size, age and property characteristics before treating it as comparable.
Buying a Broward home? Do not copy the seller’s tax bill
A change in ownership can reset assessed value to market value under Florida law. BCPA therefore provides a New Homebuyer’s Tax Estimator rather than advising buyers to rely on the seller’s existing taxable value.
The general estimator currently uses an average Broward municipal millage rate of 19.8394 mills. BCPA notes that the property-specific estimator available from an individual property record is better when you already know the parcel.
Open Homebuyer’s Tax EstimatorBCPA Owner Alert: A Free Broward Ownership-Change Notification
Owner Alert is a Broward-specific property-monitoring service. BCPA sends a notification when it receives a document changing ownership of a registered property.
What You Need to Register
- Applicant first name
- Applicant last name
- Valid Property ID
- Email address
What Owner Alert Does Not Do
- It does not replace a title search
- BCPA does not decide whether a deed is fraudulent
- It does not monitor every document recorded under your name
- It is available for Broward property owners
After opening Owner Alert
- Enter the property owner’s name.
- Enter the BCPA Property ID.
- Provide the email address for notifications.
- Complete the registration.
- If an ownership-change alert later arrives, review the linked recorded document and act promptly if the change was not authorized.
Broward Homestead and Senior Exemption Deadlines as of September 2026
2026 Homestead
Eligible owners who owned and made the property their permanent residence by January 1, 2026 can still use the late-filing period through September 18, 2026.
2027 Homestead
The timely filing period runs through March 1, 2027. Owners establishing their Broward homestead after January 1, 2026 may pre-file for 2027 where eligible.
2026 Senior Income Limit
The additional low-income senior exemption uses a 2025 combined household adjusted gross income limit of $38,686.
Information BCPA requests for online homestead applicants
- Florida driver’s license or Florida State ID
- Social Security number and spouse’s number when applicable
- Date of birth
- Phone number
- Address used on the last IRS tax return
- Email address
Before starting an exemption application
- Search the property and confirm its Property ID and ownership.
- Check which tax year you are filing for.
- Confirm you met the January 1 residency requirement for that tax year.
- Gather the identification and residency information requested by BCPA.
- Submit through the official BCPA exemption portal and keep confirmation of the filing.
2026 Save Our Homes cap: 2.7%
BCPA states that Florida’s 2026 Save Our Homes cap is 2.7%. The cap limits qualifying homestead assessed-value growth; it does not limit the market value or final property-tax bill to a 2.7% increase.
Broward 2026 Value Appeal Deadline Is September 18
Property owners disputing a 2026 valuation can petition the Broward County Value Adjustment Board. The VAB resolves disputes involving valuations, exemptions and classifications.
Review the property record first
Check ownership, building information, land data, exemptions, sales and the value being challenged.
Identify the actual dispute
Separate a market-value disagreement from an exemption denial, classification issue or incorrect property characteristic.
Gather evidence
Use relevant comparable sales, appraisal evidence, photographs or factual property-record corrections rather than relying only on how much the assessment changed.
File with the VAB by the applicable deadline
The 2026 valuation petition deadline is September 18, 2026. BCPA directs late value filers to the VAB for information about the separate “good cause” late-filing process.
Broward County Value Adjustment Board

- Review the 2026 filing information and current petition fee.
- Follow the county filing route for your petition type.
- Retain your petition confirmation and evidence.
- Watch for hearing information after the petition has been accepted.

Broward County Property Appraiser Records FAQs
1. Can I search Broward County property appraiser records for free?
Yes. Broward County Property Appraiser provides public owner, address, Parcel ID, subdivision, sales, land and other property-search tools on its official website. You do not need a commercial property-lookup service for basic BCPA tax-roll research.
2. How do I search Broward property by owner name?
Use the BCPA owner-search page and enter the name in the county’s requested format: Last Name,First Name. You can optionally narrow the results by the city where the property is physically located.
3. Why does my Broward address search return no property?
The standalone BCPA address search normally expects an exact street name unless you use a trailing wildcard. For numbered streets, use the number itself, such as 9 rather than 9th. If needed, search by owner or Property ID instead.
4. What is the difference between a Broward folio number and Property ID?
BCPA accepts multiple formats for identifying the same parcel, including a folio-style number, a compact Property ID and a tax-bill Parcel ID format. The official Parcel ID search accepts these Broward-specific formats.
5. What information is shown in the BCPA property map?
The interactive map can show parcel and appraisal information plus layers such as city limits, ZIP codes, FEMA flood zones, opportunity zones, census tracts, zoning, county land use and appraisal districts. It should not be treated as a legal survey.
6. What is the 2026 Broward Save Our Homes cap?
BCPA lists the 2026 Save Our Homes cap at 2.7%. It limits qualifying homestead assessed-value growth; it does not limit the property’s market value or final tax bill to a 2.7% increase.
7. What is the 2026 Broward VAB deadline for a property-value appeal?
The 2026 valuation petition deadline is September 18, 2026. Broward’s VAB approved a $25 petition filing fee beginning March 1, 2026. Different rules can apply to exemption-denial petitions and late filings.
8. Can I still file a 2026 Broward homestead exemption?
As of this update, BCPA’s statutory late-filing deadline for 2026 Homestead and other exemptions is September 18, 2026. BCPA states that it cannot accept 2026 exemption applications after that statutory deadline, regardless of good cause.
9. Does a BCPA property record prove legal ownership?
No. BCPA ownership information is maintained for tax-roll purposes. When legal ownership, deeds, mortgages, liens or title priority matter, use Broward County Official Records and obtain appropriate professional assistance when necessary.
10. What is Broward Owner Alert and what information do I need to register?
Owner Alert is BCPA’s free ownership-change notification service for Broward property owners. Registration requires the owner’s first and last name, a valid Property ID and an email address. It is a fraud-awareness tool, not a substitute for a title search.
