What the 2.7% cap means
Florida’s Save Our Homes assessment limitation generally limits the annual increase in assessed value of qualifying homestead property to the lower of 3% or the applicable CPI change. The statewide 2026 cap is 2.7%.
The limitation applies to assessed value under Florida law. It does not guarantee that market value, tax rates or the final tax bill will change by no more than 2.7%.

Quarterly installment plan
Brevard’s Tax Collector offers an installment plan for qualifying real-estate tax accounts with estimated taxes greater than $100. The application must be received before May 1 of the tax year.
The normal installment schedule uses payments in June, September, December and March. Taxpayers with mortgage escrow accounts should check with the Tax Collector before using an installment plan because mortgage servicers typically pay annual taxes to obtain the November discount.
