What Market Value, Appraised Value & Taxable Value Mean in Bexar County
BCAD determines the market value of taxable property as of January 1 each year. The final value used by a taxing unit can then be affected by appraisal limitations and exemptions.
Market Value
The district’s estimate of what the property would sell for under normal market conditions as of the January 1 appraisal date.
Appraised / Capped Value
The value after an applicable statutory limitation, such as the residence-homestead cap or eligible non-homestead circuit breaker.
Taxable Value

2026 Bexar County Homestead Exemption, $140,000 School Exemption & 10% Cap
BCAD’s 2026 exemption guidance states that a qualifying residence homestead must be the owner’s principal residence, the applicant must have an ownership interest, and the applicant cannot claim another residence homestead exemption elsewhere.
For school-district taxes, Texas law provides a $140,000 residence homestead exemption in 2026. Property owners who are age 65 or older or qualify as disabled receive an additional mandatory $60,000 school-district exemption.
Other Bexar taxing units can offer their own local-option exemptions. Your taxable value can therefore differ from one taxing unit to another even though all units begin with the same appraisal record.

Residence Homestead Cap
For a qualifying homestead, the cap generally limits annual growth in appraised value to 10% over the prior year’s appraised value, plus the value of new improvements.

2026 Non-Homestead Circuit Breaker

2026 Bexar Business Personal Property Rendition Deadline
Businesses that own, manage or control tangible personal property used to produce income may have a rendition requirement with BCAD.
BCAD states that a timely written extension request can generally extend the April 15 rendition deadline to May 15. An additional extension can be available for good cause when properly requested.
A late or missing required rendition can result in a penalty equal to 10% of the taxes imposed on the property for that year by participating taxing units.
