Bastrop CAD Property Search: Free 2026 Records, Map, Values & Protest Help
The official Bastrop appraisal district property search lets you look up public appraisal records by owner, address, Property ID, Geographic ID, subdivision, abstract, neighborhood and several other fields without paying a third-party property-search service.
Use Bastrop Central Appraisal District for appraised values, exemptions, property characteristics, GIS mapping and appraisal protests. Use the separate Bastrop County Tax Office when you need the actual tax bill, payment status or property-tax payment.
This distinction is unusually easy to remember in Bastrop: the Appraisal District is at 212 Jackson Street, while the main County Tax Office is directly associated with 211 Jackson Street. The offices handle different parts of the property-tax process.
Bastrop CAD, Tax Office or ARB: Which One Do You Need?
A large share of property-tax confusion comes from contacting the appraisal district about a tax payment or the Tax Office about an appraised value. Use the table below before opening another portal.
| What You Need | Responsible Office | Official Resource |
|---|---|---|
| Owner, address, Property ID or appraisal value | Bastrop Central Appraisal District | Bastrop CAD Property Search |
| Parcel location or map | Bastrop Central Appraisal District | Bastrop CAD Interactive GIS Map |
| Homestead, over-65, disability or veteran exemption | Bastrop Central Appraisal District | Official Exemption Information |
| Appraisal protest | Bastrop CAD / Appraisal Review Board | Official Protest Forms |
| Tax amount, payment or delinquency | Bastrop County Tax Office | Search & Pay Property Tax |
| Proposed tax rates and estimated taxes | Local taxing units / Truth in Taxation | Bastrop Truth-in-Taxation Database |
How to Use the Bastrop Appraisal District Property Search
The public eSearch system provides several lookup fields. You do not need to pay a commercial property-record site simply to search the public Bastrop CAD appraisal database.
Open the official Bastrop CAD search
Start with the appraisal district’s public eSearch system.
Open Official Property SearchChoose the best identifier
Use Property ID or Geographic ID when available. Otherwise search by owner, street number, street name, subdivision, abstract, neighborhood, condo or another supported field.
Simplify an address or name if nothing appears
The official search recommends trying only the street name when an address search fails and using only a first or last name when an owner-name search is too restrictive.
Open the matching property
Confirm the situs address, owner, Property ID, Geographic ID and legal-description information before relying on values or tax estimates.
Check the correct tax year
The search includes a tax-year selector. Make sure you are reviewing 2026 when comparing a 2026 appraisal notice or protest issue.
After opening the official property search
- Start with Address, Owner or ID if you have one of those identifiers.
- Use Advanced Search when you need subdivision, abstract, neighborhood or property-type filters.
- Open the matching account and verify the situs address.
- Check the tax year before comparing values.
- Use the appraisal map if location or nearby-parcel context matters.
| Search Field | Best Use | Useful Tip |
|---|---|---|
| Property ID | Exact appraisal account | Best choice when copied from a CAD notice or existing parcel record. |
| Owner Name | Finding property associated with an owner | Try only the first or last name if a full-name search fails. |
| Street | Address-based research | A simplified street-name search can work better than an over-specific address. |
| Subdivision | Neighborhood comparison | Compare property type, age, size and land before treating another parcel as comparable. |
| Abstract | Rural and acreage research | Useful when street addressing is not enough to identify land. |
| Neighborhood | Appraisal grouping research | Useful when studying the district’s valuation context. |
What You Can Find in a Bastrop CAD Property Record
A real-property account can contain considerably more than the owner’s name. Depending on the account, the public record may show property classification, situs address, legal description, neighborhood, values, land data, deed history and taxing jurisdictions.
Property Identity
- Property ID
- Geographic ID
- Property type
- Situs address
- Legal description
- Subdivision or abstract
Appraisal Information
- Market value
- Appraised value
- Assessed value
- Land and improvement values
- Homestead-cap loss when applicable
- Other applicable appraisal limitations
Taxing Jurisdictions
- County
- School district
- City when applicable
- Emergency-service districts
- Community college
- Special-purpose districts
Bastrop CAD Interactive Map: When GIS Is More Useful Than a Name Search
The official GIS map is useful when you know where a property is located but need to identify the appraisal account, compare neighboring parcels or understand the parcel’s geographic context.
Use GIS For
- Locating the parcel visually
- Checking nearby appraisal accounts
- Comparing neighboring land
- Researching subdivisions and rural areas
- Connecting a map location with a Property ID
Do Not Treat GIS As
- A certified boundary survey
- A title opinion
- Proof of legal acreage
- Proof of an easement
- A final development or permitting determination
After opening the GIS map
- Locate the area or parcel you want to research.
- Select the parcel rather than relying only on its visual position.
- Match the Property ID with the main eSearch record.
- Compare surrounding parcels only after confirming property type and land characteristics.
- Use a recorded plat or professional survey for legal-boundary decisions.
Bastrop CAD 2026 Protest Deadline, Online Filing & Late-Protest Options
Bastrop CAD’s 2026 protest information listed the regular deadline as May 29, 2026, or 30 days from the date of the Notice of Appraised Value when applicable. The District’s protest page also identifies July 17, 2026 as the date the Appraisal Review Board approved the records.
If you were eligible to e-file a protest
Bastrop CAD’s Taxpayer Portal allows online appeals when the property record shows Y in the E-file Eligible column. The property owner needs the E-file PIN from the Notice of Appraised Value.
How the online protest route works
- Check the Notice of Appraised Value for the E-file PIN.
- Confirm that the property is shown as eligible for electronic filing.
- Register or sign in to the official taxpayer portal.
- Open the correct property before submitting a protest.
- Keep the submission confirmation and any later hearing correspondence.
What can still be possible after July 17?
Bastrop CAD’s post-certification guidance says options become limited after the ARB approves the records. Examples listed by the District include certain protests involving failure to receive a required notice and certain correction motions.
Failure to Send Required Notice
The District lists a procedure for certain cases in which a legally required notice was not sent. Filing must occur before the applicable delinquency date, and taxes cannot simply be allowed to become delinquent.
Large Appraisal Error Correction
BCAD lists limited correction relief when a property is appraised at least one-third above market value for non-homestead property or at least one-fourth above market value for homestead property, subject to the applicable legal requirements.
If you missed the normal deadline
- Do not submit an ordinary protest without checking whether a legal late remedy applies.
- Review Bastrop CAD’s current and post-certification protest guidance.
- Identify the exact reason you believe a later filing is permitted.
- Call 512-303-1930 if the applicable procedure remains unclear.
- Do not let a tax account become delinquent when the remedy you are using requires taxes to remain current.
Bastrop County Homestead, Over-65, Disability & Veteran Exemptions
Exemption applications are filed with Bastrop Central Appraisal District, not with the County Tax Office. Texas exemption amounts can differ by taxing unit, so the actual benefit shown on one property may not match another property in a different city, school district or special district.
Residence Homestead
A qualifying owner must have an ownership interest and use the property as the principal residence. Under current Texas law, a person who acquires an eligible residence after January 1 may be able to receive the general homestead exemption for the applicable portion of the year when the previous owner did not receive that same exemption.
Additional Exemptions
Bastrop CAD publishes forms for age 65 or older, disabled persons, disabled veterans, surviving spouses and other qualifying exemption categories.
How Bastrop CAD accepts exemption forms
- Online through the Taxpayer Portal for supported applications
- Mail to P.O. Drawer 578, Bastrop, TX 78602
- Email to exemptions@bastropcad.org
- Drop box at the Bastrop CAD office, 212 Jackson Street
The general Texas filing deadline for a residence homestead exemption is before May 1. Bastrop CAD describes its normal filing period as January 1 through April 30. Late homestead applications can be available under Texas law, so missing April 30 does not always mean the exemption is permanently lost.
Open Bastrop CAD Exemption FormsAfter opening the exemption page
- Choose the exemption that matches your circumstances.
- Read the eligibility requirements before submitting a form.
- Use the Taxpayer Portal when online filing is offered.
- If emailing a form, send a clear PDF rather than a phone photo.
- After processing, verify the exemption against the property record.
Why Bastrop CAD Cannot Take Your Property-Tax Payment
Bastrop Central Appraisal District determines appraisal values and administers exemptions. It does not collect the resulting property taxes. Bastrop CAD directs payment and collection questions to the Bastrop County Tax Office.

After opening the Tax Office website
- Choose the property-search option.
- Locate the correct tax account.
- Verify the owner and property before paying.
- Review the current balance and payment status.
- Save the official payment confirmation after completing a payment.
Check proposed 2026 tax rates separately
Appraised value alone does not determine the final tax bill. County, city, school and special-purpose taxing units adopt their own tax rates. During the Texas truth-in-taxation cycle, the Bastrop local tax database provides proposed-rate and estimated-tax information.
Open Bastrop Truth-in-Taxation DatabaseAfter opening the tax-rate database
- Locate the property or account.
- Review each taxing unit attached to the property.
- Compare proposed and adopted tax-rate information when available.
- Do not confuse an estimated tax with a final billed amount.
2026 Bastrop CAD Data Downloads, Vendor Conversion & Public Information Requests
Bastrop CAD completed a software conversion to a new vendor for 2026. This matters to researchers because the District’s 2026 export files are published in .tab format, while older data exports were distributed in different formats such as text files.
2026 Downloadable Data
The District publishes 2026 real-property and personal-property export files, including certified files. BCAD states that export files are updated at least weekly.
Open 2026 Export FilesValuation Reports
Bastrop CAD publishes preliminary, certified and supplemented valuation reports by year for users who need county-level appraisal-roll data rather than one parcel.
Open Valuation ReportsNeed records that are not in the public search?
Texas Public Information Act requests to Bastrop CAD must be in writing and provide enough detail for staff to identify the existing records. The District does not have to create a new record or perform legal research in response to a request.
Electronic public-information requests can be sent to publicinfo@bastropcad.org.

Bastrop Appraisal District Property Search FAQs
1. Is the Bastrop CAD property search free?
Yes. Bastrop Central Appraisal District provides a public online eSearch system for appraisal-record research. You do not need to buy access from a third-party property-record website to search the public CAD database.
2. What can I use to search for a Bastrop County property?
The official search supports Owner Name, Street Number, Street Name, Property ID, Owner ID, Geographic ID, subdivision, abstract, neighborhood, condo, mobile-home park, property type and additional Advanced Search fields.
3. Why can a Bastrop CAD record show deed history without a sale price?
Texas does not generally require real-estate sales prices to be publicly reported to appraisal districts. A CAD record can therefore contain deed-transfer information without displaying the complete private sales-price data used or obtained by the appraisal district.
4. Where is the official Bastrop CAD parcel map?
Bastrop CAD links to its official BIS-hosted Interactive GIS Map. Use it for parcel-location and neighboring-property research, but verify legal boundaries with recorded documents or a professional survey.
5. What is the difference between 212 Jackson Street and 211 Jackson Street?
Bastrop Central Appraisal District is at 212 Jackson Street and handles appraisal values, exemptions, mapping and protests. The Bastrop County Tax Office is at 211 Jackson Street and handles property-tax collection and payments.
6. What was the Bastrop CAD protest deadline for 2026?
Bastrop CAD listed May 29, 2026 as the regular 2026 protest deadline, or 30 days from the date of the Notice of Appraised Value when the later notice-based deadline applies. The ARB approved the 2026 records on July 17, so later remedies are limited.
7. How do I get the PIN for an online Bastrop CAD protest?
The E-file PIN is printed on the Notice of Appraised Value for eligible properties. If it is missing, Bastrop CAD says the PIN must be requested in writing at protest@bastropcad.org and cannot be provided over the phone.
8. Can I apply for a Bastrop homestead exemption after January 1?
Current Texas law can allow a general residence homestead exemption for the applicable portion of the year when an owner acquires and occupies an eligible property after January 1 and the previous owner did not receive the same exemption for that tax year. Bastrop CAD determines qualification.
9. Who do I contact if the owner, mailing address or map information is wrong?
For deeds and mapping questions, Bastrop CAD lists deeds@bastropcad.org. Address-change requests can be sent to address@bastropcad.org. Include the Property ID and enough information to identify the correct account.
10. Why are Bastrop CAD 2026 bulk data files in a different format?
Bastrop CAD completed a software conversion to a new vendor for 2026. The District publishes its 2026 real-property and personal-property export files in .tab format and states that export files are updated at least weekly.
