Reviewed Against Current Baldwin County & Alabama Government Sources

If you searched for the Baldwin County property appraiser, Alabama uses a different local-government structure than Florida. Baldwin County does not have a separate office formally titled “Property Appraiser.” Property appraisal, assessment, mapping and tax collection functions are administered through the Baldwin County Revenue Commissioner’s Office.

The county’s free property-search system lets you search by owner name, PIN, company, parcel number, account number, subdivision or address. A separate parcel viewer provides tax-map and geographic context.

For 2026, Baldwin County states that real-property appraisals are based on the condition of the property as it existed on October 1, 2025. That one-year-in-arrears timing is important when reviewing a new deed, building change or recently divided parcel.

Independent publication: Property-Appraisers.org is not Baldwin County, the Revenue Commissioner’s Office, Probate Office or Board of Equalization. Official county agencies control assessments, exemptions, recorded deeds, protest decisions and tax payments.

05 · 2026 Appraisal

How Baldwin County Calculates 2026 Property Values

Baldwin County appraises real property and business personal property annually. The Revenue Commission states that appraisal values are based on Alabama Department of Revenue guidelines requiring a fair and reasonable market value.

2026 valuation date: Baldwin County explains that 2026 appraisal work is based on the property as it existed on October 1, 2025.

Appraised Value

The Revenue Commission’s estimate of fair and reasonable market value under Alabama appraisal rules.

Assessed Value

Appraised value multiplied by the property’s applicable Alabama assessment classification ratio.

Estimated Tax

The applicable millage is applied to assessed value, after allowable exemptions or other adjustments.

Class III vs. Class II property

Baldwin County’s tax calculator identifies owner-occupied homestead property, second homes that are not rented and qualifying current-use land as Class III. Class III uses a 10% assessment ratio.

Rental property and certain other property fall under Class II, which the county calculator applies at a 20% assessment ratio.

Rental-home warning: Baldwin County’s calculator states that if a property is rented even one day during the year, it is considered rental property for the year rather than an owner-occupied homestead for classification purposes.

  1. Identify the tax district from the property record.
  2. Select the correct property classification.
  3. Enter the appraised value.
  4. Select the correct exemption if applicable.

  • Owner’s name must appear on the deed
  • Owner must occupy the residence on October 1

  • Tax reduction can be up to $45

Baldwin County lists an over-65 assessment freeze and H-2, H-3 and H-4 categories based on income and other eligibility requirements.

Some categories require annual validation, while others are generally validated once unless the owner’s status changes.

Disability & Blind Exemptions

The county provides separate guidance for qualifying disability and blindness exemptions, with medical or benefit-award documentation required depending on the claim.

Current Use Valuation for Baldwin County Farm, Pasture & Timber Land

Qualifying agricultural and timber property may be eligible for current-use valuation rather than taxation based entirely on market value.

  • Qualifying uses can include row crops, pasture and timberland.
  • Parcels of five acres or fewer require proof of qualifying agricultural or timber activity.
  • A residence generally causes at least one acre to be treated as homesite rather than current-use acreage.
