Lee Property Appraiser Portal 2026: Official Website, Search, Login & Online Records
The Lee County Property Appraiser website is more than a basic owner lookup. It includes public real-property search, deed-reference search, Tangible Personal Property records, GeoView aerial maps, downloadable tax-roll data, custom reports and account-based tools such as List My Parcels.
You do not need an account just to search a Lee County parcel. A website login is mainly for selected account-based functions, including saved parcel-related features, sale-verification activity and certain file or photo uploads.
Which Lee Property Appraiser Online Service Should You Use?
The LeePA website combines public search tools and account-based functions. Start with the task you need rather than assuming every online record requires a login.
| Task | Login Needed? | Best Official Route |
|---|---|---|
| Search real property | No | Property Data Search |
| View saved/associated parcels | Yes | List My Parcels |
| Search Tangible Personal Property | No for public certified-roll search | Tangible Search |
| View parcel maps and aerials | No for normal map use | GeoView Information |
| Generate parcel or sales reports | Not normally required for public reports | Online Reports |
| Apply for homestead | Use the exemption application process | Homestead Application |
Search Lee County Records by STRAP, Folio ID, Owner, Address or Deed Information
The official database combines three search areas on one page: real property, deed/recording references and Tangible Personal Property.
Property Information Search
- Parcel / STRAP number
- Folio ID
- Owner or company name
- Street address
- Postal code
- Property description
Deed / Recording Search
- Instrument number
- Official Records book and page
- Grantor
- Grantee
Tangible Property Search
- Tangible account number
- STRAP number
- Folio ID
- Business name
- Business site address
Open the official Property Data Search
Start at LeePA rather than a copied commercial property profile.
Use STRAP or Folio ID when available
A parcel identifier usually avoids the ambiguity that can occur with owner names and similar street addresses.
For owner search, enter the name in LeePA format
The search page gives the example of entering an individual as last name first, such as SMITH JOHN.
Open the parcel and verify identifiers
Match the site address, Folio ID and STRAP before relying on the displayed ownership, value or sale information.
After opening the official search
- Choose Property Information, Deed/Recording Information or Tangible Personal Property.
- Enter the strongest identifier you have.
- For an owner search, try the last-name-first format shown by LeePA.
- Open the matching result and confirm the STRAP and Folio ID.
- Use the parcel record links for TRIM, map or Tax Collector research as needed.
When You Actually Need a LeePA Account
The Property Appraiser login uses an email / user name and password. LeePA explains that selected functions require an account, including activities such as entering sale-verification information and uploading photographs.
Account-Based Functions
- List My Parcels
- Selected sale-verification functions
- Selected photo or file uploads
- Other functions specifically marked as requiring login
No Account Needed For
- Basic real-property search
- Owner and address lookup
- STRAP and Folio search
- Public tangible search
- Normal public report access
After opening the login page
- Enter the email address or user name associated with your LeePA account.
- Enter the account password.
- If you do not already have an account, use the registration link shown on the official login page.
- If you forgot the password, use the official password-recovery link instead of creating duplicate accounts.
- After login, continue only to the service you originally needed.
Forgot your password?
The LeePA password-recovery page asks for your email address / user name. The office sends a temporary password by email, then prompts you to change it after signing in.
Open Official Password ResetOwner of Record Is Not Always the Same as Fee-Simple Title
This is an important Lee County-specific detail. The Property Appraiser explains that its Owner of Record field identifies the person or entity that will appear on the tax roll for value and tax-bill purposes.
The office also warns that the displayed owner may not necessarily be the fee-simple title holder. When legal ownership matters, review the sales/transaction history and conduct an Official Records or title search.
Use the LeePA Record For
- Tax-roll owner
- STRAP and Folio ID
- Site and mailing address
- Market and assessed value
- Taxable value
- Exemptions and assessment reductions
- Land and building characteristics
- Sales history and TRIM access
Use Clerk Official Records For
- Recorded deeds
- Mortgages
- Easements
- Liens
- Plats
- Other recorded instruments affecting title
When checking legal ownership
- Use LeePA to identify the parcel and tax-roll owner.
- Note the STRAP, Folio ID and any deed/recording reference.
- Open the Lee Clerk Official Records search.
- Review the relevant deed and later recorded instruments.
- For a legal title conclusion, use appropriate professional title or legal assistance.
LeePA GeoView: Parcel Maps, Aerial Photography & Measurement Tools
GeoView is the Property Appraiser’s map interface for viewing aerial photography and parcel-related map information. LeePA’s GeoView instructions say the system can search parcels, measure distance and area, add text or highlighting, print a map and save a view as an image.
Useful GeoView Tasks
- Locate a parcel visually
- View current aerial photography
- Review older aerial layers when available
- Select nearby parcels
- Measure approximate distances and areas
- Print or save a map view
Do Not Treat GeoView As
- A certified survey
- A legal boundary opinion
- A permit approval
- A final zoning interpretation
- A title report
After opening GeoView
- Search or zoom to the property area.
- Select the correct parcel.
- Confirm the parcel identifier against the LeePA record.
- Use the layer controls for available aerial photography.
- Use measurements for general research only, not legal boundary work.
Lee County Online Reports, Tax Rolls & Bulk Property Data
LeePA provides more public data than a typical single-parcel search. Researchers can generate parcel and sales lists, download tax-roll files and access monthly parcel or tangible datasets.
Parcel List Generator
Creates a parcel list matching selected criteria and can include current owner information and selected parcel attributes.
Sales List Generator
Returns parcels with sales inside the date range and filters you select.
Subdivision Report
Produces a parcel report for a selected subdivision.

Lee County Homestead Filing Through the Property Appraiser Website
Lee County homeowners who meet Florida ownership and permanent-residence requirements can file homestead exemption through the Property Appraiser. The regular state filing deadline is March 1.
LeePA uses two online application paths
The online filing page separates applicants based on citizenship, marital status, ownership structure and the type of identification information available.
- Florida driver license or Florida ID showing the homestead property address may be required
- Social Security information is required under the application rules
- Permanent-resident documentation is used when applicable
- Partial-interest and certain spouse situations use a different application path
After opening the homestead application
- Read both eligibility paths before selecting an application route.
- Choose the path that matches your citizenship, spouse and ownership situation.
- Prepare the Florida identification and residency details requested.
- Complete the application accurately.
- Keep proof of filing and later verify the exemption on your parcel and TRIM notice.
Lee County Tangible Records and 2026 DR-405 Filing Dates
The Tangible Personal Property search includes certified-roll information by account number, STRAP number, Folio ID, business name and business address.
April 1
The normal filing deadline for the DR-405 Tangible Personal Property return without penalty.
May 15
Lee County automatically grants the tangible filing extension through May 15, or the next business day. The office states that a written extension request is no longer required.
2026 Lee County TRIM Notices, Property Record Update & Appeal Deadline
Lee County’s 2026 TRIM notices are available online. The notice compares prior-year and current-year values and shows exemptions, assessment reductions and proposed taxes.
LeePA’s 2026 property-record response system can also use a personalized code to help an owner review property details, report or update hurricane damage, confirm homestead status and review how value changed.
After opening your parcel record
- Confirm the STRAP and Folio ID.
- Open the current TRIM notice.
- Check market value, assessed value, exemptions and assessment reductions.
- If information appears wrong, contact the Property Appraiser before the appeal deadline.
- If the issue remains unresolved, use the Lee County Clerk VAB process.
2026 Lee County VAB filing fees
Effective August 27, 2026, the Clerk lists a non-refundable $50 fee for most VAB petitions. Portability and certain late-filing exemption or classification denial petitions are listed at $15. Online credit-card filing also carries the Clerk’s stated convenience fee.

Common LeePA Website Problems and the Correct Fix
| Problem | What It Usually Means | What to Do |
|---|---|---|
| You cannot find a parcel by owner name | Name formatting or multiple matching owners may be causing ambiguity. | Try last name first, then confirm with address, STRAP or Folio ID. |
| You are being asked to log in | You may have opened an account-based feature rather than public search. | Return to Property Data Search if all you need is a public parcel record. |
| Password forgotten | Existing LeePA account credentials need recovery. | Use the official Forgot Password page; LeePA sends a temporary password by email. |
| Deed owner and tax-roll owner appear different | LeePA’s Owner of Record field is for assessment/tax-roll purposes and may not equal fee-simple title. | Review Clerk Official Records and recent transactions. |
| Report data appears behind a recent sale | LeePA says some generated-report information can lag Clerk filings by 4–6 weeks. | Check the Clerk’s recorded document and the parcel’s latest transaction history. |
| Website, GIS or property data question | You need technical/property support rather than tax-payment support. | Contact LeePA at 239-533-6100 or use its official website/GIS contact route. |

2. Do I need an account to search Lee County property records?
No. The normal LeePA Property Data Search is public. You can search by STRAP number, Folio ID, owner or company name, street address and property description without creating a website account.
3. What LeePA services actually require a website login?
LeePA uses login for selected account-based functions, including List My Parcels and certain sale-verification, photo-upload and other account-specific services. The official login uses an email/user name and password.
4. How do I reset a forgotten Lee Property Appraiser website password?

5. What is the difference between a Lee County STRAP number and Folio ID?
Both are identifiers used by LeePA to locate property records. The public search accepts either one. If you already have either identifier from a property record, notice or tax document, it is usually more precise than an owner-name search.

Yes. LeePA’s database includes a deed/recording search using instrument number, book and page, grantor or grantee. For the controlling recorded document itself, use the Lee County Clerk Official Records system.
7. What can I do with the LeePA GeoView map?
GeoView provides parcel and aerial-photo research, parcel selection, map layers, approximate distance and area measurement, printing and saved map views. It should not be treated as a certified survey or legal boundary determination.
8. What is the 2026 Lee County VAB petition deadline?
Lee County’s 2026 TRIM notices state that VAB petitions must be filed by September 11, 2026. The Clerk lists a $50 filing fee for most petitions effective August 27, 2026, with reduced fees for certain petition types.
