Waller County Appraisal District Property Search: Records, Map & 2026 Help

Waller County, Texas · 2026
Chief Appraiser: Becky Gurrola • Office: 900 13th Street, Hempstead • Phone: 979-921-0060

The official Waller County Appraisal District property search is the best place to find a property ID, owner, situs address, legal description, appraisal values, exemptions, taxing jurisdictions and parcel details.

For basic research, you can open Waller CAD’s public eSearch and interactive map without first creating a Taxpayer Portal account. The separate Taxpayer Portal is used for account-specific functions such as electronic communications, documents and applications.

One local distinction matters immediately: Waller CAD does not collect property-tax payments. The district determines appraisal and exemption information, but tax bills may be collected by the Waller County Tax Office, Waller ISD Tax Office, Fort Bend County Tax Office or another collector depending on the taxing entity shown on the property.

04 · Interactive Parcel Map

Waller CAD Interactive Map: When the Map Is More Useful Than the Search List

The interactive map is useful when you know roughly where a property is but need to identify the parcel, compare neighboring tracts or understand how an abstract, subdivision or rural tract fits into the surrounding area.

Use the Map For

  • Finding a parcel visually
  • Comparing neighboring property IDs
  • Reviewing rural and agricultural tract context
  • Checking approximate parcel relationships
  • Moving from a map location to appraisal data

Do Not Use It As

  • A boundary survey
  • Proof of legal acreage
  • Proof of an easement
  • A title report
  • A final development or permitting decision

  1. Search or zoom to the property area.

06 · 2026 Homestead & Exemptions

Waller County Homestead Exemptions: Current 2026 Amounts and Local Differences

Texas exemption amounts are not identical for every taxing unit. Your parcel can be subject to county, school, city, emergency-service, drainage, MUD and other entities, each with its own applicable exemptions.

Statewide school-district amounts in effect for 2026: the general residence homestead exemption is $140,000 for school-district taxes. A qualifying owner age 65 or older or disabled receives an additional $60,000 school-district exemption.
Taxing Entity Published Residence Homestead Treatment Published Age 65 / Disabled Local Option
Waller County 20% optional homestead exemption $25,000
Waller County FM 20% optional plus $3,000 state-mandated amount $22,000
Hempstead ISD $140,000 state-mandated school exemption $60,000 state-mandated school exemption
Royal ISD $140,000 state-mandated school exemption plus 1% local option as published by WCAD $60,000 state-mandated school exemption
Waller ISD $140,000 state-mandated school exemption $60,000 state-mandated school exemption
City of Waller 5% optional homestead exemption $20,000

Other cities, MUDs and special districts publish different local options. Check the taxing jurisdictions attached to your actual parcel rather than assuming the countywide table applies to every tax line.

When to file a residence homestead application

The general Texas deadline for many exemption applications is April 30. Texas law also allows residence homestead applications in additional circumstances after the normal deadline, so a missed April date does not always mean the exemption is permanently lost.

Open Waller CAD Exemption Forms
After opening the Waller CAD forms page
  1. Select the Residence Homestead Application when applying for a principal residence.
  2. Review the form’s identification and ownership requirements.
  3. Complete all exemption sections that apply to you.
  4. Attach the supporting documents requested by the form.
  5. Submit to Waller CAD, not to the Texas Comptroller or Tax Office.
No application fee: Waller CAD’s homestead guidance states that there is no filing fee for the listed residence-homestead exemptions. Be cautious of private solicitations that make a government exemption application appear to require a service fee.

07 · 2026 Protest & ARB

How to Protest a 2026 Waller CAD Appraisal

In Texas, the usual deadline for most appraisal protests is May 15 or 30 days after the appraisal district mails the notice of appraised value, whichever is later. Waller CAD also published 2026 ARB hearing procedures and began scheduled ARB hearings in May 2026.

Current-year timing: by September 2026, the ordinary May 15 deadline has already passed for many property owners. A later deadline may apply if your notice was mailed later, and Texas law provides limited late-protest or correction remedies in specific situations. Do not assume a late filing is automatically accepted.
1

Compare the notice with the property record

Check ownership, property characteristics, exemptions, land class and the value being protested.

2

Identify the actual protest reason

A market-value dispute, unequal appraisal, exemption denial, agricultural appraisal issue or ownership error can require different evidence.

3

Use the Taxpayer Portal or protest form

Waller CAD provides an online taxpayer appeal route as well as ARB protest forms and 2026 hearing procedures.

4

Prepare evidence, not just an opinion

Relevant evidence may include incorrect property characteristics, comparable properties, repair-condition evidence, photographs or documents supporting an exemption or special appraisal.

5

Watch every deadline

WCAD currently warns taxpayers about filing deadlines and USPS postmark procedures. If a deadline is close, confirm directly with the district how the filing will be treated.

Online Appeal

Use Waller CAD’s Taxpayer Portal when your account is eligible for online appeal functions.

  2. Choose the Notice of Protest or other form matching your issue.
  3. Confirm the filing deadline on your notice.
  4. Keep proof of submission.
  5. If you are filing after the ordinary deadline, call WCAD before assuming a late-protest or correction provision applies.
Physical drop box: WCAD states that a drop box is installed on the north side of the front of the appraisal district building for applications and protests.

08 · Agricultural, Wildlife & Business Property

Waller County Agricultural Appraisal, Wildlife Management & Renditions

Rural acreage is a major reason Waller County property research cannot be treated like a generic suburban CAD page. WCAD publishes separate agricultural degree-of-intensity standards, wildlife-management guidance, productivity values and special-appraisal forms.

Current WCAD notice: the district states that no agricultural or wildlife applications can be accepted after certification. If you are researching a 2026 agricultural or wildlife application now, call WCAD before preparing a late submission.

Business personal property rendition

Texas generally requires renditions for taxable business personal property by April 15. A property owner can request an extension to May 15 under the applicable rules, with additional extensions available in qualifying circumstances.

Agricultural / Wildlife

  • 1-D agricultural appraisal
  • 1-D-1 open-space appraisal
  • Wildlife-management guidance
  • Degree-of-intensity standards
  • 2026 productivity values

Business Personal Property

  • Business-property renditions
  • Dealer inventory declarations
  • Heavy-equipment inventory forms
  • Manufactured-housing inventory forms
  • Freeport / goods-in-transit treatment by jurisdiction
Open WCAD Tax Information & 2026 Data
After opening the tax-information page
  1. Look for the agricultural, wildlife or timber section.
  2. Review WCAD’s current standards before completing an application.
  3. Use the 2026 Productivity Values when that data is relevant.
  4. Check the current filing status because certification can close certain application routes.

  4. For documents filed over the counter, note that the Clerk requires photo identification for Official Public Record filings effective September 1, 2025.

11 · Troubleshooting

Common Waller CAD Search Problems and the Fastest Fix

Problem What to Check Best Next Step
Address search returns nothing Too much address detail can prevent a match. WCAD recommends trying a simpler search such as the street name only.
Owner search returns nothing Name order or spelling may differ from the record. Try only the first or last name and verify results by property address.
Too many properties appear The query is too broad. Use Advanced search and add Property ID, street, subdivision, abstract, neighborhood or property type.
Exemption does not appear online WCAD states that not all exemption data is publicly shown. Contact WCAD before assuming the exemption is absent.
Need to pay taxes but no amount is shown WCAD does not collect property taxes. Identify the taxing entity and use its collector.
Owner name looks outdated after a sale Compare the CAD record with the recorded deed. Check Waller County Clerk Real Property Records, then contact WCAD if ownership needs updating.
Need an official boundary GIS parcel lines are approximate. Use recorded plats/deeds and a qualified surveyor rather than the interactive map alone.
Deadline is close and filing by mail WCAD has specifically posted a warning about deadlines and USPS postmark procedures. Call 979-921-0060 to confirm filing treatment or use an available electronic/in-person method.

13 · Frequently Asked Questions

Waller County Appraisal District Property Search FAQs

1. How do I search Waller County property records for free?

Use the official Waller CAD eSearch at esearch.waller-cad.org. Basic public property searching does not require a Taxpayer Portal account. You can search by owner and use address, Property ID and additional fields through the search tools.

2. Why does my Waller CAD address search return no results?

WCAD recommends simplifying the address search. Try the street name without prefixes, suffixes or unit details. If the situs address itself may be wrong, Waller County’s 911 Address Verification tool can also search by Property ID.

3. What is the difference between Property ID and Geographic ID in Waller CAD?

They are separate identifiers in the appraisal record. Property ID is commonly used for account lookup, while Geographic ID is another parcel identifier. Copy the exact identifier shown on the official record rather than treating them as interchangeable.

4. Can I pay my Waller County property taxes through Waller CAD?

No. Waller CAD expressly states that it cannot accept tax payments. The correct collector depends on the taxing entity. Waller County Tax Office collects for many local entities, while Waller ISD, City of Prairie View, City of Waller, Katy-area entities and some MUDs can use different collectors.

5. What is the 2026 Waller CAD property-tax protest deadline?

The usual Texas deadline for most protests is May 15 or 30 days after the appraisal district mails the notice of appraised value, whichever is later. Special or late-protest rules may apply in limited situations, so verify the deadline shown on your notice.

6. What homestead exemption applies to Waller County school taxes in 2026?

Texas school districts must provide a $140,000 general residence homestead exemption. Qualifying homeowners age 65 or older or disabled receive an additional $60,000 school-district exemption. Local county, city and special-district exemptions vary.

7. Why can an exemption be missing from the public Waller CAD record?

WCAD’s public search states that, for privacy reasons, not all exemptions are displayed online. Contact the appraisal district before concluding that an exemption was denied or removed.

8. Where do I find deeds and liens for a Waller County property?

Use the Waller County Clerk’s Real Property Records rather than the appraisal district. The county states that online Real Property Records are available from 1994 to the present.

9. Can I use the Waller CAD map as a legal boundary survey?

No. The appraisal map is for informational parcel research and approximate relative locations. For legal boundaries, acreage or easement questions, use recorded documents and a qualified survey professional.

10. What do I need to register for the Waller CAD Taxpayer Portal?

The registration page asks for the Owner ID and E-File PIN listed on the appraisal notice, followed by contact and account information. WCAD’s portal states that the account can be used after registration is approved.
