Lake County Property Search, GIS Map, Homestead & 2026 Tax Record Help
The Lake County Property Appraiser is the official office for owner lookup, parcel records, property values, exemptions, assessment limitations, agricultural classification, tangible personal property and appraisal-related public information in Lake County, Florida.
The official property record can also connect a user to the proposed tax notice and tax bill while Lake County Connect adds map context. Buyers can use the separate tax estimator and sales search before relying on a seller’s existing tax bill.
This 2026 update covers Tavares, Clermont, Leesburg, Mount Dora, Eustis, Lady Lake, Minneola, Groveland and surrounding Lake County areas, including the current Property Appraiser, 2026 homestead amounts and Lake County VAB deadlines.

How to Search Lake County Property by Owner, Address, Parcel or AltKey
Lake County uses an Alternate Key in addition to the parcel number. That makes Lake County research slightly different from counties that rely on only one property identifier.
Open the official Property Search
Start on the Lake County Property Appraiser domain rather than a copied property directory.
Start Lake County Property SearchUse parcel or AltKey when available
A parcel number or Alternate Key from a tax bill, appraisal record or closing document can usually narrow the search faster than a common owner name.
Verify the property location
Check the property location, owner, mailing address, city, millage group, parcel number and Alternate Key before using assessment information.
Read the current Property Record Card
Lake County’s live record displays 2026 certified values and available exemption information along with property characteristics and links to related tax resources.
Use the same identifier across other systems
Keep the parcel number and AltKey when moving to Lake County Connect, the Tax Collector, TRIM notice, Official Records or VAB research.
| Search Method | Best Use | Practical Tip |
|---|---|---|
| Owner name | Find parcels associated with a person, trust or business | Confirm the property location because one owner may have multiple parcels. |
| Property address | Homeowner and buyer research | Try fewer street words if a fully formatted address does not match. |
| Parcel number | Exact parcel research | Use the format shown on an official county record. |
| Alternate Key | Fast Lake County record matching | Useful when moving between appraisal and tax records. |
| Sales Search | Comparable-sale research | Compare location, property type, size, age and sale date rather than price alone. |
Lake County Connect, Tax Maps & Parcel Location Research

How to Read Lake County Market, Assessed and Taxable Value
The current Lake County Property Record Card states that values shown are 2026 certified values. Market value, assessed value and taxable value should not be treated as interchangeable numbers.
Market / Just Value
The Property Appraiser’s estimate for property-tax assessment purposes. LCPA cautions that this figure is not intended to predict the property’s selling price.
Assessed Value
The value after applicable assessment limitations such as Save Our Homes or another assessment cap are considered.
Taxable Value
The value remaining after exemptions applicable to a particular taxing authority have been applied.
2026 tax-roll resources
The Property Appraiser’s tax-roll data page currently provides 2026 tax-roll calendar material, July 1 preliminary tax-roll documents, proposed millage-rate comparisons and certified roll documentation.
Open 2026 Tax Roll & Millage DataAfter opening this link
- Find the 2026 Tax Roll Information section.
- Select the tax-roll or millage document relevant to your research.

Lake County Homestead Exemption: 2026 Amounts, Deadline & Late Filing
A qualifying owner generally must own and occupy the Lake County home as a permanent residence as of January 1. The Property Appraiser lists March 1 as the regular annual exemption filing deadline.
For the 2026 tax year, Florida’s inflation-adjusted second homestead exemption can be up to $26,411 on qualifying assessed value. That additional amount applies to qualifying non-school levies.
What happens if March 1 was missed?
LCPA’s current exemption FAQ explains that a taxpayer with an extenuating circumstance may request late-filing review up to 25 days after the TRIM notices are mailed. Late filing is not automatic, so contact the Exemptions Department promptly.
Review Lake County ExemptionsAfter opening this link
- Choose Homestead Exemption or the additional exemption you need.
- Review ownership and January 1 residency rules.
- Gather the documents requested by LCPA.
- Use online, mail or in-person filing as instructed.
- If late, contact 352-253-2150 for current late-application guidance.
Save Our Homes starts after the first homestead year
Lake County’s exemption FAQ notes that the first year of homestead does not yet receive the Save Our Homes cap. The assessment limitation begins in the following year when the property remains eligible.
2026 Lake County Senior Exemption Income Limit & Local City Differences
Lake County offers a limited-income senior exemption to qualifying homestead owners age 65 or older. The current 2026 household-income threshold is $38,686.
| Taxing Authority | Current LCPA Senior Exemption Information |
|---|---|
| Lake County | Up to $50,000 additional exemption |
| City of Minneola | Up to $50,000 additional exemption |

| Lady Lake | Up to $25,000 city exemption |
| Mount Dora | Up to $25,000 city exemption |
| Tavares | Up to $25,000 city exemption |
LCPA requires household-income documentation. For applicants who file federal returns, the prior year’s tax returns must be supplied. Applicants who do not file federal returns may need W-2, SSA, RRB, 1099 and other income documents.
25-year residency exemption
Lake County also describes an additional exemption for qualifying limited-income seniors who have lived in the same property for at least 25 continuous years. Additional statutory value and eligibility requirements apply.

Lake County’s official sales search allows users to research residential or commercial sales using date range, subdivision, section-township-range, sale price, living area, acreage, year built and vacant/improved status.

Lake County Agricultural Classification & Tangible Personal Property

Lake County 2026 VAB Deadlines, Filing Fee & Appeal Process
The Lake County Clerk administers the Value Adjustment Board process when an informal discussion with the Property Appraiser does not resolve an assessment, classification or exemption issue.
For exemption or classification denial petitions, the Clerk lists July 31, 2026 or 30 days after the denial letter, depending on the applicable notice.
Before filing a petition
Review the Property Record Card
Check the parcel, value, exemptions, acreage, buildings, ownership and other assessment facts.
Review the TRIM notice
Separate an assessment dispute from a proposed tax-rate complaint. The VAB cannot simply change tax rates set by taxing authorities.
Request an informal conference
The Clerk recommends contacting the Property Appraiser first when market or assessed value appears incorrect.
Prepare evidence
Use relevant evidence such as comparable sales, property-condition information, factual corrections, exemption documents or agricultural records.
File through the Clerk
Online, in-person, mail and designated drop-box filing options are available under the Clerk’s current VAB instructions.
After opening this link
- Check the filing deadline for your petition type.
- Open the VAB online portal or petition form.
- Review the required filing fee.
- Include supporting documentation.
- If filing late, include documentation supporting your good-cause claim.

- Property location
- Market and assessed values
- Taxable values
- Exemptions and property characteristics
Use Clerk Official Records For
- Deeds
- Mortgages and satisfactions

- Notices of commencement and other recorded documents
Lake County’s public research resources extend well beyond modern digital records. The Clerk states that its public research collection includes official land-record material dating back into the 1800s.

- Open the Lake County Official Records search.
- Search all reasonable party-name variations.
- Review the actual recorded document, not only the index.
- Order certification only if the receiving party requires it.
Property Search Details That Change Across Clermont, Leesburg, Mount Dora & Rural Lake County
Clermont
A Clermont mailing address does not always mean the parcel is inside Clermont city limits. Check the “City” and millage information on the Property Record Card before estimating taxes.
Minneola
Minneola currently participates in Lake County’s higher local limited-income senior exemption amount, making the taxing jurisdiction especially relevant for qualifying seniors.
Leesburg
Use parcel, AltKey and tax-district information when comparing properties because the mailing address alone does not explain every taxing authority on a bill.
Mount Dora & Tavares
Qualifying limited-income seniors should check both county and municipal exemption treatment rather than assuming each taxing authority provides the same reduction.
Lady Lake
Properties near The Villages area should be verified by county and parcel because The Villages extends across multiple counties.
Rural & Lakefront Property
Vacant acreage, agricultural property and waterfront parcels often require the Property Record Card, Lake County Connect, tax maps and recorded documents to be reviewed together.
When You Need a Public Records Request — and When You Probably Do Not
The Lake County Property Appraiser advises that a formal public-records request is generally unnecessary for ordinary parcel information because most appraisal data is already available online.
Usually Search Online First

- Assessment values
- Property characteristics
- Sales information
- Tax-roll reports
- GIS and map data
Public Records Request May Help With

After opening this link
- Check whether normal property search already contains the information.
