St. Johns County Homestead Exemption, 2026 Amount & Filing Rules

For 2026, the St. Johns County Property Appraiser states that the total Florida homestead exemption can be $51,411 for a homeowner eligible for the full benefit.

The first $25,000 applies to property taxes including school taxes. The inflation-adjusted additional $26,411 applies to qualifying assessed value between $50,000 and $75,000 and does not apply to school taxes.

Before filing homestead

  • The property must be your qualifying permanent residence as of January 1 of the application year.
  • Confirm that the Property Appraiser record reflects you as the current owner.
  • Allow time after closing for the county to process an ownership change.
  • Prepare the identification and residency information requested by the official application.
  • If the property is held in trust, additional trust documentation may be required.
  • If applying for portability, owners from the prior homestead who also own the new homestead may need to complete the application together.
Important filing detail: the standard deadline is March 1. Because March 1 fell on a weekend in 2026, the official 2026 deadline moved to Monday, March 2.

Additional exemptions

Separate benefits may be available for qualifying seniors, widowed owners, blind or disabled residents, veterans, surviving spouses, first responders and certain institutional or property-use categories.

Senior exemption: St. Johns County lists an additional exemption of up to $50,000 for qualifying homeowners age 65 or older on January 1 who also satisfy the applicable limited-income requirement. Contact the office for the current income limit before relying on an older figure.

Agricultural Classification

Only land primarily used for a bona fide agricultural purpose qualifies for agricultural classification. Classification is separate from zoning.

Use the current agricultural application and supporting documentation when seeking classification.

Tangible Personal Property

Businesses with reportable tangible assets may need to file a DR-405. The normal filing deadline is April 1.

The office also provides an extension-request process and online filing from the TPP record card.
