Martin County GIS: Property Appraiser Interactive Parcel Map & Search

Martin County, Florida · 2026 Map Guide
Property Appraiser: Jenny Fields, CFA Official parcel map: MC Maps Help: 772-288-5608

The official Martin County Property Appraiser map is the county’s MC Maps parcel viewer at geoweb.martin.fl.us/general. It is useful when a standard property record does not give enough geographic context.

You can locate parcels by address, owner or parcel number, move from the map to the Property Appraiser record, identify surrounding parcels, build a distance buffer and create mailing labels for selected properties.

For a single property’s values, exemptions or ownership record, use the Property Appraiser’s Real Property Search alongside the map. The two tools complement each other but answer different questions.

How to Search the Martin County Property Appraiser Map

The Property Appraiser’s official MC Maps instructions use a parcel-search panel with search choices for address, owner, parcel number and location-based research.

Open Official Martin County GIS Map
1

Start with the strongest identifier

Use a parcel number when you already know it. Otherwise use the address or owner search. Location tools are better when you want to select an area rather than a known parcel.

2

For an address, enter the street number and street name

The official MC Maps instructions describe using the Address tab, entering the street number and street name, then running the search.

3

Confirm the highlighted parcel

When an address match is found, MC Maps zooms to the parcel and identifies the matching real estate record. Confirm the PCN, owner and address before doing further research.

4

If there is no match, change the search method

First check for a typing error. If the address still returns no result, use Owner, Parcel # or Location rather than repeatedly submitting the same address.

After opening MC Maps
  1. Open the parcel-search controls.
  2. Choose Address, Owner, Parcel # or the location-based option that matches your task.
  3. Search for the property.
  4. Confirm the PCN and site address in the result before selecting nearby parcels or using map tools.
  5. Open the linked Property Appraiser record when you need assessment details rather than only map context.

03 · Understand the Result

What Appears After You Find a Parcel in MC Maps?

The official map instructions describe a result panel containing general parcel information such as the Parcel Control Number (PCN), owner and address.

Property Appraiser Record

The map provides a route back to the Martin County Property Appraiser property card. Use that record for owner, legal description, acreage, property-use information, values and recent sale details.

County Property Information

The map also connects property research with Martin County’s broader information lookup, which can provide planning, flood, utility and other government context.

Better workflow: use MC Maps to answer “where is this parcel and what surrounds it?” Then use the Real Property Search to answer “what does the Property Appraiser record say about this parcel?”
Open Real Property Search
After opening Real Property Search
  1. Search by Parcel ID, Account Number, subdivision, address or Owner Last Name.
  2. Open the same parcel you confirmed on the map.
  3. Check site address and ownership before reviewing values.
  4. Review land, building, sale, assessment and exemption information as needed.
  5. Keep the Parcel ID or Account Number for later county or tax searches.

04 · Buffer Nearby Parcels

Use the MC Maps Buffer Tool to Find Properties Around a Selected Parcel

One of Martin County’s more useful GIS features is the parcel buffer. The Property Appraiser publishes instructions for selecting parcels within a specific distance and turning the result into a mailing-label list.

1

Find the subject property first

Search the address or parcel and confirm that MC Maps has highlighted the correct location.

2

Open the Location search tools

The official instructions direct users to the Location tab for area-based parcel selection.

3

Choose Buffer Graphic and a distance

Enter the buffer distance and choose the available unit of measurement, such as feet or meters.

4

Select the subject parcel

Use the point-selection tool on the parcel. MC Maps then identifies parcels overlapping the selected buffer and lists them in the results.

5

Export mailing labels when needed

The official workflow provides an envelope-style mailing-label export that creates owner names and mailing addresses in standard Avery 5160 format.

Public-record exemption limitation: Martin County’s map-label instructions state that owners protected by applicable public-record exemptions may not appear in the exported label file. Do not assume an export is a complete legal-notice ownership list.

06 · GIS Data Downloads

Download Martin County Parcel GIS Data for ArcGIS, QGIS or Database Work

The Property Appraiser publishes GIS downloads for users who need more than an interactive browser map. Current downloadable GIS packages include parcel-related shapefiles and geodatabases built from the Property Appraiser’s Real Master, Real Land and Real Improvement data.

Dataset What It Contains 2026 Update Shown
Real Master GIS Core parcel, owner, land-use, subdivision, address and assessment-related fields GIS package dated August 25, 2026
Real Land GIS Residential, commercial and agricultural-classified land data GIS package dated August 25, 2026
Real Improvement GIS Building and improvement information linked with real property GIS package dated August 25, 2026
Ownership / transfer CSV data Owners, sales, legal descriptions, exemptions and related CAMA fields Several downloadable files dated September 9, 2026
Open Official GIS & Data Downloads
After opening Data Downloads
  1. Decide whether you need a ready-made report, tax-roll/CAMA export or GIS package.
  2. Check the displayed file-update date before downloading.
  3. For spatial analysis, use the GIS Data section.
  4. For tabular analysis, use the Real Master, Owners, Transfers, Land or other CSV downloads.
  5. For one property only, return to Real Property Search rather than downloading a countywide file.
Data-refresh detail: the Property Appraiser says tax-roll value exports are updated after the preliminary roll around July 1 and again around final certification, while ownership data should generally be within about a month of recorded information. Corrections in Real Property Search can be more current than a bulk file.

07 · Flood, Zoning & County Layers

Do Not Force Flood, Zoning and Utility Questions Through the Property Appraiser Map

For planning and due-diligence questions, Martin County’s broader government maps provide information that the appraisal map is not designed to decide.

Property Information Lookup

Search by owner, address, account number or PCN to review available flood, land use/zoning, wind speed, school, utility, solid-waste and elected-official information.

Open Property Information Lookup

FEMA Flood Zones

Use Martin County’s flood resources to determine the FEMA flood zone and check whether an elevation certificate is available.

Open Flood Information

The Martin County General Map is another official entry point for county property and geographic information.

Flood zone is not evacuation zone. Martin County treats these as different systems. FEMA flood zones describe flood risk, while evacuation zones are used for emergency storm-surge evacuation decisions.

08 · Data Limits

What the Martin County Property Appraiser Map Cannot Prove

The Property Appraiser states that its property and map data is compiled for governmental property-assessment purposes. It is not a certified determination of ownership, boundaries or market value.

Good Uses for MC Maps

  • Confirming the general parcel location
  • Reviewing adjacent and nearby parcels
  • Researching subdivision context
  • Finding a Property Appraiser record from a map result
  • Creating a parcel buffer
  • Building a preliminary mailing list
  • Exploring vacant, waterfront or rural property context

Use Another Source For

  • Certified survey boundaries
  • Fence or easement disputes
  • Legal ownership conclusions
  • Title insurance decisions
  • Final zoning approval
  • Building-permit authorization
  • Final flood-insurance determinations
2026 value caution: as of this review, the Property Appraiser’s published Property & Map Searches disclaimer still states that values presented through that data are certified for the 2025 tax roll, reflecting conditions as of January 1, 2025. Martin County has separately published its 2026 preliminary tax-roll certification. Do not assume every value displayed in a map layer is a final certified 2026 value.

09 · 2026 Context

Current Martin County Property Data Context for 2026

96,883 Real Property Parcels

The Property Appraiser’s current county statistics report 96,883 real-property parcels across Martin County.

$41.6 Billion Preliminary Taxable Value

The Property Appraiser reported an estimated 2026 preliminary taxable value of approximately $41.6 billion for local taxing-authority budgeting.

2026 SOH Cap: 2.7%

The office lists the 2026 Save Our Homes cap at 2.7% for qualifying homestead-assessed value. That cap applies to assessed value, not directly to the final tax bill.

If you are using GIS information for a tax-value review, confirm the tax year and whether you are viewing certified, preliminary or subsequently corrected data before comparing parcels.
