St. Lucie County Property Search: PA Records, Parcel Map & GIS Tools

St. Lucie County, Florida · Updated 2026
Property Appraiser: Michelle Franklin, CFA Main Office: Fort Pierce Phone: 772-462-1000

The official St. Lucie County Property Appraiser search lets you find real property by site address, owner or parcel ID, then open the property’s Record Card, TRIM notice or map directly from the results.

The county’s GIS search goes further: it can display parcel details, value history, exemptions, permits, special assessments, sale history and comparable-sale tools. The Property Appraiser also provides separate searches for tangible personal property and commercial real estate.

If your goal is to pay taxes or verify a deed, use a different office. The Property Appraiser determines value and administers exemptions; the Tax Collector handles bills and payments; the Clerk maintains deeds, mortgages, liens and the Value Adjustment Board process.

03 · Property Record Card

What to Check Inside a St. Lucie County Property Record Card

From the real estate search results, use the teal Record Card action to open detailed parcel information. Do not stop at the owner name; several fields can materially affect how you interpret the assessment.

Identity

  • Parcel ID
  • Site address
  • Owner information
  • Legal description

Assessment

  • Just market value
  • Assessed value
  • Taxable value
  • Assessment reductions

Property History

  • Exemptions
  • Sale history
  • Improvement information
  • Recorded-deed reference where available
Do not confuse these values: just/market value is not the same as assessed value, and assessed value is not necessarily the same as taxable value. Assessment caps and exemptions can create substantial differences between them.

Why a buyer should not rely on the seller’s taxable value

A change in ownership can remove the prior owner’s exemptions and assessment caps. The Property Appraiser reassesses property as required by Florida law, so a purchaser’s future taxable value can differ materially from the figure shown for the previous owner.

For a rough buyer estimate, use the Property Appraiser’s tax estimator rather than multiplying the seller’s current tax bill.

Open St. Lucie Tax Estimator
Before using the tax estimator
  1. Decide whether you are transferring Florida homestead portability.
  2. For a first-time owner or new construction, enter the expected market value or sale price and property location.
  3. For portability, have the former home’s market and assessed values plus the new home’s expected price.
  4. Remember that the current estimator states it uses known 2025 millage rates.
  5. Treat the result as an estimate and not as the final 2026 tax bill.

04 · Map & GIS

How to Use the St. Lucie County Property Appraiser Map & GIS Search

The GIS search is useful when a written property record does not provide enough location context. The county map can search by parcel ID, site address or owner, then open a report with detailed property information.

Open Official St. Lucie Property Map
1

Open Basic Search

Use the search area at the top of the map and search with the parcel ID, site address or owner.

2

Select the matching parcel

The map displays an information box over the parcel and a results panel. Confirm the parcel before opening detailed data.

3

Open View Report

The report can provide parcel, owner, legal-description, value-history, exemptions, improvements, permits, land lines, special assessments and sale-history information.

4

Use map tools only for research

Measurement, aerial imagery and parcel outlines are useful for context, but the Property Appraiser expressly warns that map data should not replace a survey.

Comparable Sales

The map includes a comparable-sale function that can populate qualifying sales in the search results and on the map.

Measure

GIS measurement tools can calculate map distance and area in selectable units for preliminary research.

Export Parcels

You can select an area on the map and export the resulting parcel list in supported downloadable formats.

GIS limitation: do not use a Property Appraiser map to settle a fence, easement, setback or legal-boundary dispute. Use a professional survey and the relevant recorded documents when precise legal boundaries matter.

05 · Search Troubleshooting

St. Lucie Property Search Tips for Zero Results and Difficult Addresses

St. Lucie’s official website documents several search behaviors that are especially useful for local street names and parcel IDs.

Search Problem Official Search Fix
Full address gives zero results Try only the street name without the number, directional or street type. A partial street name can also return matching streets.
Owner name gives zero results Use a partial first or last name when you are unsure of the exact spelling.
Parcel ID gives zero results Parcel IDs can be entered with or without dashes. The system can search using the first seven digits if you are unsure about the ending.
Searching a U.S. 1 property Include “US HWY” or “US HWY 1” in the search criteria.
Searching Avenue A, Avenue D, etc. Spell out “Avenue.” The official help page warns that abbreviations such as Ave or AV may not return the desired result.
Searching 2nd Street or 23rd Street Use the numerical street format — for example “2nd” or “23rd” — rather than spelling out the number.
Port St. Lucie example: if a full address such as a numbered SE Port St. Lucie Boulevard address fails, the Property Appraiser recommends trying a broader street-name search such as “Port St Lucie” and then narrowing the matching results.

06 · Sales & Commercial Research

Search Property Sales, Export Results and Review Commercial Parcels

Real estate professionals, buyers and researchers can use more than the standard parcel lookup. St. Lucie’s search system includes a dedicated sales search plus spreadsheet and mailing-label export tools.

Sales Search

Enter minimum and maximum sale prices, then narrow results using options such as sale-date range, land use and subdivision.

Excel Export

Search results can be exported to Excel when you need additional sorting or your own mail-merge workflow.

Mail Labels

The website can generate mailing labels from search results in PDF format using the county’s supported Avery-style label layout.

Commercial Visual Search

The Property Appraiser also provides a Commercial Visual Search that groups commercial property by category and shows each category’s parcel count and total just value before linking to individual commercial parcels.

07 · Homestead & Exemptions

2026 St. Lucie Homestead Exemption, Save Our Homes & Portability

St. Lucie County’s current guidance states that qualifying homestead owners can receive an exemption reducing taxable value by up to $51,411. A partial exemption may apply when the applicant owns less than 100% of the property.

Homestead Filing January 1–March 1
2026 SOH Cap 2.7%
Portability Maximum $500,000
2026 Senior Income Limit $38,686

The regular 2026 filing period has passed, but the office accepts pre-filing for the succeeding year. If you bought or established a new permanent residence during 2026, review the requirements now rather than waiting until the 2027 deadline approaches.

Basic homestead information to prepare

  • Florida driver’s license
  • Social Security number for the applicant and spouse as required
  • Permanent Resident Alien Card when applicable
  • Complete trust documentation if the property is titled in a trust
  • Date permanent Florida residency began
  • Date of occupancy
  • Previous exemption information
  • Address used for the last income-tax return
Review Official Exemption Requirements
After opening the exemption page
  1. Confirm you meet the January 1 ownership and permanent-residence rules for the tax year.
  2. Review the documents required for each applicant.
  3. If filing for an additional exemption, check its separate age, disability, veteran or income rules.
  4. Use the official online application or visit one of the two Property Appraiser offices.
  5. If the office needs additional information, respond to the request so the application can be completed.

Portability

Qualifying Florida homeowners may transfer all or part of a prior Save Our Homes assessment difference to a new homestead. St. Lucie states that the prior property must have received homestead exemption in one of the three preceding tax years and the maximum transferable amount is $500,000.

08 · TRIM & 2026 VAB

Find Your 2026 TRIM Notice and Understand the September 8 Appeal Deadline

A TRIM notice is the annual Notice of Proposed Property Taxes. It is not a tax bill. It shows the property’s current value, exemptions, assessment reductions, proposed tax rates and information about taxing-authority budget hearings.

For 2026, both the Property Appraiser and Clerk list September 8, 2026 as the timely VAB petition deadline. Because that date has passed, a late petition now requires a good-cause determination rather than an automatic extension.

How to find your TRIM notice online

1

Search your property

Use site address, parcel ID or owner name in the official Real Estate Search.

2

Select the correct parcel

Confirm the address and parcel ID so you do not open another owner’s notice.

3

Choose the teal TRIM action

The search results include a TRIM button alongside Record Card and Map.

4

Review Page 2 carefully

Page 2 shows market value, assessed value, exemptions, taxable values and assessment reductions such as Save Our Homes or portability.

Open Official TRIM Guide
Missed September 8? The Clerk states that late petitions may be considered only when the petitioner supplies a written explanation and supporting information showing good cause for missing the statutory deadline.

2026 VAB filing costs and evidence

VAB Item 2026 Current Information
Timely petition deadline September 8, 2026
Standard online petition filing fee $50 per petition
Portability petition fee $15
Certain exemption / tax-deferral denials The Clerk instructs taxpayers in specified denial cases to file by mail or in person rather than online; those petition types may not be subject to the standard filing fee.
Petitioner evidence Provide the evidence list and copies to the Property Appraiser at least 15 days before the scheduled hearing.
Open 2026 St. Lucie VAB Portal
After opening the 2026 VAB portal
  1. Confirm that your petition type is eligible for online filing.
  2. Have the parcel or account ID ready.
  3. Complete the appropriate petition and provide a valid email address.
  4. Pay the applicable fee when required; the portal states a petition is not considered filed until the required fee is received.
  5. Save the emailed petition number, transaction number and password.
  6. Use those credentials later to track status and upload or review evidence.

09 · Property Taxes

Use the Tax Collector for the Final Bill, Payment & Delinquent Status

The Property Appraiser creates the assessment roll; the St. Lucie County Tax Collector handles collection. Tax notices are mailed on or before November 1, taxes are due by March 31, and unpaid real estate taxes become delinquent April 1.

Payment Month Regular Early-Payment Treatment
November 4% discount
December 3% discount
January 2% discount
February 1% discount
March No discount; pay by March 31
April 1 Unpaid taxes become delinquent

Online payment fees

The Tax Collector currently lists a third-party fee of $0.50 for e-check on non-DMV transactions and 2.5% for credit-card payments on most online services. Review the fee displayed before submitting payment because payment-provider charges can change.

Open Official Online Tax Payment Information
Before paying property tax online
  1. Search the correct real-estate tax account.
  2. Verify the owner, property and tax year.
  3. Check the amount due and any applicable discount.
  4. Review the payment-method convenience fee.
  5. Save the payment confirmation for your records.

10 · Deeds & Official Records

Use the Clerk for Deeds, Mortgages, Liens and Recorded Ownership History

The Property Appraiser tracks ownership for assessment purposes, but legal property documents are recorded by the St. Lucie County Clerk. The Clerk’s online system includes official records from 1985 to the present and separate historical deed resources.

Property Appraiser Record

  • Current tax-roll owner
  • Parcel and site information
  • Assessment values
  • Exemptions
  • Property characteristics

Clerk Official Records

  • Deeds
  • Mortgages
  • Liens and satisfactions
  • Plats
  • Judgments
  • Certificates of title
Open St. Lucie Official Records
After opening Official Records
  1. Choose the current Official Records search when researching modern deeds or liens.
  2. Search the party name and narrow the date range when possible.
  3. Open the matching document record and confirm its document type.
  4. Use the Clerk’s e-certified record service when an electronically certified copy is required.
  5. Contact the Clerk’s Research or Recording Department if the required document is not available online.
Deed solicitation warning: the Property Appraiser warns that private companies may mail offers to sell copies of deeds. Those companies are not the county. A deed can often be viewed through the Clerk’s official records or through the property record’s recorded-document information.

8. How much is the St. Lucie County homestead exemption in 2026?

The Property Appraiser’s current guidance states that qualifying residents can receive an exemption reducing taxable value by up to $51,411. Eligibility depends on ownership and permanent-residence requirements, and a partial exemption can apply when ownership is less than 100%.

9. Does the St. Lucie tax estimator show my final 2026 property-tax bill?

No. The Property Appraiser states that its current estimator is based on user-entered information and known 2025 millage rates, and it excludes non-ad valorem assessments. Use it for planning, then use the Tax Collector for the final bill and payment status.

10. Where should I search for a St. Lucie County deed or lien?

Use the St. Lucie County Clerk’s Official Records search for deeds, mortgages, liens, plats, judgments and other recorded instruments. The Property Appraiser owner field is useful for tax-roll research but does not replace the recorded legal documents.
