Brazoria CAD Property Search: Free Records, Parcel Map & 2026 Appraisal Help
The free Brazoria County appraisal district property search lets you look up taxable residential, commercial, industrial, mineral, manufactured-home and business-personal-property accounts maintained by the appraisal district.
One important 2026 change: the agency many residents still call the Brazoria County Appraisal District officially changed its name to Brazoria Central Appraisal District (BCAD) on January 1, 2026. The appraisal, exemption and protest responsibilities did not change.
Use the public search when you need an owner name, situs address, Property ID, Geographic ID, legal description, appraisal value, exemption information or tax-year history. Use the separate map, Taxpayer Portal, Tax Office or County Clerk only when the next task requires it.
Brazoria CAD, Tax Office or County Clerk: Who Handles What?
Finding the property is only the first step. Texas separates appraisal, taxation and recorded land documents between different offices.
| What You Need | Responsible Office | Official Starting Point |
|---|---|---|
| Owner, address, Property ID or value | Brazoria Central Appraisal District | BCAD Property Search |
| Parcel map, subdivision, taxing-district boundaries | BCAD Mapping Department | Official Mapping Resources |
| Homestead or another exemption | BCAD | Residence Homestead Information |
| Appraisal protest | BCAD / Brazoria ARB | Taxpayer Portal |
| Property-tax balance or payment | Brazoria County Tax Assessor-Collector | Official Tax Search |
| Deed, mortgage, lien or certified recorded copy | Brazoria County Clerk | County Clerk Record Search |
How to Search Brazoria CAD by Owner, Address, Property ID or Geographic ID
The public eSearch system supports simple owner and address searches plus much deeper filters for subdivision, abstract, neighborhood, property type, mobile-home park and appraisal-review information.
Open the official BCAD eSearch
The basic property lookup is public. You do not need the separate protest portal just to research an account.
Open Official Brazoria CAD SearchStart with the strongest identifier
Property ID is usually the cleanest exact match. If you do not have it, search the property address or owner name.
Simplify searches that return nothing
BCAD specifically recommends using fewer address details, such as only the street name, or trying only a first or last name when an owner search fails.
Use Advanced Search when results are too broad
Add subdivision, abstract, condo, neighborhood, property type, Owner ID, Geographic ID or another field only after the basic search is too broad.
Verify the tax year and parcel
Match the situs address, Property ID, Geographic ID, legal description and owner before relying on value or exemption information.
After opening the official property search
- Choose the Owner, Address, ID or Advanced search method.
- Enter only enough information to identify likely matches.
- Open the correct result and confirm the Property ID.
- Check that the selected tax year matches the year you need.
- Save the Property ID and Geographic ID for map, tax or protest follow-up.
| Search Field | Best Use | BCAD-Specific Tip |
|---|---|---|
| Owner | Finding property associated with a person or entity | The search example uses last name followed by first name. |
| Address | Homeowners and buyers | For street-name searches, BCAD says not to enter prefix, suffix or unit numbers in the Street Name field. |
| Property ID | Exact appraisal-account lookup | Useful across appraisal, homestead and protest workflows. |
| Geographic ID | Parcel and mapping cross-reference | Keep it when comparing appraisal records with GIS or legal-description information. |
| Subdivision / Abstract | Subdivision lots, acreage and rural tracts | Useful when an address does not uniquely identify the tract. |
| Tax Year | Historical appraisal comparison | Do not compare values from different years without checking the year selector. |

Why BCAD square footage can differ from a listing or appraisal
BCAD says its residential measurements are taken from the exterior and individual measurements are rounded to the nearest foot. That can produce a reasonable difference from an interior measurement or a measurement taken to the inch.
Attached garages are not counted as living-area square footage, although they are valued separately. Living area above an attached garage is included in living area; living area above a detached garage is valued separately rather than included in the dwelling’s living-area total.
Brazoria CAD Map: Parcels, MUDs, Drainage, School Districts & More
BCAD’s mapping resources are particularly useful in Brazoria County because nearby properties can fall into different municipal, school, drainage, emergency-service, college, utility or other special-district boundaries.

Download 2026 Brazoria Tax Roll and GIS Data
Researchers who need more than one parcel do not have to scrape individual search results. BCAD publishes bulk property and GIS data directly.
2026 Certified Roll
BCAD’s download page lists certified 2026 real-property, manufactured-home and mineral roll data.
GIS Downloads
Parcel, road, city-limit, subdivision, school, MUD, drainage and other spatial files are available in downloadable formats.

BCAD states that GIS and data exports on its download page are updated monthly.
After opening the data-download page
- Choose GIS when you need parcel or district boundaries.
- Choose tax-roll data for appraisal-account records.
- Confirm whether the file is preliminary, certified or supplemental.
- Check the year before merging the data with another dataset.
- Use BCAD’s GIS contact for a dataset not published on the page.
2026 Brazoria Homestead Exemption: Form, Documents, Late Filing & Audits
BCAD’s 2026 Residence Homestead Exemption Application is Texas Form 50-114. The general exemption applies to property you own and occupy as your principal residence, subject to the qualifications on the application.
Documents to prepare
- Completed Form 50-114 or the current BCAD online application
- Driver’s license or state-issued ID for each applicant as required
- An ID address corresponding to the homestead property, unless a statutory exception applies
- Recorded ownership information or supporting ownership documentation when required
- Additional documents for heir property, manufactured homes or special exemption categories
After opening the homestead page
- Confirm the property is your principal residence and that you meet the ownership rules.
- Open the current Residence Homestead Exemption Application.
- Prepare the identification and supporting documents listed for your situation.
- Submit through the BCAD method provided on the current application.
- Later check the property account or contact BCAD to confirm the exemption was processed.
2026 homestead audits
Texas now requires appraisal districts to periodically review residence-homestead exemptions. BCAD states that it will begin sending homestead-audit correspondence and that each residence homestead must be reviewed at least once every five tax years.
If BCAD does not send you an audit request, the district says you do not need to complete a new application merely because the audit program exists.
2026 Brazoria CAD Protest: Notice Date, Online Filing & ARB Evidence
BCAD’s data-download page identifies May 26, 2026 as its 2026 notice date. Under the usual Texas rule, most appraisal protests are due May 15 or 30 days after the notice of appraised value is mailed, whichever is later.
How BCAD’s online protest works
Create or open your Taxpayer Portal account
BCAD’s portal registration uses property credentials from the appraisal notice, including the Property ID and eFile PIN.
Select your protest reason
BCAD’s eProtest instructions require at least one protest reason before you can continue.
Enter your opinion of value
The online workflow requires an opinion of the property’s value before moving to the hearing-selection step.
Select the hearing information and submit
Do not stop with the appeal saved as “Pending.” BCAD warns that the protest is not filed until the Submit Appeal step is completed.
Keep the confirmation
BCAD says the system sends an email confirmation after a successful online submission. Evidence can also be added through the protest workflow.
What happens after you protest?
BCAD may conduct an informal review before the formal Appraisal Review Board hearing. If an agreed settlement is offered and properly accepted, the protest can close at the agreed value. Otherwise the matter proceeds to the ARB.
The district’s 2026 ARB procedures recommend useful evidence such as repair estimates, dated photographs, closing statements and independent appraisal reports.
From BCAD Appraisal Value to Brazoria County Property Tax Payment
BCAD determines appraisal values and exemptions. The Tax Assessor-Collector handles property-tax collection for accounts under its collection responsibility.
Search Brazoria County Property TaxesAfter opening the tax search
- Search by account number when you have it.
- Otherwise try owner name, owner mailing address or property location.
- When searching a property location, enter the street number and street name without the street type or direction.
- Confirm the correct account and tax year.
- Review payment status and the official payment options before submitting funds.
Split / Half-Pay Option
The Tax Office currently allows eligible taxpayers to pay one-half by November 30 and the remaining half by June 30 of the following year without penalty and interest when the option’s requirements are met.
Four Installments
Qualifying homesteads with an over-65, disabled or qualifying disabled-veteran exemption may use four installments due January 31, March 31, May 31 and July 31 when the statutory requirements are met.
Want the 2026 tax statement by email?
The Brazoria County Tax Office uses Form 50-843 for electronic property-tax statements. Its current instructions say the completed form should be emailed to taxoffice@brazoriacountytx.gov.

Brazoria County Appraisal District Property Search FAQs
1. Is Brazoria County Appraisal District now called Brazoria Central Appraisal District?
Yes. The Board approved the name change in September 2025, and it took effect January 1, 2026. The agency is now officially Brazoria Central Appraisal District, but its statutory appraisal and exemption responsibilities remain the same.
2. Is the Brazoria CAD property search free?
Yes. The official BCAD eSearch is a public research tool for taxable property accounts. A separate Taxpayer Portal account is needed only for certain owner-specific actions such as electronic communications or online protest activity.
3. How do I search Brazoria CAD when a property address gives no result?
Simplify the query. BCAD recommends trying only the street name when an address search fails. Its Street Name field also instructs users not to enter prefixes, suffixes or unit numbers.
4. What information should I save after finding a Brazoria property?
Save the Property ID and Geographic ID, then confirm the situs address, owner, legal description and tax year. Those identifiers are useful when moving between appraisal, mapping, tax and protest resources.
5. Can I use the BCAD parcel map as a property survey?
No. BCAD states that its GIS products are informational and show approximate relative locations. They are not on-the-ground surveys and should not be used as legal, engineering or surveying determinations.
6. Why might BCAD’s square footage differ from my home’s listing?
BCAD measures residential buildings from the exterior and rounds individual measurements to the nearest foot. Attached garages are valued separately rather than counted as living area, which can also create differences from builder, MLS or interior measurements.
7. What was the regular 2026 Brazoria homestead exemption deadline?
Texas Form 50-114 states that residence-homestead applications are generally due by April 30. The same form allows many late residence-homestead applications to be filed up to two years after the normal filing deadline.
8. What was the normal 2026 Brazoria property-value protest deadline?
BCAD lists May 26, 2026 as its 2026 notice date. Under the usual Texas rule of May 15 or 30 days after the notice is mailed, whichever is later, a May 26 notice corresponds to June 25, 2026. Property owners should use the deadline printed on their individual notice because special protest deadlines can differ.
9. How do I know whether my BCAD online protest was actually filed?
BCAD warns that an appeal left in Pending status has not been submitted. Complete the Submit Appeal step. The district says a successfully submitted online protest generates an email confirmation and appears in the portal’s appeal information.
10. Where do I pay Brazoria County property taxes?
Property-tax payments are handled by the responsible tax collector, not by BCAD. For accounts collected by the Brazoria County Tax Assessor-Collector, use the county’s official property-tax search and payment system.
