Okeechobee County Property Appraiser 2026: Search, Map & Records

Okeechobee County Property Search, GIS Map, Homestead & 2026 Records

Okeechobee County, Florida · Updated 2026
Property Appraiser: Mickey L. Bandi, CFA Main Office: Okeechobee Phone: 863-763-4422
Reviewed Against Current Okeechobee County & Florida Government Sources

The Okeechobee Property Appraiser website is the official starting point for searching county real-property records by owner name, street address, parcel number or Alt Key. Its advanced search can also filter by acreage, subdivision, property use, year built and sale information.

The public system currently displays 2026 preliminary assessment values. These values can change before the tax roll is finalized, so homeowners reviewing a TRIM notice or preparing an appeal should confirm the current parcel record directly with the Property Appraiser.

The Property Appraiser values property and administers exemptions. The Okeechobee County Tax Collector handles tax bills and payments, while the Clerk maintains Official Records and administers the Value Adjustment Board petition process.

Independent publication: Property-Appraisers.org is not the Okeechobee County Property Appraiser, Tax Collector, Clerk of Court or Value Adjustment Board. Official agencies control assessment records, exemptions, taxes, deeds and legal filing deadlines.

03 · GIS Map

Okeechobee County GIS Map: Parcel Location & Land Research

The Property Appraiser GIS is useful for locating rural parcels, reviewing approximate parcel shape and connecting an appraisal record to its geographic location.

Useful GIS Tasks

  • Confirm general parcel location
  • Review neighboring parcels
  • Research acreage and rural land
  • Connect parcel IDs to map location
  • Review available property information
  • Use buffer tools for nearby-parcel research

Do Not Use GIS As

  • A certified survey
  • A legal title search
  • Proof of an exact boundary
  • Proof of legal access
  • A final zoning determination
  • A substitute for recorded documents
Open Official Okeechobee GIS
Official GIS limitation: the Property Appraiser expressly states that the GIS map is not a survey and must not be used for a title search or other official legal purpose.

04 · 2026 Preliminary Values

How to Read Okeechobee County Market, Assessed & Taxable Values

The current public-access system displays 2026 preliminary values. Those numbers are useful for review, but the Property Appraiser warns that they remain subject to change before final certification.

Just / Market Value

The Property Appraiser’s estimate of market value for assessment purposes before applicable assessment limitations and exemptions.

Assessed Value

The value after applicable Save Our Homes, non-homestead caps or agricultural-classification treatment is considered.

Taxable Value

The assessed value remaining after exemptions applicable to the particular taxing authority are deducted.

Buyer warning: do not estimate your future property taxes by copying the seller’s assessed value or tax bill. A transfer can remove the seller’s exemptions and assessment limitation for the following tax year.

05 · Homestead & Save Our Homes

Okeechobee County Homestead Exemption for 2026

For tax year 2026, Florida’s full residence-homestead exemption can reach $51,411 for a qualifying property. The first $25,000 applies to all property taxes, including school taxes. The inflation-adjusted additional exemption is $26,411 and applies to qualifying non-school assessed value.

First Homestead Amount $25,000
2026 Additional Amount $26,411
2026 Maximum $51,411
Published Filing Date March 1

Okeechobee County publishes March 1 as the regular filing deadline for exemptions and renewals. To qualify for a new homestead exemption, the property must meet Florida’s ownership and permanent-residence requirements as of January 1 of the applicable tax year.

What first-time applicants should prepare

  • Property description from the deed or tax bill
  • Florida driver’s license with the correct residence address
  • Florida vehicle-tag information
  • Social Security number for required applicants
  • Mobile-home or RV title/registration when applicable
  • Resident Alien documentation when applicable

How online homestead filing works in Okeechobee County

The Property Appraiser currently provides online homestead filing through the parcel record. Search for the property, open the parcel details and choose the Apply for Homestead Exemption option.

Current-year filing question? Because the regular 2026 filing period has passed, contact the Property Appraiser about late-filed exemptions or prepare for the next qualifying tax year rather than assuming no filing option remains.

Save Our Homes & portability

After a qualifying property receives homestead exemption, annual assessed-value growth is generally limited to the lower of 3% or the applicable CPI change, excluding qualifying new improvements and other statutory exceptions.

Florida portability can allow an eligible homeowner to transfer up to $500,000 of Save Our Homes assessment difference to a new qualifying Florida homestead. Okeechobee lists Form DR-501T for this purpose.

06 · Agricultural Property

Okeechobee Agricultural Classification: A Major Local Property Issue

Agricultural classification is particularly important in Okeechobee County because of the county’s ranching, pasture, livestock and agricultural land base.

Florida law and the Property Appraiser require the land to be used primarily for a bona fide commercial agricultural purpose. Owning acreage by itself does not automatically qualify land for agricultural classification.

Assessment Date January 1
Application DR-482
Filing Deadline March 1
Ownership Change New Application
Important Okeechobee rule: agricultural classification is not transferable. When agricultural land is sold or transferred to a new owner, the new owner must file a new application if the land is to continue receiving agricultural classification.

07 · Business Property

Tangible Personal Property Returns & Business Assets

Okeechobee County businesses can have taxable tangible personal property such as machinery, equipment, furniture and other business assets that are not real estate.

Regular Return

Okeechobee lists April 1 as the regular filing deadline for Form DR-405 tangible personal property returns.

Florida TPP Exemption

Qualifying accounts can receive Florida’s $25,000 tangible personal property exemption, subject to statutory filing and eligibility rules.

Missed return: the Property Appraiser explains that when a required return is not filed, the office must place an assessment on the property. That estimated assessment does not remove the taxpayer’s responsibility to file an accurate return.

08 · 2026 Value Adjustment Board

Okeechobee County 2026 VAB Deadline, Fee & Filing Location

2026 deadline: the Okeechobee County Clerk states that the deadline to file a 2026 Value Adjustment Board petition is September 18, 2026. The Clerk’s office closes at 5:00 PM.
Deadline September 18, 2026
Single-Parcel Fee $50
VAB Room Room 222
VAB Phone 863-763-4559 x2100

The VAB can hear complaints involving property assessments, denial of an exemption or classification, and certain tax-deferral decisions.

1

Review your parcel and TRIM notice

Confirm the value, exemptions, land data, building information and property use before deciding what you are challenging.

2

Contact the Property Appraiser when appropriate

An informal review can clarify factual or valuation issues, but do not allow discussion with the office to cause you to miss the VAB filing deadline.

3

Complete Form DR-486

Okeechobee County currently accepts original VAB petitions by mail or in-person delivery.

4

Pay the filing fee

The Clerk lists a $50 fee for each separate parcel. Different rules and additional joint filing fees apply to qualifying joint petitions.

5

Prepare for the hearing

The Clerk says VAB hearings generally begin in mid-October and hearing notice is provided at least 25 days before the scheduled hearing.

Where to File the 2026 Petition

304 NW 2nd Street
Okeechobee, FL 34972

Remote-hearing limitation: Okeechobee County’s current VAB instructions state that VAB hearings are not conducted remotely.

09 · Tax Bills & Payments

Okeechobee County Property Tax Search

The Okeechobee County Tax Collector maintains a separate property-tax search. It currently supports searches by owner name, location, property number or tax-bill number, along with roll type and tax year.

Tax Search Method Practical Use
Owner Name Enter last name first; the Tax Collector recommends starting with the last name only for broader results.
Location Search by property location; choose a specific year rather than All Years.
Property Number Use the formatted property number from appraisal or tax records.
Tax Bill Number Fastest when you already have the tax statement or bill number.
Search Okeechobee Property Taxes
Do not confuse appraisal and tax records. The Property Appraiser’s preliminary 2026 value does not by itself tell you the final 2026 tax bill. Taxing authorities set millage rates, and non-ad valorem assessments can also appear on the bill.

10 · Deeds & Official Records

Where to Search Okeechobee County Deeds, Mortgages & Liens

The owner shown on an appraisal record is useful for tax-roll research, but the Property Appraiser expressly warns that its data should not be relied upon as a determination of legal ownership.

Property Appraiser Record

  • Owner shown for assessment purposes
  • Parcel ID and Alt Key
  • Property location
  • Assessment values
  • Exemptions
  • Land and building information

Clerk Official Records

  • Recorded deeds
  • Mortgages
  • Recorded liens
  • Mortgage satisfactions
  • Tax deeds
  • Other recorded instruments
Open Okeechobee Clerk Public Search
Only have a street address? The Clerk’s Official Records FAQ states that its records are not indexed by property address. Start with the Property Appraiser to identify the owner or recorded-reference information, then use the Clerk search.

12 · Okeechobee-Specific Research

Local Property Types That Need Extra Attention

Okeechobee County combines in-town residential property, lake-area communities, mobile homes, large rural tracts, ranches and agricultural land. The correct follow-up depends heavily on property type.

Ranches & Pasture

Review acreage, land use and agricultural-classification status. A prior owner’s agricultural classification does not automatically transfer after a sale.

Lake Okeechobee Area

Use parcel mapping and recorded records when researching waterfront or canal-adjacent property. GIS boundaries should not replace a survey.

Mobile Homes

Homestead applicants may need mobile-home registration or title information. Confirm how the home and underlying land are treated on the parcel.

Large Rural Parcels

Use section-township-range, acreage and property-use filters when street-address searching does not identify the tract clearly.

New Homeowners

Do not use the seller’s existing tax bill as a prediction. A new ownership can affect exemptions, Save Our Homes protection and future assessed value.

Recently Split or Transferred Land

Preliminary parcel information can change while ownership, mapping or assessment records are being updated. Confirm the latest information with the office.
